Where did you grow up?I was born in Lubbock and

lived here until I was 14. My family moved to Monahans, Tex-as where I lived until I gradu-ated from high school. I moved to San Angelo to attend college.

Why do you live in the Lub-bock area? What do you like most about it?

After I married, my husband and I moved to Lubbock to be close to my family. We really feel like Lubbock is our home. I love how friendly the people are. We are grateful for the wonderful medical facilities and schools that we have in Lubbock. I like the fact that you can get to most places in Lubbock within 20-30 minutes.

What do you enjoy doing when you’re not working?

When I am not working with my real estate business, I enjoy spending time with my sons, Tyler and Karson, and my hus-band, Todd. I also enjoy helping my husband with his business at The Regal Pet Resort, traveling with my family, attending the boys’ activities and fine dining.

How long have you worked in Real Estate?

I began my career in real

estate about 10 years ago by pur-chasing several rental properties. When my youngest son started school, I fulfilled my dream of getting my real estate license and have been a Realtor for over seven years. Before becoming a Realtor, I was a stay-at-home mom.

What is your specialty? My real estate specialty is

residential sales.

What designations do you have and what does that mean for the people you work with?

I hold these designations – ABR (Accredited Buyers Representative), CRS (Certi-fied Residential Specialist), GRI (Graduate of Realtors Institute), CNHS (Council of New Homes Specialist), and RCC (Residen-tial Construction Certified). By furthering my education and receiving these designations I have the skills to better serve my clients.

What is the most unique property you’ve listed or sold?

The most unique property that I ever sold was a home that was used as an assisted living center. The buyers remodeled every inch

of the house to make it their dream home.

What is the most gratifying/

challenging aspect of what you do?

Finding my clients the perfect home for their family is both the

most challenging and the most gratifying aspect of what I do.

What is one tip you have for someone looking to buy or sell a home?

The advice that I would give is to hire a Realtor who is very familiar with the area.

What do you see in the future for real estate sales/prices?

I see the future of real estate in Lubbock to continue to be pos-itive. We are very lucky to live in Lubbock where real estate prices have not decreased or increased significantly as they have in other parts of our country.

Why should someone select you as their Realtor?

I feel honored when someone chooses me to be their Realtor. I always do my very best to make the process go smooth for the buyer or the seller. I am always available to answer any ques-tions they may have. I under-stand that buying or selling real estate is both very exciting and very stressful. Which emotion surges higher when buying a home… excitement or anxi-ety? You will probably experience both during the homebuying pro-cess. Imagining the possibilities of your new house can bring great joy, while the finan-cial implications of making such a pur-chase can create worries. Take these steps to reduce the stress, though, and you will be able to focus on the enjoyable aspects of buy-ing a new home.

Get ready

Long before you start walking

through properties, you can lay the groundwork for a good homebuying ex-perience. The sooner you start saving for a down payment the better. Having some money to put toward the pur-chase gives you more flexibility when it comes time to get a loan.

You’ll want to check your credit re-port, too, to see if there are any mis-takes or problems you can clear up pri-or to applying for a mortgage. You can request one free credit report annually from each of the three credit-reporting companies by visiting AnnualCred-itReport.com.

Speaking of mortgages, learning about various types of loans and as-sistance programs will give you the knowledge to find the right loan for you – one that you will be able to afford for the life of the loan. You can research whether you qualify for any assistance programs at TxHomePrograms.org.

Finally, you’ll put yourself in a strong

position by getting pre-approved – not just pre-qualified – for a mortgage. And don’t necessarily jump at a high loan amount just because someone says they will lend you that much. Take a hard look at your own finances and fu-ture plans to make sure you are living within your means.

What do you Want?An established neighborhood or a

new home with lots of upgrades? Take the time to figure out what features are most important to you. You will also find it helpful to decide if there are some items you desire but might be willing to look past if everything else falls into place. Once you can deter-mine the must-haves, you can quickly make decisions about which properties to view.

Get someone on your side

Buying real estate is much more in-

volved than most other transactions – even high-dollar purchases like auto-mobiles and stocks. It can be a tremen-dous help to have a professional look-ing out for your best interests along the way.

Make sure you pick a Lubbock Real-tor you are comfortable working with. Your Realtor can explain the entire process, help you negotiate, keep the transaction on track, and make sure you have the information you need to make good decisions.

understand What Goes into an offer

There’s much more to a good offer than deciding what price you’re will-ing to pay. Before you start searching for homes, talk to your Realtor about earnest money, option periods and fees, inspections, contingencies, closing time frames, and other factors that may make your offer more attractive to the seller while protecting your interests.

don’t let up after

your offer is accepted

Not every transaction successfully progresses from an accepted offer to a closed deal. However, you give yourself the best chance of getting the keys to your new home if you and your Realtor stay on top of the deadlines and tasks to move the process forward.

If you have questions during this pe-riod, ask as soon as possible. You want answers long before you get to the clos-ing table.

Buying a home should be an exciting time in your life. If you plan well and work with people who are looking out for your best interests, you can mini-mize the pressures involved and enjoy the process of purchasing a new place to call your own.

For more information and to search for your next home, I invite you to visit LubbockRealtors.com.

