What our clients sayJane & Jeff Kuhn Mr. Neal Philipow Lesley & Mike Warbrick

We recently listed our home of thirty years with the Chris Penny Team. We were very pleased with the “gentle” handling of our sale. Chris reassured us from the first meeting and we con-tinued to have wonderful service from Natasha, who promptly responded to all our questions. Chris took the time to walk us through every step of the process and Natasha provided all the sup-port when I found the process puzzling or hard to under-stand.

We would like to thank the team that works so well together for making what could have been a very stressful & traumatic expe-rience another wonderful memory on the journey we call “life”. Thank You!

Chris Penny and team did not disappoint. They were on top of it every step of the way. At no point was I not able to get a hold of someone or feel like I didn’t know what was going on. The email feedback system was particularly impressive as it let you know not only how many showings you had and when, but also how they went. I liked knowing if the house was showing well and should there be something that was getting negative at-tention, I would know about it through the feedback and have the opportunity to do something about it. Anyway, I sold the house in roughly six days when many others were taking well over a month. Would definitely list with Chris again!

Thanks!

Chris Penny and his team are excellent at looking after our real estate needs. Chris is very knowledgeable about the current real estate market and knows how to price a property for sale so that it isn’t over priced or under priced.

The entire Chris Penny Team goes over and above when it comes to servicing their clients. They are avail-able 24-7.

Angela Snow was an ab-solute pleasure to deal with and makes the entire process much more manageable.

Thank you for helping us find our awesome new property!

Your Home Maintenance Checklist for MarchThe condition of your home will affect everything from curb appeal and pride of ownership to repair expenses, home value and even energy efficiency. There are many tasks you should complete over the course of a year to keep your home in great condition, and it is best to tackle a few items each month. Now that the gloom and chill of winter is melting away and spring is in full bloom, you can give your home an extra touch of love by following these quick and easy home maintenance tips for March.

Home maintenance

chores can easily

accumulate if you

do not stay on top

of them.

Touch Up Your Paint Re-painting your home is a great way to freshen up the space and make it look cleaner and brighter. This may be a prime goal for you this spring, but you don’t have to waste your time, energy or money re-painting the entire space to enjoy impressive results. Instead, walk around the home with a box of small stickers. Place a sticker on each area that has a blemish or mark that requires attention. Then, spend a few hours touching up the paint in each room where you have marked with a sticker. This will give the look that your home has been freshly painted without the full effort.

Replace Your Batteries in Fire and Carbon Monoxide Detectors Replacing the batteries in both your fire detectors and carbon monoxide detectors is necessary

from time to time. So, now is the ideal time to cross this item off of your to-do list! You never know when these alarms will sound to save the day, and you certainly don’t want to find out the batteries are dead when it’s too late. Therefore, replace them now and then you don’t have to worry.

Check Your Fire ExtinguisherLikewise, you should check your fire extinguisher. Ideally, you should have a fire extinguisher on each floor of your home, such as in the kitchen or laundry room. You should ensure you know how to use it and that it is fully charged. If not, now is the time to purchase new fire extinguishers or to re-charge your existing units.

Maintain Your Garbage DisposalGarbage disposals can become

Page 7: Mar 2015 - Issue #4

7

filthy and stinky over time, and they can also lose their sharpness and become less effective at their job. When you run ice through the garbage disposal, you can sharpen the blades. You can also run slices of oranges, lemons or other acidic fruits down the garbage disposal to naturally cleanse away the grime on the blades.

Clean Your Range Hood FanYour range hood can become filthy with remnants of your cooking activities. This can create an unpleasant look in your kitchen, and an unpleasant odour and even a fire hazard. Take time to clean the fan and the hood with a de-greasing agent to keep this feature looking and smelling

great and to minimize the risk of a fire in your home.

Check Your Electrical SystemAs temperatures warm up, you may find yourself relying on your extensions cords for landscaping projects and yard work. Check your extension cords for signs of damage, and repair or replace damaged cords. Now is also a great time to test and reset all of your home’s ground fault circuit interruptor receptacles. If you need assistance with this task, go ahead and make the call to an electrician.

