QCould you give me five top tips for landlords when choosing a lettings agent?

APersonal recommendation is best. If you don’t have a recommendation from a

trusted source, then pick a few regulated letting agents and meet them for an initial rental assessment. Base your decision on a mixture of

letting fees, service level, and rental figure they feel they could achieve for you. However, trust is the deciding factor.

1. Flexibility – your agent should make the rental process as smooth as possible and flexibility is crucial. For example, if you have a favoured handyman, ask if your agent would be happy to work with him in preference to their own contractors. If your preferred contact is unable to help, the agent should have reliable contractors they can use instead.

2. One point of contact – ensure you know who you and your tenants can contact during the rental process and tenancy. This should guarantee you receive an individual service.

3. Professional company – a regulated agent, with many years experience of the local market, should give you peace of mind, knowing that professionals are handling the process of renting your property.

4. Ask potential agents plenty of questions: What type of tenants do they usually let to?How do they vet their tenants and which referencing provider do they use?How often do they let properties in your area?Do they have a list of tenants waiting for properties?How quickly can they let your property?How will they advertise your property?How long has the manager been letting properties in that area?Do they belong to a professional association?What are their fees, what is included and what isn’t?Do they have a tenancy deposit protection scheme?

Remember, not all letting agents are the same – find one who will look after your property as if it was their own.

village vibeRachel Hanniquet-Brooking of Hamptons takes South on a guide tour of BalhamATTRACTIONS Balham is a fantastic area and many people are attracted by its close proximity to the Commons and excellent transport links. Being in the borough of Wandsworth, residents befit from the region’s cheapest council tax among other draw cards.

SHOPS Locals shops are concentrated around the High Street and Bedford Hill. Waitrose and Sainsbury’s serve the community for grocery shopping and blend well with the typical high street chains and small boutiques and cafes along Bedford Hill. On Northcote Road and Bellevue Road are shops for any need from clothing, baby buggies and wine to books, furniture and antiques.

TOP STREETS These stretch from impressive new-builds such as Ipsus 07 at the top of Balham Hill, the renowned mix of double-fronted houses and flats of the Heaver Estate, and the sought-after Nightingale Triangle. Smaller tree-lined roads such as Laitwood Road and Ormeley Road off Balham Hill are also much sought-after, with properties coming to the market and going the next day.

RESTAURANTS, CAFES AND PUBS Over the last couple of years we’ve seen some

great additions to the Balham scene. Firm favourites such as Harrisons and Lamberts never fail, and Trinity Stores is a great place to pick up a light bite or a slice of cake. For a Mediterranean meal, try tapas at the Fat Delicatessen. Bertie and Boo is a loyal hangout for mums and dads, and for Sunday breakfast you have to be early for a table at Milk. Finally, who could forget amazing pubs such as The Bedford, The Devonshire, and The Regent?

LEISURE Balham Leisure Centre has been keeping us fit for years and it’s heavily rumoured that Balham is about to welcome two new gyms to the High Street area. Those who prefer the great outdoors are spoilt for choice with Wandsworth, Tooting and Clapham Commons all close by. Tooting Bec Common has recently opened a new children’s adventure playground – a great way to meet other parents and friends. Balham hosts many events in Hildreth Street Market, and the Farmers Market comes to town every Sunday.

SCHOOLS Primary schools such as Ravenstone, Henry Cavendish and Telferscott are very popular with locals and perform well. Other fine schools include Hornsby House, Bromwood Hall, and Dulwich College.

marketviewWith Valentine’s Day ringed on the calendar, February is the month of love. Can you

create romance around your property, asks Cheryl Markosky.

Getting someone to love your home can take a great deal of effort. But will it look a bit naff – and like you’re trying too hard – when you lay out

those heart-shaped cushions, red roses and scented candles around Valentine’s Day?

George Franks, sales director at Douglas & Gordon, thinks if sellers create ‘that happy house feeling’, buyers will pick up on the vibes and have an instant attachment – with, or without, romantic props.

“Decorative hearts made of bells, shells and wood are all the rage at the moment. That being said, I wouldn’t suggest specifically buying these to tie into this particular occasion,” he cautions. “Instead, creating cosy areas where a couple can imagine themselves having a candlelit dinner, or sitting together in front of the fire, will add to the appeal of a home – especially during colder months.”

And keep an eye out for ‘that romantic buying sign’ of couples starting to hold hands when walking round a property, he adds.

