A handsome period property in the popular parish of Uig:

Not only does this lovely building offer a ready to walk into home, it also offers flexible accommodation that could be a multi-generation home, a home with home office space or a home combined with a business idea. The building, the land and the location make it a property with potential. The former school has excellent natural light, acoustics and space which would lend itself to a studio for an artist, musician or craftsperson. Plus there is plenty of room for retail or gallery space with excellent roadside location and parking. The building also has a proven record with further tourism potential having previously been both a local museum and a successful restaurant.

BUILDING DETAILS

Originally built as a school & schoolhouse, this B-listed building was sensitively renovated to a high standard in 2007 to create a family home with partial commercial use. Small extensions have been added to the side and rear within the last 15 years and a major roof overhaul completed in 2015. The property was built around 1875 and is currently in full residential use. Last being used as a school in the mid 70’s, it has had an interesting history going firstly from school to residence, then becoming the local museum with café, before being acquired by the current owner in 2005, when it was fully stripped back and completely renovated to become a home and business. For thirteen years it has been run as a successful restaurant (LochCroistean Coffee Shop & Restaurant), finally converting back to totally residential use in 2020.

GARDEN & GROUNDS

The grounds of the property are just under an acre (3,826 sq/m) of land bounded by a traditional dry stone wall. The building is well set off the road with striking kerb appeal. There is extensive hard core parking and to the front of the house there is a patio area with an established easy care landscaped garden. Other landscaped areas include a secluded back courtyard, a herb garden and various seating areas to make the best of the space and the sun throughout the day. Being situated in a rural crofting community the property benefits from a cattle grid entrance and stock proofed perimeter walls. To date only two thirds of the grounds have been utilised. The original walled garden to the schoolhouse has not been developed as yet and while it contains some 9 apple trees, raspberry canes, blackcurrant bushes and the chickens it has the potential to be a small paddock, an allotment or even business potential (a small proper foundation has been put in that could house a summer house/polytunnel/accommodation pod).

OUTBUILDINGS There are 2 good brick outbuildings with electricity and some built in shelving, currently used for deep freezes, fridges and storage as well as another garden shed, screened wood store and chicken shed.

LOCATION & NEIGHBOURHOOD The property is situated in a hamlet in a traditional crofting community, set in the hills of the desirable parish of Uig just 29 miles from Stornoway (with all major amenities). The lovely glen setting is a peaceful rural location with panoramic hill views where you can explore the stunning landscape of the west coast of the Isle-of-Lewis. The area is a designated national scenic area, known for the beauty of its hills, moorland and beaches and is only 15 miles away from the famous Callanish Stones. The Uig area is a wonderful place for outdoor activities, as well as the beautiful beaches, wonderful hill walks and great salmon fishing, you can enjoy: sea fishing, sailing, surfing, kayaking, wild swimming, coasteering, mountain biking, rock and cliff climbing, and bouldering.