Re-Caulk Your Windows The final step to take to complete your March home maintenance tasks is to check the weatherstripping and seals

around your windows. This task is both easy and affordable to do. It minimizes the risk of water leakage, and it can help you to keep your home’s HVAC system functioning with peak efficiency to lower heating and cooling costs.

After you have spent so much time and effort finding the right place to call home, you understandably want to take every step possible to keep your home in great shape. Home maintenance chores can easily accumulate if you do not stay on top of them. However, by tackling a few small and easy tasks at a time from month to month, you can rest easy. Consider completing each of these important tasks this March to keep your home in excellent condition.

4 Things to Do In SudburySudbury is known far and wide for the iconic Big Nickel and the Superstack that are reminiscent of the copper and nickel mining industries that thrived in the area for decades. In fact, it is estimated that there are 5,000 kilometres of mining tunnels beneath the community that were created from days gone by. Being the largest city in Northern Ontario, the city enjoys a diverse population and amenities similarly found in other large urban areas. Sudbury also offers a variety of unique points of interest that remain popular with many all year round.

Science NorthThe facility remains Ontario’s most visited attraction and serves as a fascinating educational resource for guests of all ages. Through a variety of demonstrations, exhibits and interactive displays, Science North strives to explore the world and offer insight into topics spanning from biology to technology. On the topic of biology, exhibits provide the chance to learn more about plants, animals and insects through an outdoor forest, garden and live insect and animal presentations. One designated enclosed area houses hundreds of butterfly species from around the world and offers a glimpse into the rare transformation that the insect undergoes until it finally emerges from a chrysalis into a butterfly. A honey bee colony enables guests to see the

bees at work and explains the processes involved in locating nectar, making honey, caring for larvae and the queen. Visitors are also introduced to a resident porcupine, skunk and screech owls.

Among the other subjects presented include space exploration, planet discovery and the equipment used. Physics exhibits explain the concepts of gravity, particle movement and wave formation. The facility also houses an IMAX theatre and a planetarium.

Dynamic EarthThough located across town, the geological museum is a part of the Science North facility. The museum began in order to educate the public concerning mining operations and the mining history that dates back

to the 1850s. As such, visitors have the chance to travel deep underground through a series of tunnels to learn about the process and come face-to-face with the array of common equipment needed to unearth the metals. Back in the museum, guests learn more about modern mining technology via interactive simulators, geological monitors, audio/visual displays and the chance to operate a rock breaker. A flowing water stream allows visitors to experience panning for gold and a mineral wall features mineral and rock formations found around the world. Multi-media presentations in the theatres present movies about caves, an explanation of geological formations and an in depth view of copper and nickel mining and processing. The museum also regularly hosts a variety of temporary exhibits that

Page 15: Mar 2015 - Issue #4

15

include “Dinosaurs Unearthed,” which involves a number of animated life-sized replications in addition to displaying an exhibit of various fossils and bones.

Great Spirit Circle TrailExplore the culture and history of the Native American peoples on Manitoulin Island. Here, the Anishnawbek people offer many different cultural experiences that last anywhere from a few hours to a number of days. Guides offer tours by foot, bike, horseback or canoe around the region while sharing stories of their ancestors and way of life. Take in the spectacular views of the landscape while on guided canoe tours that retrace the routes traveled centuries ago. Medicine tours offer guests the chance to learn about the various plants used in meals

and as remedies. Indulge in a meal made of traditional foods or participate in a craft-making class, make a fire without modern day methods or construct a wigwam. Accommodation options range from authentic teepees to refined hotels and lodges. The community also features many different galleries and shops. The activities and events presented are appropriate for guests of all ages.

Sudbury DownsAnyone 19 and older looking to challenge their luck might venture over to the local casino. The facility presents live harness racing two times a week from May to November and once on Sundays from July to August. Other races are broadcast year round courtesy of the Downs’ theatre. The venue also has more than 300 slot machines featuring

a large selection of games that span the gamut from blackjack to poker. Guests may win or lose a few cents on the penny slots or much more on machines taking larger bets. In the summer, the casino also hosts weekly concerts as part of their “Stars Under the Stars” program, which includes an array of celebrity entertainment spanning from comedic performances to live music.

