Most of us dream of owninga house one day, and we donot mind stretching our
resources to buy one. Yet, moreoften than not, a majority of ushardly spend time in keepingtrack of the construction of ourhouses. Also, we hardly interactwith either the architect or thebuilder - either of our own inde-pendent houses or the apartmentwhere we have booked our flats -during the construction period.
Another blemish - while buildingour houses, we hardly notice the
special needs of the left-handedmembers in our family.
Make it a point to meet the archi-tect along with the engineer everyweek to review the progress ofwork. You must ask them for thework planned for the comingweek. You should also ask for therequirements from your end forthe next week. It goes without say-ing that by doing this you canavoid a lot of unplanned decisions.
"If you are lucky enough to makeyour own independent house, thefirst thing you must do is inspectyour site when it is getting markedfor the dimensions. Remember,any encroachment or deviationmay put you in a spot and you mayface litigation," Azmal Zaheer, anarchitect at a Delhibased architec-ture firm says. "You must see to itthat the marking is as per theapproved plan only. And when youreach the stage of lintel construc-tion, give enough attention to theelectrical points, and plumbingpoints," he says.
Experts say that unexpectedproblems always emerge duringthe construction work. "Home-builders keep changing their mindabout a particular feature or roomat some point midconstruction,
which can delay and escalatecosts," Sanjay Khanna, director ofKailash Nath Projects Pvt Ltd,says. "Keeping this in mind, expectthe unexpected and set aside anadditional 10-15% of your budgetto deal with these surprise costs,"he says. And do you know thatbricks used in the constructionwork have to be fully wet? Youhave to ensure that the bricksmust be kept immersed in waterbefore they are used for construc-tion.
And remember, when the roof isto be cast, you must get along anexpert in the construction busi-ness, in order to check for the iron
and steel usedfor centring andthe bamboosused for support.The expert mustbe present whenthe concrete isbeing preparedto check the pro-portion of sand,cement, stoneand water.
Turning to the construction siteagain, when the plastering workstarts, you must ask for the draw-ings from the architect, review itand then pass it on to the engineer.Don't allow the architect to pass onthe drawing directly to the engineer.
This is a very crucial period andseveral aspects like fixing of wash-ing slab, a sink outside, a gardentap may miss your attention due tothe urgency. As this is a criticaltime, you must remain in touchwith the key members of the con-struction team who are involved inplumbing, carpentry, masonry andelectrical fittings. Once you reachthe stage for fittings in your brand-new home, the architect and theengineer will give you many sug-gestions. You are not duty-boundto accept their suggestions.

The Master Plan of Delhi2021 has been in forcesince 2007. Once this is re-
implemented with the new landdevelopment policy, Delhi willalso offer options to thousands ofhomebuyers. The capital city hasstill 27,628.9 hectares of land tofulfil the dreams of thousand ofhomebuyers.
The DDA (Delhi DevelopmentAuthority) has earmarked landat Zone J, K1, K2, M, N, L, O, P1and P2 for raising residentialprojects. According to the projec-tions in the master plan, nearly24 lakh residential units arerequired for an estimated 23 mil-lion people by 2021.
According to the master plan,Delhi will be slum-free in thenext 10 years by providing reha-bilitation packages (built-uphouses with all civic facilities) toslum dwellers. For this DDA hasidentified 23 sites (slum areas)for rehabilitation. The masterplan of Delhi includes chapterslike regional and sub-regionalframe, population and employ-ment, Delhi urban area 2021,social and physical infrastruc-ture, mixed land-use regulations,development code and planreview and monitoring.
The master plan 2021 has allo-cated 277 sq km for future urban-ization by 2021. In the last fiftyyears, DDA has acquired75,609.84 hectares and developedit for residential, recreational,commercial and institutionalpurposes.