Water is one of the most valuable resources in West Texas. It is our responsibility to use it wisely. To conserve this resource in time of drought, Lubbock operates under a “Drought Contingency Plan” which is designed to limit water usage by consumers.

Lubbock Water Utilities continues to evaluate water conservation strategies and is providing this information to suggest lawn-water-ing tips that conserve water and save you money.

• Follow the Green Rule: Water deeply and infrequently. Deep means applying one to one and a half inches of water to lawn

to soak down to a depth of four to six inches. Infrequently means water lawn when footprints are visible after you’ve walked across it. By watering in this manner, your lawn will be healthier and hardier, better able to withstand the hot, dry conditions of West Texas sum-mers. The opposite is true for light, frequent applications of water which lead to shallow root systems making the grass more suscep-tible to heat and drought conditions. Water deep and infrequently. Remember: Rainwater counts too!

• Know Your Grass Type: When planting a lawn, choose grasses which require less water.

Here are watering recommendations for common grass varieties: Buffalo Grass – every 2 weeks; Tex-Turf-10 – every 7-10 days; Ber-muda – every 7 days; Tall Fescue – every 4 days. Note: lawns require more water when first planted.

• Know Your Sprinkler: Choose an adjustable sprinkler to match wind conditions and area of application.

Select a sprinkler which throws large droplets of water low to the ground. Some sprinkler designs throw mists or small droplets high into the air resulting in up to a 70 percent loss of water on hot, windy days. Use drip irrigation, soaker hoses and root feeders around shrubs, trees and in gardens. These allow the plants to soak up the water more slowly resulting in reduced water loss through evaporation or run-off, and deeper root growth.

• Know When To Water: Water in early morning hours.Water in the morning when sun and wind are less intense and loss

due to evaporation is reduced. Afternoon watering can result in the use of twice as much water on hot, windy days compared to an early morning watering. If early morning is not possible, the next best time is late evening.

• Know How Long To Water: Use A Sprinkler Timer. Sprinkler timers can help prevent over-application of water by

the automatic shut off. They can be useful in determining how much water has been applied. On a windless day, set a few empty cans or glasses of the same size within the spray pattern of your sprin-kler. Start the timer and run sprinkler long enough to put an inch of water in the containers. Adjust your sprinkler timer accordingly for future watering use. Watch your sprinkler to see if it is applying water faster than your soil absorbs it. Avoid watering your lawn to the point of run-off. If you have not applied enough water, move the sprinkler to another location until the water has been absorbed.

• Consider Reducing Turf Area and Add MulchReplace grassy areas with rock gardens, decks, patios or xeriscaped

gardens. Lawns are the biggest water users in home landscapes. In those garden spaces, organic mulches can shield the soil from heat and wind, reducing soil moisture loss. A good layer of mulch, two to four inches of bark, composted material or straw, can also slow weed growth and improve soil quality. Commercial mulches, which can be found in most nurseries and superstores, include shredded cypress, pine bark, and cotton seed hulls.

For additional information, visit http://water.ci.lubbock.tx.us/.

The City of Lubbock receives water from the Canadian River Municipal Water Authority (CRMWA), which consists of Lake Meredith and the Roberts County Well Fields, and from city-owned well fields in Bailey County.

The CRMWA puts the current depth of Lake Meredith at 35.14 feet as of the end of June 2011; this represents a new record low. According to figures posted online by the U.S. Department of the Interior Bureau of Recla-mation, Great Plains Region (www.usbr.gov/gp-bin/arcweb_sanford.pl), the reservoir is currently 3.5% full.

Due to this low level, the City of Lubbock is in Stage 1 of the Drought Contingency Plan. Water obtained from well fields comes from large underground water reservoirs called aquifers, which are slow to recharge and

heavily used. While water supplies are cur-rently adequate, conservation is necessary to ensure future availability.

For more information on CRMWA visit, http://www.crmwa.com/

Current Water restriCtions

• Landscape irrigation may occur only be-tween the hours of 6:00 p.m. – 10:00 a.m. from April 1-September 30.

• Landscape irrigation is restricted to two (2) days per week. The City Manager, or his/her designee may, after notice to the citizens of the City of Lubbock, designate irrigation schedules.

• Irrigation should provide a maximum of 1.5 inches per zone per week.

• Irrigation should occur without signifi-

cant water runoff, which can be accomplished by correctly cycling the sprinkler system and allowing time for the water to soak into the landscape between irrigation events.

• All City of Lubbock operations will adhere to the water use restrictions.

• Hand watering for landscape irrigation purposes is allowed on a daily basis regard-less of the time of the year.

• New plant material may be irrigated on a more frequent basis until the new plant mate-rial is established.

To report a violation of these restrictions or to leave a complaint about water runoff, please call the Water Wasting Hotline at 806-775-3952.

To request a rain gauge to help measure 1.5 inches of water for your lawn, please email [email protected].

Wise watering tips for conservation, savings on water bill

City in Stage 1 of Drought Contingency Plan

FOR MAxIMUM WATeRING eFFICIeNCy, choose an adjustable sprinkler to match wind conditions and the area of your lawn. A sprinkler which throws large droplets of water low to ground is best. To avoid wasteful runoff, water slowly in small areas to allow time for the water to soak into the soil.