From the bustling downtown area to the scenic views from the tops of the hills over the lakes, there is no reason to be bored in this community. Sudbury is also unique in its many topographical features that include forests, hills and 330 freshwater lakes, which serve as ideal locations for numerous recreation options for the outdoor enthusiast.

4 Great Neighbourhoods: Sudbury Community SpotlightThe many facets of Sudbury can be found in its various neighbourhoods and their unique makeup. Explore four of these areas for your potential new home and learn more about the city.

Copper CliffA mining town, Copper Cliff is the site of the Vale nickel mine, and it does produce copper and nickel as well as a few other metals. I don’t know why it wasn’t called Nickel Cliff, but Copper Cliff sounds better. The company has been on the Dow Jones Industrial Average since 1928. They’re serious. Little Italy is near the Inco Superstack, in fact, and reminds one of Venice when strolling the little winding streets. Look for this section of the neighbourhood at Diorite and Craig Streets when you get hungry.

The Copper Cliff Museum is the very first homestead in this community, and it’s a real log cabin. It was moved to its current site on Balsam Street in 1972 and is designed to

depict the life of a mining family in the very early 1900s. Other exhibits in the museum are unique to Copper Cliff and equally interesting.

The Godfrey Drive and Creighton Road area is central to Copper Cliff, and it’s south western Sudbury location makes it conveniently close to Kelley Lake. Fielding Park and the Fielding Bird Sanctuary are pleasant places to walk and observe. You can’t walk too far without wading into a lake in Sudbury, and Copper Cliff is no exception.

AzildaAzilda is in northwestern greater Sudbury at Whitewa-ter Lake’s eastern shore. This area was named for Azilda Brisebois who married Joseph Belanger and became the first

woman pioneer here. Imagine.

There are two elementary-level francophone schools in Azilda, one public and one Catholic. Anglophone students attend school in Chelmsford nearby. French Immersion is offered at secondary schools in Chelmsford as well, and Azilda has its own library. This residential area does not have industry, so many families like the quieter atmosphere and the lake.

Commuters into downtown Sudbury appreciate the four-lane Municipal Road 35 from Azilda. Conversely, fans of Sudbury Downs appreciate it when driving out from the city to this racecourse near Azilda. They also enjoy the slot ma-chines, no doubt.

ChelmsfordThis is also a nonindustrial community outside Sudbury that is residential with a few farms. Corn, potatoes and small fruits are grown on these local farms; that’s got to be good. Many residents of Chelmsford work at the mines in Copper Cliff and Onaping Falls.

Not far from Azilda, Chelms-ford was founded in 1868 as an outpost of the Canadian Pacific Railway. It may have been named by a railway engineer originally from the UK since there is a Chelmsford in England. After depleting

Page 23: Mar 2015 - Issue #4

23

the area of trees through log-ging, agriculture and mining were introduced to this area, naturally. The mines closed in 1930 and that was that.

A lovely and fun possibility here is Fiddle Works, an annu-al fiddle festival held in May. Plan now. Chelmsford is about five miles northwest of Azilda and easy to reach.

Val CaronAbout 12 kilometres due north of Sudbury, Val Caron is the home of NHL hockey players Ron Duquay and An-drew Brunette. Education for the kids includes the French Catholic School and the Con-federation Secondary School, the latter being an English public school.

Address and telephone ser-vices include the neighbour-

hoods of Flake, Guilletville, Laurentian and McCrea Heights, smaller areas near Val Caron. Val Caron and a few other small towns are all part of a larger district of Sudbury called Valley East. It makes up the eastern half of the Sud-bury Basin.

The Kalmo Park Conservation Area is very close by, mean-ing it’s about a half kilometre away from the centre of Val Caron. Consequently, there are quite a few restaurants in town. Italian, French, Chinese, Greek, Thai and Indian cuisine is available and several fast food type restaurants as well. There is even a sushi place and no lack of steaks and des-serts in other establishments. Did I mention tacos and pizza? I could go on, but suffice it to say, there must be something for everyone, or close enough.

Your text to link...

When in Val Caron, go to Sandy Beach Road to get to Kalmo Park Conservation Area for swimming, boating and trail-walking. There is no snack bar, but why bother when there are over 200 eateries so close to the park? It does have changing rooms and wash-rooms in case anyone cares to be “presentable” for some reason.

