1. THE DEMOLITION PLAN IS A GRAPHIC REPRESENTATION OF THE EXISTING FIELD CONDITIONS BASED ON THE INFORMATION PROVIDED TO THE ARCHITECT. IT IS NOT INTENDED TO BE A RECORD DRAWING OF THE EXISTING BUILDING. DEMOLITION DRAWINGS ARE DEVELOPED TO SHOW BOUNDARIES AND SCOPE TO THE NON-STRUCTURAL DEMOLITION OF SELECTED ITEMS. THE CONTRACTOR SHALL PERFORM A DETAILED WALK-THROUGH WITH THE TENANT'S REPRESENTATIVE TO CONFIRM THE SCOPE OF WORK, VERIFY THE EXISTING CONDITIONS, AND ALL CONFLICTS WITH THE SCHEDULED SCOPE OF WORK. THE CONTRACTOR SHALL BE RESPONSIBLE FOR THE REMOVAL OF AND REPLACEMENT OF EXISTING UTILITIES AS REQUIRED TO COMPLETE THE NEW SCOPE OF WORK AS SHOWN IN THE CONTRACT DOCUMENTS. THE ARCHITECT SHALL BE NOTIFIED OF ALL DISCREPANCIES FOUND BETWEEN THE ACTUAL FIELD CONDITIONS AND THE DRAWINGS.
2. DEMO CONTRACTOR SHALL COMPLY WITH ALL PERTINENT CITY OF LOS ÁNGELE REQUIREMENTS FOR DEMOLITION, INCLUDING BUT NOT LIMITED TO, REMOVAL OF DEBRIS FROM BUILDING, EXTERIOR DUST CONTROL, LOCATION AND TYPE OF CONTAINERS, AND OFFSITE DISPOSAL OF WASTE AND DEBRIS.
3. DEMO CONTRACTOR SHALL COMPLY WITH ALL PERTINENT REQUIREMENTS OF THE CALIFORNIA OCCUPATIONAL SAFETY AND HEALTH ADMINISTRATION (CAL-OSHA) FOR DEMOLITION. PROVIDE TEMPORARY BARRICADES AND OTHER FORMS OF PROTECTION TO ENSURE PUBLIC SAFETY.
4. DEMO CONTRACTOR SHALL CONFIRM THE BUILDING OWNER’S APPROVED METHODS OF DEMOLITION, ROUTING OF DEBRIS REMOVAL AND LOCATION OF CONTAINERS. ALL DEBRIS AND WASTE SHALL BE PLACED IN APPROVED CONTAINERS, COVERED OVERNIGHT AND WEEKENDS, AND HAULED AWAY ON A REGULAR BASIS. THE EXTERIOR OF THE BUILDING AND ADJACENT PUBLIC PROPERTY SHALL BE PROTECTED FROM DAMAGE. EXTERIOR AREAS SHALL BE SWEPT CLEAN DAILY.
5. BEFORE COMMENCING DEMOLITION, SURVEY AREAS WITH BUILDING OWNER’S REPRESENTATIVE TO DETERMINE ITEMS TO BE SALVAGED AND RETURNED TO OWNER.
DEMOLITION PLAN - GENERAL NOTES
6. HAZARDOUS MATERIAL ABATEMENT IS NOT INCLUDED IN THE SCOPE OF WORK IN THESE DOCUMENTS, AND THE ARCHITECT TAKES NO RESPONSIBILITY FOR THEIR DETECTION OR REMOVAL. THE ABATEMENT, REMOVAL, PREPARATION AND/OR STABILIZATION OF THESE MATERIALS SHALL BE PERFORMED BY A HAZARDOUS MATERIALS REMEDIATION COMPANY, TO BE SELECTED UNDER SEPARATE CONTRACT. THE INTENT IS THAT ASBESTOS-CONTAINING MATERIALS SUBJECT TO FULL OR PARTIAL DEMOLITION WILL BE REMOVED AND ABATED PRIOR TO THE GENERAL CONTRACTOR COMMENCING WORK.
