ABSTRACTThe main objective this paper is to highlight the various aspects of prefabricated building methodologies and adoption of alternate building materials for low cost housing. In a building the foundation, walls, doors and windows, floors and roofs are the most important components, which can be analyzed individually based on the needs thus, improving the speed of construction and reducing the construction cost. The major methods of construction systems considered here are namely, prefabricated roofing components like precast RC planks, precast hollow concrete panels, precast concrete/Ferro cement panels and usage of new alternative building materials like Fly –Ash sand lime bricks, Solid concrete and stone blocks, Cellular Concrete, Laterite Blocks, Dry-Hydrated Lime, Rice-husk Ash Pozzolana and Hollow Concrete Blocks

INTRODUCTION Pre-fabricated Methodologies: The concept of prefabricated (also known as “pre-cast”)

construction includes those buildings, where the majority of structural components are standardized and produced in plants in a location away from the building, and then transported to the site for assembly. This can be adopted for roofs, floorings, Doors & Windows etc.

New Building Materials: In case of construction of walls, it is better to adopt new building

materials since the Prefabricated methodologies were proved to be un-economical.

ADVANTAGES OF PRE-FABRICATION ARE:

• As the components are readymade, self supporting, the shuttering and scaffolding is not required so saving can be achieved.

• The mould for the precast components can be used for large number of repetitions thereby reducing the cost of the mould per unit.

• Similar types of components are produced repeatedly, resulting in faster execution, increased productivity and economy in cost too.

• Time is saved by the use of precast elements since various components can be casted simultaneously and thus, saving of time attributes to saving of money.

• The work at site is reduced to minimum, thereby, enhancing the quality of work, reliability and cleanliness

IN FLOOR AND ROOF: Structural floors/roofs account for substantial cost

of a building in normal situation. Therefore, any savings achieved in floor/roof considerably reduce the cost of building.

Use of standardized and optimized roofing components where shuttering is avoided prove to be economical, fast and better in quality compared to Traditional Cast-in-situ concrete roof.

The use of prefabrication for other materials can be made like lintels, sun shades, cupboard shelves, kitchen working slab and shelves, precast Ferro cement tanks, precast staircase steps, precast Ferro cement drains

(a) Thin precast RCC lintel Use of precast lintels speeds up the construction of walls besides eliminating

shuttering and centering. Adoption of thin lintels results in upto 50% saving in materials and overall cost of lintels

(b) Doors and windows Innumerable types and sizes of doors and windows used in single and similar buildings. This involves the use of additional skilled labour on site and off site and also wastage of expensive materials like timber, glass etc. Economy can be achieved by:

(i) Standardizing and optimizing dimensions; (ii) Evolving restricted number of doors and window sizes; and (iii) Use of precast door and window

IN WALLS:- Several prefabrication techniques have been

developed and executed for walls but these techniques have not proved economical for low rise buildings as compared to traditional brick work i.e. in the case of walls it is better to go for new materials instead of Prefabrication technique.

Increasing the size of wall blocks will prove economical due to greater speed and less mortar consumption, which can be achieved by producing low density bigger size wall blocks using industrial wastes like blast furnace slag and fly ash.

NEW ALTERNATE BUILDING MATERIALS Several research institutes under the Council of Scientific

& Industrial Research (CSIR) namely, National Building Research Institute (NBRI) - Roorkey, Structural Engineering Research Centre (SERC) –Chennai over several years of research and development work have evolved a number of alternative building materials utilizing industrial, agricultural and mining wastes. These Alternative building materials are cheaper and durable.

CONCLUSION

Though pre-cast members are heavy and may have problems in lifting, transporting and connecting at site, an overall savings of about 30% - 50% in cost of Project can be achieved, depending on Methodology adopted & Materials used.

FUTURE SCOPE : These methodologies with new alternative

materials can be implemented in near future since more no. of Thermal power plants are going to be commissioned by this year 2015 onwards to meet the large demand of Power and produce Fly ash, Blast furnce slag in more quantity as by-product.

The initiatives are to be taken for establishing brick manufacturing units for producing fly-ash based bricks with wastes from plant.

FUTURE SCOPE : Fly ash can also be mixed in appropriate

proportions with cement, which can be used for under ground water dams since more durable and temperature resistant.

These methodologies can be adopted even for Residential Quarters, Office Buildings, coal bunkers, bridges etc. and can achieve huge savings.
