T heprojectsiteisnotservedbyaircrafttaxiw aysandram pfacilitiesandisproposedfordevelopm entw ith non-aviationland uses. T heprojectproposesspeculativeindustrialbuildingsthatw ould allow for am ix of logisticscenter usesthat could support w holesale,storage,distribution,m anufacturingand/orassem bly centers. T he conceptualsite plan,asshow n on Figure 2,identifiestw ohighcubeindustrialbuildingsw hichtotalapproxim ately 2,219,852 squarefeet:

A logisticscentercan be defined asbuildingspace used forthe interm ediate storage and distribution offreight and com m oditieson route betw een theirsource and destination. T ypicalfacilitieshave lim itedofficeareas. Eachbuildingw ould haveanorthtosouthorientationw ithtrailertruckdockdoorslocatedontherearofeachbuilding. Alltrailertruckparkingw ould beprovided onsite. Bothpassengervehicleandtrailertruckparkingw ouldbeprovidedinaccordancew ithdevelopm entcoderequirem ents.


T heproposed buildingsw ould bedesigned tocom ply w iththeheightlim itationsim posed by theFederalAviationAgency’s7:1 conicalsurfaceoftheairport,w hichbeginsattheeasternproperty line. M axim umbuilding heighton the eastern edge ofthe property closestto the runw ay (380 feetfrom the propertyline)w ouldbe43 feet,risingto45feetatthetopofthebuilding’sridgeline.T heproposedbuildingsw ouldincorporatehigherelem entsforthew esterncornersofthebuildings(am axim um of50 feet). P erim etersecurity fencingw ould beprovided adjacenttotherunw ay. Alldevelopm entw ithintheVIP 215 projectareaw illincludeallonsiteandoffsiteinfrastructurenecessary foroperationoffacilitiesatthecom pletionofdevelopm ent.

Currently,thereisnoim provedaccesstotheVIP 215projectsite.P rim aryaccesstotheprojectsitew ouldbeprovided throughtheconstructionofanextensionofVanBurenBoulevard from itscurrentterm inusattheM archFieldAirM useum andtotheprojectsite’ssoutheasternborder.T heextensionofVanBurenBoulevard,betw een itsexisting term inusand the project site,w ould be adivided M odified S econdaryHighw ay.

S econdaryaccessw ouldbeprovidedthroughtheconstructionofanew roadrunningsouthfrom thesite’ssoutheastern borderto N andinaAvenue,asan extension ofexisting W estern W ay. T hisW estern W ayextensionw ould beanundivided S econdary Highw ay w itharight-of-w ay ofapproxim ately 86 feet. T hisroadw ouldbeanoff-siteinfrastructureim provem entencom passingapproxim ately threeacres.

Currently,therearenostorm w aterfacilitiesservingtheVIP 215projectsite. S torm w atercurrentlyflow sfrom w esttoeast,beneathI-215Freew ay andacrossthesite. T heconceptualdrainageplanassum estheconstructionofasubsurfacestorm draintointerceptdrainageattheprojectsite’snorthernborderneartheexistingterm inusofVanBurenBoulevard. A secondsubsurfacestorm drainw ould beconstructedtointerceptdrainageattheexistingculvertunderI-215Freew ay. T hesetw ostorm drainsw ouldconvey off-site regionalflow sthrough and around the project site to aproposed trapezoidalchannelalong theeastern boundary ofthe project site. T histrapezoidalchannelw ould convey regionalflow sw ithoutresultinginstandingw atertotheexistingchannelnearthesoutheasternedgeoftheprojectsite.

T heVIP 215projectsiteisnotcurrentlyservedbyw ater,sew er,pow er,naturalgasortelecom m unicationsfacilities.