Buying agent Karelia Scott-Daniels from Manse & Garret Property Search recalls dressing a house’s dining table with three long-stemmed red roses – the only ones the florist had – for the photographer. “A doe-eyed newlywed couple came round and they offered the asking price on the spot!”

But you can go too far, she suggests. “I once viewed a family home with a couple on Valentine’s Day and the owner left a trail of rose petals from the front door to the master bedroom with an art installation spelling out YES, which really put my clients off. It was probably terribly expensive, but my female client couldn’t see past it and said she would never feel comfortable living in such a tacky house.

Mayow Short from Savills Battersea also thinks it’s a mistake to make your home appear seductive by marketing it quietly. “With so much information at your fingertips through the internet, keeping anything to do with property a mystery is difficult. I’m a strong believer in fully marketing a property, as this is the best way of ensuring you get the best buyer at the best price.”

celebritywatchLords cricket ground brought Olympic archery to NW8. The Oval brought Britain’s Got Talent to Kennington by hosting auditions for the top TV show on Saturday 19 January.

Judges Simon Cowell, Amanda Holden, David Walliams and Alesha Dixon were due to visit the legendary cricketing venue to say yes or no to around 4000 wannabes making a bid for super stardom.

“Britain’s Got Talent is the latest in a series of high profile clients to use the wide-ranging facilities within the OCS Stand and the Kia Oval as a whole,” said an Oval spokesperson.

Much like the beginning of 2012, the market seems to have woken early this year and deals are being done already.

One house we launched on the first day back in the office was agreed in three days and at asking price. We are obviously crossing our fingers that this enthusiasm by new buyers continues into the spring!

It is at this time of year that buyers usually decide they need to make a move and start registering with agents. This is certainly what we have started experiencing. With plenty of time for conversations over budgets and which area to live, buyers enter the market focused on finding the dream home. Out with the old and in with the new is the mantra.

Much is the same for vendors. Those who have had droves of in-laws and relations over to stay during Christmas may have decided that their houses are simply too small and selling this year is now a priority. Or maybe some of the children are eating turkey elsewhere and so the house is becoming too big to warrant keeping. Wandsworth and Clapham markets often move according to families’ upsizing or downsizing for these reasons.

Looking ahead, we expect the levels of instructions and buyers to increase. This obviously is good and bad for

buyers: more choice but more competition too. The stamp duty tax changes have become an unavoidable increase for those purchasing above £2m and the majority of buyers, while being at the very least displeased about it, are now more pragmatic, much like when the £1m-plus sector was changed.

According to our mortgage experts at Knight Frank Finance, now is also a good time to have someone double-check your lending offers. With many high street banks changing their products away from interest-only facilities, talking to the right broker can be the difference between affordable and a stretch too far, whether for the same level of borrowing you intended or indeed to secure more to add to the budget. Trophy haulFoxtons secured three more trophies at the Sunday Times Estate Agency of the Year Awards, bringing the number of industry honours won in 2012 to a total of 24.

High five for new officeEstate agent Currell Residential opens its fifth office on Lavender Hill in Battersea this month, adding to its existing offices in Islington, Clerkenwell, Hackney and Victoria Park.

Currell will offer its sales, lettings, property management and new homes services to the local area as well as the major regeneration territory of Nine Elms – described as a ‘fantastic opportunity’ by company managing director Anne Currell.

Victoria Farrar, pictured, currently Victoria Park office manager and recently appointed a director of the company, will head up the new venture. “Having personally invested in and lived here in Battersea for five years, I have kept a close eye on the market. Battersea has become one of the most exciting, hugely profitable and affluent locations to invest, work and live,” she said.

Nine Elms market set for £2bn revampThe contract has been signed on a project that would see New Covent Garden Market – located in Nine Elms on the South Bank regeneration area – completely redeveloped to provide 500,000 sq ft of modern facilities for its traders.

The country’s largest fresh produce market is set for a £2bn makeover after Covent Garden Market Authority confirmed VSM Estates as its development partner. The revamped site would include The Garden Heart, a new

centre for London’s food industry with a brand new public market a short distance from the proposed location of a new Northern Line tube stop.

Parts of the site no longer needed for the market operation will become new mixed-use developments including homes, open spaces, shops, cafes, restaurants and offices. Wandsworth Council HAS granted outline planning consent for the proposal.

Battersea Flower StationA stretch of railway track wasteland in Battersea has been transformed into a magical garden in only four weeks by a small team who left their corporate jobs and emptied their moneyboxes to fulfil their dream.