These four outer neighbour-hoods of Sudbury are alterna-tives to city living but close enough to have access to city attractions. The varying French and English cultural backgrounds of each area add to the current-day character of all four. They represent four more options to life around Sudbury.

3 Things to Know Before You Buy a Home

So you have decided to buy a home, and you have identified one that you love and you want to make an offer. You need to prepare yourself for the task ahead. The way you prepare yourself will make the process either a success or a failure. Here are things that you should know before you get into the fray.

Determine What you can Afford

You need to understand the home

you can afford. The first thing to

do is to determine your debt-to-

income (DTI) ratio, which is the

ratio of your expenses to what you

earn at the end of every month.

The aim is to help you understand

how much you can pay in terms

of monthly mortgage payments

and remain with enough cash to

survive on. Most lenders require

you to have a DTI of less than

50%. Lenders understand how

hard it is for you to determine an

ideal home for your income, which

is why they have come up with

websites and tools to help you

make a decision.

The next stop in finding out what

you can afford should be your

real estate broker. The broker will

assess your income and help you

Page 27: Mar 2015 - Issue #4

27

determine your DTI if you haven’t

already done so. The broker will

then advise you on the various

options that you have and help

you make a decision.

After you have done all this, it

all depends on your comfort

zone. You know how much you

can comfortably spend, and

this should influence your final

decision.

Location, Location, Location

Whether you plan to buy the

home for investment purposes, as

a first home, or as an upgrade to

your current one, you need to find

the ideal place to live. Location

determines the future value of

your home and your everyday life.

It also determines the types of job

opportunities that you will access,

the climate of the area, and the

average home prices.

One of the issues that come up

when looking for a location is

the setting of the area. There are

different settings that include city,

suburb or rural. This setting will

determine the level of peace you

have, the space available for you

and the public services you can

access.

The type of neighbourhood you

choose comes into focus when

picking the right location for your

home. This is because different

neighbourhoods have different

characteristics. You need to

choose an area that fits closely

with your personality and your

lifestyle. Look at schooling option,

churches, community leagues,

daycare, crime rates, shopping, rec

centres - some or all of these can

make a neighbourhood be more or

less desirable.

Your work is vital to you, and your

location should make it easier for

you to work. The time you take

to travel from your home to your

workplace can have a significant

impact on your income. If you

live far from work, you might end

up spending more than half your

income on traveling alone, which

doesn’t make sense. The distance

will also affect your quality of life

as well as the time you have to

spend with your family. If you plan

to stay at your current job for the

foreseeable future, you need to

be close to it. However, if you are

planning to switch jobs soon, it’s a

good idea to buy a home near your

new job. On the other hand, if you

decide to change jobs, understand

what prospects you have regarding

the kind of job you are looking for.

Negotiating for a Home

Most sellers expect you to

negotiate on the price quoted,

but also they also expect you to

provide a reasonable deal. Making

an unrealistic offer can result in

a seller rejection. Understand the

going price for similar properties

in the area and make an offer that

you can work on with the seller to

reach an agreement.

To make the negotiation faster,

try to understand the market. For

instance, find out how long the

house has been on the market,

how much has been offered on

the house before, and different

price fluctuations the house has

experienced. Don’t stop there, go

ahead and find out similar homes

that are up for sale. A good real

estate agent will have this info for

you.

To negotiate better, offer the

seller non-price perks. One of the

benefits sellers like include paying

in cash. This is because the seller

won’t have to wait for you to apply

for a mortgage before selling the

house. Sellers are always looking

for a way to close the deal faster.

While these three items aren’t the

only thing you should know before

you buy a home, they are pretty

important. Having a good grasp on

these concepts will help you in the

long run.

Five Ideas for Updating Your Living Room on a BudgetYour living room is the centre of all of the action in your family, and it is probably where your family spends the majority of its time. If you are like many Canadian homeowners, you probably enjoy the idea of freshening up the appearance of your living room from time to time, but you don’t want to have to spend a fortune to do so. Take a peek at our five ideas for updating your living room on a budget.

