There’s been much ado recently about Vancouver’s dwindling number of heritage houses. As

the wrecking ball takes out one after another of the city’s original homes – often in preparation for townhouse or condominium development – tempers are fl aring.

But some builders are pursuing a vision that meets both the City of Vancouver’s criteria to preserve our past and its desire to provide increased density.

Under the Heritage Retention Program, if the exterior of a qualify-ing heritage home is restored to its original condition, the developer may be granted the right to transform its interior into multiple residences. In most cases, there’s also an increase in the overall FSR (floor space ratio), meaning more buildable square foot-age – space that can take the form of an addition or even a secondary new building.

It’s a win-win solution. Since the increased density is virtually invisible

from the street, the neighbourhood’s single-family character is retained – few people walking through Mount Pleasant between Main and Cambie realize just how many of the homes that appear to be single-family are, in fact, multi-unit conversions.

of Homes to the Fraser Valley is a vision our Association has long strived for and we are very pleased to bring this to consumers,” says Christy MacLeod, Executive Director CHBA Fraser Valley. “For the consumer, this is an exclusive time to meet the builders, ask technical questions, meet and understand the products put into the home by the sup-pliers.”

The Parade of Homes is also an occasion for build-ers to showcase their work-manship and quality. “CHBA members believe that the more consumers are informed and understand their home, it will make for a better envi-ronment for us all,” she adds. “After all, home construction or renovation is a building science - not just a hammer and nails. Every day we are learning more about how to

make your home a safer and healthier environment to live in.” The Parade of Homes is one more way the CHBA of Fraser Valley promotes its members.