Battersea Flower Station, founded by John Schofield and Lisa McCormick, pictured, is a garden centre with a difference. Services include free local delivery, free window box planting, free in-home garden or balcony consultation, and personalised gift vouchers.

There’s a resident plant and garden expert, as well as a resident florist and wreath maker on site. The team have sourced local produce and have a vision of working with local people, both staff and stockists.

The site on Winders Road was transformed with the help of local builders and a set designer from Battersea Arts Centre. Co-founder John Schofield said: “We wanted to create an incredible local, friendly space.

a better deal. Brockley, Forest Hill and Crystal Palace are consistently charting as the top three searched-for areas. In fact, we’re celebrating a home in Brockley getting 16 offers on the first weekend in January, as soon as it hit the market.

Interest in these areas is due to improved transport links offered by the East London Line and grants being pumped into regenerating high streets, such as the Portas Pilot funding for Forest Hill and Kirkdale. Critically, these areas also have good schools, plenty of parks and are relatively affordable compared to their direct neighbours.

Demand in 2013 looks set to remain at high levels. Growth will depend on the increased availability of properties for sale, and with signs of the mortgage market getting stronger, along with consumer confidence, there is every reason to believe we will see more properties for sale. Lenders say their criteria could get tougher, reports Duncan Farmer

Rock-bottom interest rates are here to stay

for at least another four years, according to the banking giant

Citi, as the UK economy struggles to come out of the longest recession for a century. For homeowners this is clearly good news, but for those wanting to take out a new home loan the prospects remain bleak.

While Mark Harris, of broker SPF Private Clients, says that every lender he has spoken to has said they will do more lending this year, and that they have bigger targets and will lend to borrowers with smaller deposits, there are fears that some banks and building societies will make life tougher for new borrowers.

“Some lenders have indicated that they will tighten criteria this year, according to the Bank of England,” says Harris. “However, it doesn’t say how many: it could just be one or two.”

Qualifying for a mortgage can be a complicated affair and securing the best rate takes careful planning, but by getting to know the process of how a mortgage works and what the lenders require, it is possible both to secure a lower interest rate and to increase the chances of being accepted for a loan.

Deposits – The size of your deposit determines your monthly mortgage payments and the interest rate that you pay. Virtually all lenders use a loan-to-value banding system, which means you pay much more if you have a smaller deposit. Even saving an extra five per cent of the purchase price can make a big difference to the rate you will pay.

The Post Office has a two-year fixed

rate of 5.75 per cent if you have a 10 per cent deposit, but that rate falls to 4.29 per cent if you can raise another five per cent. So, over two years on a £200,000 interest-only mortgage, you would pay £5840 less if you are able to save the extra 5 per cent deposit.

Northern Rock’s lowest two-year fixed rate for those with a 30 per cent deposit is 3.39 per cent, but if you have a 10 per cent deposit the rate increases to 5.88 per cent.

Clear your credit cards – Before a bank will offer a mortgage, they will want you to know what your monthly expenses are and how much you have left in your bank account at the end of the month. Outstanding credit card or loan payments will reduce the amount you can borrow, so pay them off if you can.

Interest-only – Banks have made life harder for borrowers taking out interest-only mortgages, which are popular with wealthier borrowers, especially those with other assets such as shares and other investments. Interest-only loans are cheaper, but banks will now usually grant them to applicants with a deposit of at least 25 per cent.

Use a broker – Mortgage brokers not only have access to most of the mortgage market – and many lenders offer special rates available only through brokers – but they also understand exactly how lenders operate and have long-term relationships with them.

“The role of the mortgage broker will become increasingly important this year,” says Harris. “Brokers can find a more sympathetic lender to suit a buyer’s particular circumstances if they are self-employed, require interest-only, or if they are an older borrower.”

Cheap moneyCo-op Bank has launched the lowest five-year fixed rate loan, which comes with an interest rate of just 2.79 per cent. Borrowers will need to put down a hefty 40 per cent deposit and there is an arrangement fee of £999.

Yorkshire Building Society has cut its mortgage rates for borrowers with less cash to put down, and now has a five-year fixed rate of 4.44 per cent for those with a 15 per cent deposit. The arrangement fee is £999.

The Co-op deal is even cheaper than the 2.95 per cent fixed rate deal from RBS and that came with a mighty arrangement fee of £2495. The new loans mark the latest cut in mortgage rates as the effects of the cheap money pumped through lenders from the Bank of England’s Funding For Lending scheme reach borrowers.