Get Creative with PlantsHouseplants are an important part of your living room’s décor, but no one ever said that you have to leave them sitting out all alone. There are plenty of ways that you can make more of your greenery, and these include planting them in unique pots or urns that complement the colours you choose for your living room. Another great way to spiff up your plants is to place

them in terrariums, bell jars, or even alongside bottles or jars that are of similar sizes. This way, you create an interesting conversation piece for a little bit of nothing.

Try a Wall CollageIf you’re having a difficult time deciding what you should do with an oddly-shaped wall in your living room, why not consider a wall collage? This is a

your space; blues can

cool it down. Natural

provide a neutral,

comforting effect.

great way to add some personal flair to your living room, and you can do it in any number of ways. Posters, swatches of different types of material, pictures of your children and family, or even vintage artwork that you pick up in a local thrift store can all find a home here. The idea is to layer the pieces in an asymmetrical manner and cover the entire space from top to bottom without leaving any gaps.

Have Fun with Lampshades and Light FixturesOne of the absolute simplest ways to change the atmosphere in your living room is to dress up your light fixtures and lampshades. You can take an ordinary beige lampshade (one that might be found in a thrift store) and dress it up with some leftover material with nothing more than a few minutes of your time and a hot glue gun. Then, once the lights are turned on, the effects are incredibly noticeable. Reds can warm up your space; blues can cool it down. Natural greens or even browns provide a neutral, comforting effect. You can experiment by putting different swatches of material over your lampshades until you’ve decided which effect you like best. Check out your local thrift stores for vintage lamp bases that will fit your vision.

Unique Wall DisplaysWall displays are always a fantastic way to capture the attention of your visitors and start some great conversations, but the truth is that things like

spoons, plates, and porcelain dolls are generally overdone. If you have a hobby, or even if there is something that you are passionate about, then get creative with that idea and create a wall display. For instance, if you are a fan of racing, then you can hang up collector’s license plates in patterns to create an exciting feature. On the other hand, if you’re a fan of horses, you could display your family photos in a giant wall decal that looks like a horse. The possibilities are truly endless, and you can get as creative as you’d like.

Simple OrganizationSometimes, completely changing the atmosphere in your living room can be as simple as reorganizing your furniture and accessories. Why not take a picture off of your wall and prop it up beside a pretty side table, instead? You can also consider pitching (or storing) some of the books and magazines on your shelves that are neglected, then reorganizing the rest according to the colour of their spines. This will add some “pop” to the room, and you won’t have to spend a single red cent to accomplish it.

Bring Outdoor Décor IndoorsWho ever said that decorations intended to dress up your garden or patio had to stay outside? In fact, some of these pieces can be outstanding focal points, and it’s always a great idea to bring nature indoors as often as possible. Garden gnomes can be a cute way to play up a freshly-painted bookshelf, and that

two-foot concrete mushroom might find a new home in that corner of your living room that looks a little bare. You can even go as far as adding a layer of paint to some dated cast iron patio furniture, bringing it inside, adding some cute bargain cushions, and creating a beautiful reading space.

There are plenty of unique ways to transform your living room without spending a fortune on new furniture, drapes, or carpeting. Consider bright, bold rugs, swatches of material hung over your existing drapes to add a little pizzazz, or even a handcrafted sofa cover to breathe new life into your home.

7 Smart Spring Cleaning Tips for Your Home

There is nothing more

discouraging than

starting a big project

only to discover that

you aren’t prepared

for the job.

With warmer weather comes the prospect

of outdoor activities, fresh air, and, of course,

spring cleaning. If you tend to procrastinate

because the task of spring cleaning is a

daunting one, then you’ll be glad to know

that there are plenty of ways to make things

easier on yourself. Here are seven spring

cleaning tips for your home to help make

the job easier.

Start Out with the Right Supplies

There is nothing more discouraging than

starting a big project only to discover that

you aren’t prepared for the job. Before

you get started, make sure that you have

everything you need to complete the task

from start to finish. Your checklist should

include:

• Protective gear like masks, gloves, and

safety glasses

• Garbage bags

• Old cloths, sponges, paper towels, and

steel wool

• Chemical cleaners such as bleach or

ammonia

• Natural cleaners like vinegar and

baking soda

• Tools and accessories for completing

small repairs such as a hammer, nails,

Page 45: Mar 2015 - Issue #4

45

screwdrivers, etc.