Now, with better and holisticplanning, DDA intends to set newrecords and provide more ameni-ties to people. Delhi is spreadover 1,483 sq km and divided into17 planning zones: 1,159 hectarein Zone-A (Old City); 2,304hectare in Zone-B (City Exten-sion and Karol Bagh); 3,959hectare in Planning Zone-C (CivilLines); 6,855 hectares in Zone D(New Delhi); 8,797 hectares inPlanning Zone-E (East Delhi);
11,958 hectares in Zone-F (SouthDelhi I); 11,865 hectares in Plan-ning Zone-G (West Delhi I); 5,677hectares in Zone-H (North-WestDelhi I); 15,178 hectares in Zone-J(South Delhi II); 5,782 hectares inZone K-I (West Delhi II) and 6,408hectares in Zone K-II Dwarka;22,840 hectares in Zone-L (WestDelhi III); 5,073 hectares in Zone-M (North West Delhi II); 13,975hectares in Zone-N (North WestDelhi III); 80,70 hectares in Zone-O (River Yamuna-River Front);9,866 hectares in Zone P-I(Narela) and 8,534 hectares inZone P-II (North Delhi).
Ram Gopal Gupta, a policymaker and city planner, says: "Inthe last 40 years, DDA construct-ed only 3.5 lakh flats. However,these did not suffice even for 1%of Delhi's population. Due to lackof housing facilities in Delhi, 10lakh people are dependent onnearby sates and metro cities inthe NCR belt. According torecords, DDA was constructing10,000 flats every year 15 yearsago, while in the last 10 years itmanaged to build 54,000 flats.
Today, DDA is not in a position toconstruct even 5,000 flats a year.The dramatic growth in Delhi'spopulation has led to congestionsand shortages of civic amenities.One of the main causes for thisspurt in population is the migra-tion of people into the city fromBihar, UP, Punjab, J&K, WestBengal, Orissa, etc."
Solution Today, the NCR cities are bestsuited to take the burden ofhousing from the national capi-
tal. The NCR has a total area of33,578 sq km and includes partsof three states, Haryana,Rajasthan, and Uttar Pradesh,with Delhi as a full state.
The NCR is also characterizedby the presence of ecologicallysensitive areas like the extensionof the Aravali ridge, forests, wildlife and bird sanctuaries; theriver systems of Yamuna andHindon, and is a dynamic rural-urban admixture.
Sub-regions of NCR The Haryana sub-region com-prises nine districts: Faridabad,Gurgaon, Mewat, Rohtak, Soni-pat, Rewari, Jhajjar, Panipat andPalwal, together constitutingabout 40% of the region.
The Uttar Pradesh sub-regioncomprises five districts: Meerut,Ghaziabad, Gautam Budh Nagar,Bulandshahr, and Baghpat,together constituting about 32%(10,853 sq km) of the region.
The Rajasthan sub-region com-prises Alwar district and consti-tutes about 23% (7,829 sq km) ofthe region. The NCT (National
Capital Territory) of Delhi con-stitutes about 5% (1,483 sq km) ofthe region.
Development In recent times, there has been atremendous growth of Delhi andthe NCR in terms of infrastruc-tural developments and with theadvent of major realty playerslike DLF, Ansal API, Ansal Hous-ing, Unitech, BPTP,Amrapali,Supertech, Gaursons, Assotech,Parsvnath, Ashiana, TDI,Anantraj Group, Omaxe, JP,Antriksh, etc, the areas havebeen much in news. Areas likeGurgaon, Noida, Greater Noida,Manesar, Faridabad, East DelhiExtension, etc, have been theareas fulfilling the housing needsof millions of people who live inand around Delhi. With the pres-sure of increasing population,unavailability of land, and lower-ing of water table, etc, developersare migrating to new places inthe NCR to raise residential andcommercial projects.
Rehabilitation scheme for slumdwellers A novel project proposed byDDA, the "in situ" rehabilitationscheme, moves away from theagency's previous model of shift-ing slumdwellers to the city'sfringes as part of rehabilitationpackage. For this, DDA hasindentified 23 sites (slum areas).Consultants have already beenappointed for 13 sites.