With the availability of mortgage finance growing and cost falling, now is a good time to be a

borrower. However, it may not be as good as it seems. While lenders battle for market share and to reach their targets, some have indicated that criteria may be tightened,

making it just as difficult or confusing for the borrower.Using a mortgage broker can help you find a more

sympathetic lender to suit your particular circumstances. A broker should be able to negotiate solutions with alternate lenders, or negotiate with proposed lenders who might have rejected an application if the applicant had gone direct. Experienced brokers who know who to talk to can get lenders to change their minds, or find a more sympathetic lender.

A broker’s wealth of knowledge can make the difference between getting a mortgage and receiving yet another rejection, making it harder still to get a mortgage in future.

More millionairesMore than 300,000 people in Britain own a house worth over £1 million after a 19 per

cent increase last year, a new study suggests. The number of property millionaires in Britain increased by 47,024 to 300,142

during 2012, according to property website Zoopla, with buyers at the top end of the property market apparently immune to the squeeze afflicting the rest of the nation.

London, which has received strong demand from overseas buyers looking for a safe investment away from the troubles of the eurozone, has by far the highest number of property millionaires – 182,583 or 64 per cent of the total. Kensington and Chelsea, where the average property price is £2.2 million, has the highest concentration of property millionaires, helped by overseas buyers and wealthier homeowners. Lawrence Hall, spokesman for Zoopla, said: “The top end of the property market operates seemingly in isolation to the rest of the market.”

He said wealthier buyers were often less reliant on the need to raise a mortgage, meaning many of them had been more sheltered from the effects of lenders tightening their borrowing criteria amid the weak economy.

numbercrunchingIT’S PICKING UP!The property market is picking up, according to figures from the Bank of England, which show that in November the number of new mortgages approved for homebuyers rose to 54,036 - the highest November figure for three years.

Approvals hit a low for 2012 of 44,523 in June, but have been rising steadily since then, which indicates that the Bank’s Funding for Lending Scheme is working.

The number of approvals is regarded as a good indicator of future trends and suggests that sales will keep on rising throughout 2013. In the first 11 months of 2012, the number of completed house sales was 6 per cent higher than in 2011.

In these times when buyers are displaying caution, you’d expect a purchaser to demand to see the finished result of a made-over wreck before parting

with his cash. But before the former rudimentary Victorian terrace (which could have been a ‘below stairs’ set for Downton Abbey) was even completed, it sold for more than £1.5 million.

Sam Sproston, new head of Knight Frank’s Wandsworth office, points out that the home in Swanage Road was a double success for his agency. “We sold the completely unmodernised probate property to local developer Ivy Projects for just over £950,000 after it went to sealed beds. Then we sold it again after showing the buyer another house the developer had done up the road, as well as the quality of the work in progress.”

After being untouched for about a half a century, bringing the house to life in the 21st century was undoubtedly a big job, explains Heath Adamson from Ivy Projects. “There were structural issues and no heating at all, so it needed a big going over.”

Installing a big side extension, fully integrated alarm and video entry systems, internet and TV points throughout, and a kitchen fully decked out with modern appliances, the 19th century house has been hauled triumphantly into the 21st century.

Luckily, planning was quite straightforward, with only one complaint from a neighbour delaying the project slightly. “We adjusted our plans accordingly,” adds Adamson, “and construction took a bit longer than anticipated, but the job was completed after eight months.”

Spending a good lump of money on lighting is crucial for a project of this magnitude, he adds. “We think it makes a big difference putting downlighters in all the main areas, along with chandeliers downstairs in the dining area and in the master bedroom suite. It’s much more enticing than staring at bare light bulbs.”

Adamson’s favourite part of the contemporary refit is the kitchen and living area. “It’s definitely the best zone, as it’s such a huge and airy space. There’s a good mix of

The only omission in this splendid renovation is that Ivy Projects didn’t carry out the excavation of the basement, a building technique that’s becoming more common south of the river.

Sproston says it was wise not to grab a spade and dig out a basement. “It’s such an expensive job, costing about £300,000, it would have taken the house up another notch to a higher price band. You then have to ask whether it would have been worth £1.8 million – an amount I believe is too much for the road.”

The early months of the New Year can often be fraught

with problems for British housebuilders, with construction schedules affected by severe frosts and snow, and now, our latest hazard, the rain. But we push on, hoping

that by the end of this month most of the extreme weather is behind us, and we can have a number of properties completed and dressed, ready for the busy spring viewing period.

