DIRECTIONS: LOCHALINE HOUSE, FIUNARY, PA80 5XU From the North, take the A82 south for approximately 8 miles from Fort William, crossing over the Corran Ferry. From the South, take the A82 north through Glen Coe and across the Ballachulish bridge to cross over the Corran Ferry. After alighting the ferry, turn left onto the A861, following the road signs for Lochaline. Turn left across the Carnoch Bridge onto the A884 for approximately 18 miles. Upon reaching Lochaline turn right onto the B849 for 3.5 miles. Taking a right onto the steep track*, the property is at the end of the track. Please make viewing arrangements prior to visiting as this is a private access track. *The access track is sign posted with a MacArthur Stewart For Sale sign.

Lochaline House is a unique three bedroomed, detached property in the beautiful Morvern peninsula. Set in extensive woodland and mature garden grounds, the property overlooks the Sound of Mull, providing a fantastic location for exploring Morvern, Ardnamurchan and the Isle of Mull. The peninsula is famous for its cultural heritage, woodlands, coasts and wildlife, including otters, pine marten, sea-eagles and wildcat. The Sound of Mull is well known for dolphin and whale sightings, and offers divers some of the best dive locations in Scotland, together with outstanding sailing and sea kayaking.

Lochaline House is a bright and spacious traditional post-and-beam construction, ideal as a family home and home office/workshop or as a buy to let opportunity. The property consists of three bedrooms with an adjoining study, an open-plan lounge, kitchen, diner, and a family bathroom, utility and WC. With 9 ½ acres of native woodland, mature gardens and three outbuildings (a workshop, a games room and a boiler house), this unique property has plenty of potential to expand and develop further. Planning permission is in place for two self-catering pods on the woodland edge, with stunning views across the sea to Ben More on Mull. The woodland has a network of footpaths and provides interest throughout the year, with a number of ornamental bushes and perennials. The central heating and hot water run off a log boiler system, this is currently supplied from the woodland surrounding the house.

The original Lochaline House was completed in 1825 by John Sinclair, one of the founders of Lochaline village, and destroyed by fire in 1910. To the rear of the property lies the original courtyard and outbuildings, with one building converted to a games room. The property is a 10- minute drive from the village shop, post office, hotel, medical centre, primary school and marina. Secondary schools are available in Strontian and Tobermory. Lochaline is a rural coastal village with access to Tobermory, Oban and Fort William, all of which offer a greater range of shops and facilities. The Lochaber area, which includes Morvern, is celebrated as the ‘Outdoor Capital of the UK’, offering residents many opportunities to explore the vast wilderness by foot, mountain bike or canoe. The area has a wide range of outdoor sports, including the Nevis Range outdoor pursuits centre close to Fort William, the home of world downhill mountain biking. Nevis Range also benefits from the mountain gondolas and winter ski slopes.