The Kathputli colony nearShadipur Depot of North Delhihas been taken up in first phase.Tenders will also be floated forthe other 22 identified sites.Raheja Developers has beenawarded the first of its kind, insitu slum re-development projectover 5.22 hectares at Kathputlicolony by DDA. The projectenvisages construction of 2,800EWS units (with built-up area 30sq metres per unit) with commu-nity facilities like a multi-pur-pose hall, Basti Vikas Kendra, ahealth centre, a Sishu Vatika, etc.
Arabtec, the firm which builtBurj Khalifa in Dubai, will con-struct these 2,800 EWS housesand also the commercial complexunder the slum redevelopmentpublic-private partnership proj-ect between Raheja Developersand DDA, in a time-bound con-tract of two years.

Each person has a defini-tion of 'luxury', depend-ing on his or her social
status and lifestyle. Thus, de-velopers cater to a wide varietyof demands, even within the'luxury homes' segment.
In recent times, Noida-Greater Noida and Ghaziabadhave seen an upsurge in the de-mand for luxury homes. Withhigher disposable incomes, theconfidence is visible not justamong buyers, but also amongsellers.
Taking a cue, several buildersin the NCR have begun devel-oping better and larger 'luxu-rious homes'. Gardenia Grouphas launched Golf City andGardenia Gateway in Sector75; Gardenia Glory in Sector 46and Gardenia Grace in Sector61 in Noida. The GardeniaGroup has committed to deliv-er over 4,000 dwelling units innext two-three years.
The Antriksh Group haslaunched Antriksh Forest inSector 77, Antriksh Golf View1 and Golf View 2 in Sector 78,Antriksh Nature in Sector 52and Antriksh Green in Sector50, in Noida. Antriksh Natureand Antriksh Green are near-ly complete, while AntrikshForest and Golf View are un-der construction.
Amrapali Sapphire in Sector45, a premium project ofAmrapali Group has beenlaunched in two phases; phaseone is being built at a cost of Rs
275 crore and is over 10 acres.Amrapali Group is poised todeliver over 1,100 houses inthese two phases.
Supertech Group haslaunched a unique circular-shaped residential project,ORB, in Sector 76, Noida. Theproject has been mastermind-ed by Bollywood star TwinkleKhanna. Prateek Group haslaunched a luxurious residen-tial project, Prateek Stylome,in Sector 45, Noida. JMHousing Ltd's JM Orchid inSector 76 and Grand AjnaraHeritage in Sector 74 are someof the other luxury develop-ments in Noida. It is on a 130-metre-wide road near the 6-lane FNG expressway and isover 104 acres
Anil Sharma, the chairmanand managing director ofAmrapali Group, says: "Today,Noida is the hub of develop-ment with most of the devel-opers in the Delhi NCR activehere. The development is theresult of a robust demand andthe availability of houses invarious categories and priceranges. Luxury is surely thenew buzzword in Noida."
Rakesh Yadav, the managingdirector of Antriksh Group,says: "Antriksh Golf View inSector 78 presents dreamapartments for buyers, whichinclude 2- and 3BHK, at rea-sonable prices. There has beenan increase in investments inNoida, Greater Noida andGhaziabad owing to the in-creased urbanization of theseareas."
Manoj Rai, the chairman of
Gardenia Group, says: "Onceagain, the real estate sector ison a boom and builders are notlagging in luring customerswith attractive announce-ments. Since the time theNoida Expressway become op-erational, the real estatearound the stretch has seen atremendous response." R KArora, the chairman and man-aging director of SupertechGroup, says: "ORB is a part ofour 50 acre integrated town-ship project, which will com-prise 3- and 4BHK apartments.Units are in the range of 2,215sq ft to 4,270 sq ft. The projecthas been innovatively de-signed for maximum interiorspace and 180 degree view."