• Broom, dustpan, and mop

• Vacuum cleaner and/or carpet steam

cleaner

• Wood and furniture polish

• A supply of boxes for storage and/or

transport

Make Dusting Simpler

It isn’t often that you climb up on a

stepladder to dust the blades of the ceiling

fan or the top of the refrigerator, but if you’re

going to make these chores part of your

spring cleaning routine, then why not invest

in an extendable duster? There are several

out there from which you can choose, and

all you have to do is extend the pole, attach

a disposable cloth, and tackle that dust!

Some of the options that are available are

electrostatic; others come with wet cloths to

help you get rid of dirt and sticky grime. You

may need both, depending on the job.

Use a Top-to-Bottom, Inside-to-Outside

System

What’s the point in cleaning something if

you’ll just end up getting it dirty again when

you move on to clean something else? For

this reason, start with the centre of the room

at the very top (think the light fixture), then

work your way down and out. Vacuuming or

sweeping/mopping should be the last chore

on your list for each room; this will pick up

all of the dust, grime and debris left behind

from your cleaning efforts.

Don’t Forget to Multitask

Some spring cleaning things, such as

washing curtains and linens, are partially

automated – after all, you won’t be washing

these things by hand. While they are in

the washing machine, use that time to

clean the windows or the bathtub where

they were hanging. Then, once they are

dried and pressed, all you have left to do is

hang them. Another great way to multitask

involves soaking your silverware in polish

and/or tarnish remover while you clean

drawers and silverware trays. Any time you

can accomplish two things at once, you’re

making things easier on yourself.

Invest In a Mop with a Tank

No one likes to put their hands in yucky

mop water over and over, but the good

news is there are several products out there

designed to take care of that concern. You

have a couple options for model styles. You

could go for one with disposable cleaning

pads and cleaning solutions that can be

popped into the mop itself in one fluid

motion. If constantly replacing pads and

expensive bottles of cleaner seems a bit on

the expensive side, other models feature

washable cleaning pads and solution tanks

that you can fill yourself. Steam mops, while

expensive, sanitize your floors as you clean.

Fix Things As You Go

As you are cleaning individual rooms in your

home, be sure you take the time to make

small repairs as you come across them. For

example, you can patch that hole in the wall

with some plaster once you have the walls

washed down, then come back to paint the

plaster spot after you have the rest of the

room cleaned. Similarly, you can tighten that

wobbly leg on your kitchen table, replace

the weather-stripping on your front door,

and even replace that broken tile in the

bathroom in a few minutes’ time.

Remember Your Family’s Safety

Finally, one of the absolute best tips for

spring cleaning involves checking all of your

smoke and carbon monoxide detectors, fire

extinguishers, first aid kits and emergency

kits. It’s a good idea to change the batteries

in your detectors at this time. Get your fire

extinguisher checked to ensure that it still

works properly. Keep supply lists in your first

aid and emergency kits, and be sure to take

inventory as part of your spring cleaning

routine. Replace anything that is missing or

expired, and you’ll be prepared for pretty

much everything.

Nobody ever said that spring cleaning

would be fun, but the truth is it can actually

be a rewarding experience when it’s all said

and done. The seven tips listed here will

certainly make life easier for you at home

and provide a sense of security for you and

your family.

8 Tips to Help You Sell Your Home Fast

Selling your home can be a major undertaking. Not only do you have to think about the wants of buyers, you have to balance how much money you should put into your home without losing it in the sale. If you’re just starting the process of selling your happy home, follow some of these tips to get the most bang for your buck and into your new home as quickly as possible.

Start from the Outside

Curb appeal is important! Did you

know that most buyers form a solid

opinion on your house in the first eight

seconds they see it? That means a

yellow lawn, weeds in your driveway,

and chipped shutters will immediately

turn a buyer off. Water your grass and

fertilize it if it needs a boost. If it needs

some major rehab, consider hiring a

landscape professional to get your

yard into shape. Reseal the driveway

or walkways if they’re cracked and

give any surfaces a fresh coat of

paint if they need it. Remember: first

impressions are everything! And in

the winter, make sure everything is

shovelled and cleaned up. You don’t

want potential buyers slipping on ice

as they walk up to your house.

