Buy a home with low down payment options with an FHA loan. FHA allows for lower credit score requirements and allows for gift of down payment. This is an ideal loan for a fi rst time homebuyer. This loan can be used to purchase a single family home, condo, duplex or up to a fourplex. Here are some other benefi ts of FHA fi nancing.

16 STEPS TO HOMEOWNERSHIP

Pre-qualifi cation - Now that you have completed a loan application and are prequalifi ed,

Congratulations! With your application complete you can start your home search. Pre-qualifi cation gives you an idea of how much you can afford based on your debt, income and credit history. The key to getting pre-qualifi ed is to provide your entire credit history. Neglecting to mention an outstanding car loan or previous credit problem can nullify the pre-qualifi cation.

The Hunt - Now that you know how much home you can afford, you can begin shopping. Ask your

Real Estate Agent to search the MLS(Multiple Listing Service) daily for homes that meet your specifi c requirements.

Loan Application - Now that you have decided to purchase a home it is fi rst best to complete a full loan

application. This will allow us to prequalify you for home fi nancing.

1Appraisal - We require an appraisal on all home sales and refi nance. This step could jeopardize a

sale if a big discrepancy were to exist between sales price and appraised value of the house. The appraiser uses 4-8 other homes that have sold in the last 6 months within 1 mile from your home to assess a current market value of your home.

Title Search - This is the time when a search for any liens against the property is conducted. A lien may

have been placed on a property to ensure payment of outstanding debts to the owner. All liens must be cleared before a title transfer can be completed.

Property Inspection - Most purchase loans require an inspection of the property for termite and

water damage as well as possible safety hazards. Some problems may need to be repaired before fi nalizing the sale.

Processors Review - Our loan processor will package all pertinent information to be sent to the underwriter, including

any explanations that may be needed, such as reasons for derogatory credit.

Documentation - Paperwork supporting the application can be found in our Welcome Packet on

your Welcome Letter. This needs to be submitted to your Mortgage Banker upon Pre-qualifi cation. Information commonly sought includes paystubs, 2 years tax returns and bank account statements verifying the source of down payment, funds to close and reserves. If you were pre-approved, this step has already been complete.

Purchase & Sale Agreement - When you fi nd the right home, the terms of the sale are

negotiated, including the sales price, repair requests, move-in date, etc. Your agent will present your offer to the sellers. Your pre-qualifi cation or pre-approval letter will usually be submitted with your offer since it can tilt the sale in your favor, especially in a competitive market.

4Final Loan Approval - In most cases, when your credit and debt to income ratio is good,

your loan will be approved with little to no problems. However, in some cases, you may need to put more money down to improve the debt to income ratio. In addition, if the property appraises for less than the purchase price, you may need to increase your down payment to cover the difference. In some cases, repairs or improvements on the property may be required. There may also be other conditions to meet before the fi nal loan approval and loan documents are issued.

Private Mortgage Insurance - Only relevant to conventional fi nancing. Many

lenders require borrowers to carry private mortgage insurance when their down payment is less than 20 percent of the homes sales price. Even if a loan meets the standards of the lender, a Mortgage Insurance company could choose to deny the loan.

Underwriters Review - Based on the information put together by both your Mortgage

Banker and Loan Processor , the underwriter makes the fi nal decision on whether or not a loan is approved. Lenders are looking for borrowers who will make their payments on time and for a property that will cover the cost of the investment, if a buyer defaults.

Insurance - Lenders require fi re and hazard insurance on the replacement

value of the structure. Flood insurance will also be required if the property is located in a fl ood zone. In some areas, lenders require earthquake insurance on certain types of structures.

Signing - Final loan and escrow documents are signed by you and the seller.

14Funding - A wire for the amount of the loan will be sent to the title company.

15Move in! - Now you get to move into your new home. Make sure you replace all the locks

for safety, ask us for a referral. Congratulations!

Owning your own home is at the foundation of the famous “American Dream,” but paying taxes is more the American nightmare. Luckily, homeownership can help you send less to the IRS and keep more money in your pocket this year.

Although the benefi ts of homeownership are vast, the tax benefi ts associated with purchasing and owning a home are oftentimes overlooked. Who would think that borrowing money to purchase a home could come with so many advantages on April 15th? These benefi ts include deductibles such as mortgage interest, home equity debt, real estate taxes and others. It is important for all homeowners to know exactly what benefi ts the can reap! Read on to fi nd out some basics on keeping more and sending less to Uncle Sam this year.

• Biggest tax break is mortgage interest. • ALL interest is deductible, unless the loan is greater than $1,000,000. • Additional tax breaks come to those who did any of the following: 1) Cash-out Refi nance 2) Home Equity Loan or Line of Credit **Note: Usually equity debts of less than $100,000 are FULLY deductible.• Have a second home? • In many cases, mortgage interest is also fully deductible on second homes!

1. January following the year of your home purchase you will need to fi le the Homestead Exemption with your local appraisal district to reduce your property taxes. After this initial fi ling you never need to do this again until you move homes.

2. In April every year look out for the Appraisal Districts notice of tax value of your home. This gives you an opportunity to protest the value of your home which is how your property taxes are determined.

3. At the end of every year you will receive a 1098 Mortgage Interest statement with the mortgage interest you paid over the year, property taxes and Mortgage Insurance. You will give this form to your tax professional.

NOTE : We are not tax experts and do not advise our borrowers on such matters.

• The other major deduction is property taxes

• Law changes from 1997 allow a gain of up to $250,000 ($500,000 for married joint fi lers) to be TAX-FREE.

• **Note: In order to receive this tax benefi t, you must have owned the property for 2 years and lived in it for 2 of the 5 years prior to the sale.

• Insurance • PMI- Private Mortgage Insurance • Unless you meet requirements of a certain PMI law, you wonʼt be able to deduct your Private Mortgage Insurance. • HOWEVER- If your loan was/is originated or refi nanced between January 1, 2007 and December 31, 2011 and meets certain loan amount limits, you might be able to deduct your PMI payments.

• Property Hazard Insurance • Unfortunately, Hazard insurance is Nondeductible for ALL. • Other nondeductible residential expenses • HOA dues • Additional principal payments • Home depreciation • General closing costs • Local assessments to increase value of your neighborhood.