With all the conflicting reports and advice being pumped out daily on where investors and homebuyers should put their money, it is

reassuring to learn that quality homes in the London and South East are still producing good return. We are already seeing a renewed interest from investor buyers, for whom quality and location are key factors, as indeed they always are for resident owners of our properties. Which is why we will continue to be very selective about where we buy land in 2013.

We are progressing on schedule with our two Surrey flagship developments, Kingswood Warren Park and Esher Park Avenue, both in prime locations, and now boasting stunning new show houses to introduce the remaining phases.

This is also that time of year when we are busy preparing entries for the major building awards, and here at Octagon we

pride ourselves on our huge number of wins to date. We always need to make sure our submissions equal the quality of our design and build, and good photography is key to making that initial impact with the judging panels.

Hence my continual hounding of our photography and creative teams to seize the moment when blue skies magically appear. It is often just for an hour or two on a winter’s day, and often involves a chilly dawn start, but worth it when we see the end results – and get to hold a shining new trophy or two.

In prime South-West London, rents have risen in the quarter and year-on-year and are

up by 0.4 and 1.8 per cent respectively. In the Clapham

area there is increased demand from young professionals and sharers, which means that one and two-bedroom flats can command the highest prices at around £29 per square foot, with yields of 4.0 per cent or more.

The Savills 2013 rental forecast, released in November, has shown that our market here in prime South-West London is going from strength to strength as the growing need for properties for the ‘renty-somethings’ continues to increase.

Rent prices grew in 2012 and we certainly expect this trend to continue into next year. This ‘generation rent’ are now moving further south of the river as they appreciate the greater value for money, open spaces and facilities on offer.

Clapham and the surrounding area is popular with young professionals and families due to the excellent transport links in and out of the city, high quality housing and schools, the stunning Common at its heart, and the cafes, bars and restaurants that surround it.

The area has become one of the trendiest places to live in London and I am looking forward to taking the lettings team in Clapham forward in 2013. Kent villages such as Goudhurst and Benenden has stayed consistently buoyant throughout the

Tell us how you joined the property industry and briefly describe your career history to date.Looking for a change of direction, having started my working career as a buyer’s assistant for a tube welding manufacturer, I answered a PO Box advert asking for someone who could drive and wanted a change. The reply was from Home from Home – a small niche lettings and management company based in Wimbledon Village. That was over 26 years ago.

What do you enjoy most about working in this market, and what have been your highlights so far?I love the variety that lettings affords. No two days are the same and I really enjoy meeting people from all walks of life, from all over the world, and I love the fact I get paid for talking to people and seeing inside their homes and investments.

Lettings is very fast paced, which makes it exciting and never boring. Highlights to date include my 13 years with Knight Frank, working with the best people in the industry and having the opportunity to visit some of the most amazing properties in London and the surrounds. One Hyde Park and Hampton Court Palace are two of my favourites to date.

Describe the biggest challenges you face on a day-to-day basis.As a working mother, 36 rather than 24 hours in a day would really help! Balancing home and work life is a huge challenge but both

motivate me hugely. The legal aspect of the job challenges me in a positive way, and I have continued to study property law throughout my career, which is an asset as we negotiate most of the agreements on behalf of our landlords.

What advice would you give to anyone considering a career in lettings and property management ?If you have the opportunity to work in a lettings agency on a Saturday, this will give you a great insight into our industry. Lots of viewings, keys flying everywhere, keeping everyone happy when your first viewing runs late and then snowballs into the rest of the day... if this floats your boat, property is for you!

Property management is harder, I believe. You need the thickest skin as landlords don’t always want to spend money and tenants want everything fixed yesterday. Property offers you a chance for a fantastic career, varied, stimulating and very rewarding.

Where, in your view, is the best place to live south of the river and why? It has to be Wimbledon Villlage. Coffee shops, restaurants, boutiques to wander into, Wimbledon Common, the stations within a short walk, great schools, the list goes on. Having worked here for most of my career, I

am rather biased. Outside Wimbledon, I love Guildford, Surrey, rather than London and this is where I currently live with my family. If I am not at work or at home – I am on the A3!

If you were not an estate agent, what career would you choose and why?I always wanted to be a journalist. Similar

traits to my current role – getting paid for talking to people and constantly asking

questions. However, I am very happy with the route I have taken.