Remove Clutter

You might think your home just looks

lived in, but buyers are going to see it

as messy and slightly disheveled. Now

is a good time to get organized and rid

your home of those piles of papers,

stacks of magazines, and unnecessary

furniture. All of this will mean your

home is easier to keep tidy between

showings and it will look bigger

52

Coldwell Banker Charles Marsh Real Estate Brokerage

Page 53: Mar 2015 - Issue #4

overall. Real estate agents agree that

as cute as those family photos and

kids’ artwork may be, you should pack

them away. Potential buyers want to

imagine their family in the home, not

yours.

Spruce Up Interior Doors

Chipped and scuffed doors can really

bring down the overall look of the

house. Slap some new paint on each

door and either touch up the hardware

or put new hardware on. New handles

and more up-to-date hinges can

change the entire look of the room for

a relatively small amount of money.

Fix Your Floors!

Floors are a huge selling point in a

home. If you’re lucky enough to have

hardwood floors already installed,

great! But you should have them

refinished if they’re looking a little

worse for wear. Having them sanded

and refinished can make it look like

you’ve had brand new floors installed.

If you have carpet, get it professionally

steam cleaned so they look fresh and

new, or newer at least.

Make Your House Smell Good

It doesn’t matter how clean your

house is; if it smells bad, nobody is

going to want it. Most of the time you

know ahead of time that someone is

coming to look at your house, so take

some easy--and cheap--measures to

guarantee a fresh, welcoming scent.

Find complementing smells that

flow throughout the house. Stick to

flower and citrus scents for spring

and summer and homey scents like

cinnamon and spices for the cooler

months. A nose-pleasing scent will

make your home more appealing,

according to Houzz staff.

Clean Up Your Walls

Clean any dirt smudges, particularly

around doors and well-traveled areas.

If there are scuffs from furniture,

remove them or give the wall a fresh

coat of paint. Any peeling or chipping

should also be painted so the house

doesn’t look damaged. Patch over nail

holes, too; a hole-peppered wall can

really turn a buyer off.

Make Minor Repairs

You might think a leaky faucet or

drawer that likes to stick when you

open it aren’t huge, but when you add

four or five small projects together,

buyers might begin to see your house

as a fixer upper. If they see all these

things needing repairs, they’ll probably

start to wonder what needs fixing

behind the walls. Even if it seems like

nothing to you, you should fix it. The

fewer items that pop up on the home

inspection the better, right?

Stage the House Properly

It’s important to give every room in

the house a use. If you have an empty

bedroom, stage it as an office or guest

room. Buyers might have a hard time

imagining a purpose for that room, so

it helps if you give them an idea for

that space. Professionals recommend

staying in a house until it’s sold, but if

this is unavoidable, you might consider

hiring a staging company to fill the

house with furniture and decorative

accents to keep the house from feeling

too empty and bleak.

Don’t let a few simple projects keep

your home from being sold and you

from moving into your new dream

house. Nobody wants to carry two

mortgages, so knock these projects off

of your to-do list and watch your house

practically sell itself.

You might think

your home just looks

lived in, but buyers

are going to see it as

messy and slightly di-

sheveled.

Getting Organized Before a Move

Moving is something that most people will need to do at some point in their life. This is an exciting experience because after everything has been packed and loaded into the moving truck, the next stop is your new home. However, organization is critical during the moving process. Let’s take a look at some helpful tips that will allow you to get organized, making your move a much more pleasant experience for you and those who are helping.

Begin Now

“Don’t put off until tomorrow what you

can do today” - Benjamin Franklin

Get a head start so you won’t be forced

to finish everything at the last minute. It

is important to keep in mind that every

item you move will cost you space in the

moving truck, not to mention the time

it takes to pack it securely. Therefore, it

makes no sense to go through all that

effort and monetary expense to bring an

item with you that you aren’t going to use

and that will just be taking up valuable

space. It’s common for people to leave

unimportant items in boxes for a few

years after moving, so were those items

really worth moving in the first place?

Picture Perfect

You can make some extra cash by selling

some of the items that will not fit in your

new home. Fortunately, there are many

websites to choose from when it comes

to disposing of your unwanted items.

Ebay, Craigslist and Kijiji are the three

biggest of these auction/classifieds sites.

For any item that you plan to post online,

take several clear photos of the item

from different angles. This will allow the

person viewing the item online to get

a good idea of the condition it’s in. The

money you get for these items can be

used to pay for professional movers or the

rental of a moving truck. You could also

buy some furnishings for your new home.

The photos you take of the items you will

be parting with can be nice keepsakes if

you have a significant attachment to a

particular item.

Disposing of No-Brainer Items

Begin going through each room of your

home and eliminating all of the no-brainer

items. These are the items that you have

absolutely no intention of keeping, such

as items that are completely broken or

in some state of disrepair. Continue to

do this every day until you have totally

finished the job. This is an ideal method

to prepare yourself for the many moving

and cleaning tasks that still await you.

Research

Before you begin the process of gathering

all of your unwanted goods, you need

to make a decision as to where you will

dispose of them. You will not be able

to sell everything online. Some items

will not be worth enough money to go

through the trouble of posting them

online. However, they may be in a good

enough condition where they can still

be used. Therefore, you should consider

taking them to your local Salvation Army

or Goodwill store to donate them. Not

only will you avoid throwing away a

usable item, you will receive a tax write-

off for making a charitable donation.

Items that you don’t want and aren’t

suitable for donation may be able to

Page 59: Mar 2015 - Issue #4

59

be recycled. Basically, you should do

everything possible to avoid putting

anything into a landfill. There are many

places that recycle old electronic devices.

Most communities have drop offs for old

clothing. If you are not sure where they

are, ask some of your neighbours.

Don’t Keep Something Just Because You

Might Need It Someday

If you have this attitude, you will have a

hard time throwing anything away. If an

item has not been used in over a year,

you will probably never use it again. If

something happens where you do need

an item you threw away, you can simply

replace it.

Preparation

Have bins labeled so you can easily sort

through all of the items you are going to

keep, recycle, donate, throw away or sell.

If the bins start to overflow, put anything

else into bags. Items to be donated should

be placed in clear bags, trash should be

placed in black bags, to avoid confusion.

If time does not permit you to drop off

your donations, call the charity and see

if they have a person who can stop by to

collect them. Create a deadline that you

need to sell your items by, or they will be

donated.

Put The Entire Family to Work

Family members should decide what to

do with their own belongings. You can

make a game out of the process. Once

each person has a bin, play some music

and set a timer. The person who disposes

of the most items gets a prize.

Moving is truly a team effort. If you follow

the tips listed above, and if every family

member does their part, the process of

moving is sure to be a fun experience

for everyone involved. A few minutes of

preparation can save you hours of work.

You will soon be in your new home and

you will have all of the moving behind

you. Best of luck to you as you move into

your new home.

YOUR HOMESOLD IN DAYS

...or it’s FREE!

While every agent will promise to sell your home, the reality of the real estate market

today is that this simply doesn’t always happen. The fact of the matter is the majority

of homes never sell at all. Needless to say, this is highly frustrating to a home seller

like you. But more than this, it can be financially crushing if you’re counting on the

sale of your home to fulfill some other obligation.

Well, I set myself apart from most agents by being accountable to you. In other words,

I don’t just promise to sell your home, I guarantee it. My 90 days or FREE Guarantee

is as simple as this: I guarantee to sell your home within 90 days or I will sell it for

free. If your home sits on the market for longer than 90 days from the time I listed it,

I will continue to market it aggressively but charge zero commission for My services.

As you can see, I put my money where our mouth is. Instead of making you empty

promises, I give you a written guarantee of performance and if I don’t live up to this

agreement, you pay me no commission. I’m taking all the risk so you don’t have to,

and this gives my clients much greater peace of mind in the home selling process.

Some conditions apply, so for more information regarding this innovative program

that is guaranteed to offer you, the seller, a better real estate experience – please fill

out the form below and I will get to

work for you!!