7. PROTECT EXISTING UTILITIES INDICATED TO REMAIN IN SERVICE. DO NOT INTERRUPT UTILITIES SERVING OCCUPIED FACILITIES, EXCEPT WHEN AUTHORIZED BY BUILDING OWNER AND AUTHORITIES HAVING JURISDICTION. IN SUCH CASES, PROVIDE TEMPORARY UTILITIES AS REQUIRED.
8. EXISTING FIRE SPRINKLERS, FIRE HOSE VAVLE AND EXISTING FIRE ALARM TO REMAIN OPERATIONAL THROUGHOUT THE CONSTRUCTION PROCESS.
9. REMOVE ALL EXISTING FLOOR COVERINGS, WALL COVERING AND WALL BASE THROUGHOUT, U.O.N. CLEAN AND PREP SURFACES TO RECEIVE NEW FINISHES.
10. CONTRACTOR TO PATCH AND REPAIR ANY EXISTING WALLS THAT ARE DAMAGED. PREP ALL EXISTING WALLS TO RECEIVE NEW LEVEL 4 FINISHES.
11. WHERE WALL TILES HAVE BEEN REMOVED AND (E) GYPSUM BOARD HAS BEEN DAMAGED, REPLACE AREA W/ (N) GYPSUM BOARD APPROPRIATE TO RECEIVE (N) WALL TILES.
12. REMOVE ALL (E) MINIBLINDS. REPLACE ROLL-DOWN SHADES T.M.E. AS NEEDED.
13. PREPARE ALL (E) UNFURRED COLUMNS TO RECEIVE P1 FINISH UON.
14. ALL FURRED COLUMNS TO BE DEMOLISHED TO ORIGINAL GYP. BD.

FAQ:ARCHITECTURE ( ENTRIES )Q: Why has the renovation been scheduled at this time when otherCentury City construction projects are underway? Though we understand that many areas of Century City are currently underconstruction, the 1st floor of Watt Plaza has not undergone a renovation since 2004and many of the finishes are original from the time the buildings were built. Theownership is invested in keeping this project modernized and up to the Class Abuilding standards being set within the market. As many of the projects in the areawill be under construction for several years, there will be no ideal time to schedule aproject of this magnitude in the coming years. We also feel this project is overdue fora better utilization of the 1st floor space, including the multitude of requests we’vereceived over the years for additional conference room space. Construction will beunderway from July 2019 to approximately March 2020.
Q: How noisy will construction be during the renovation? Constructionwill take place Monday – Friday 4:00 am – 6:00 p.m. with portions of the projecttaking place after hours on weekdays and on weekends. Major noisy work such asdemolition and drilling will take place in the mornings before 8:00 a.m. and after 6:00p.m. But construction will be underway during business hours and you will hear noiseand activity on the 1st floor during much of the project’s duration.
Q: Will tenants be able to access the 1st floor at all times? Access tothe 1st floor will be available through the construction tunnel and platform for theentire duration of the project during business hours, including the mailroom. Asdiscussed during the construction presentation, there will be periods of time where thelst floor elevator lobbies will be shut down after hours and on the weekends in orderto conduct work in those areas. Memos will be sent out and signage will be postedaccordingly for access to your floor.
Q: Will retail tenants be accessible during the duration of the projectand what retail is still available? Yes the retail tenants will be accessibleduring business hours during the entire duration of the project. Note that Trimanaand Legal Vision Consulting Group will be closed permanently. Mystic Flowers &Gardens will be temporarily relocated to another location (TBD) in the building duringconstruction. They will reopen in their new suite once construction is complete in the1925 Building next to Mickey Fine.
Q: Now that Trimana is closed will another restaurant open in itsplace? Trimana will be permanently closed. Please note that our Leasingdepartment is actively pursuing additional food service options for the remainingretail space located in the 1925 Building in the old Chase Bank space. Taco Limon,Let’s Roll Sushi, Mickey Fine Sundry & Starbucks will remain open.
Q: How will parking be affected including the valet area? The Center Lobby between 1875/1925 Buildings will be closed the entire durationof the project and will not reopen until construction is complete. Therefore tenantsand visitors that park in the valet will enter the building either through the 1875 &1925 entrances. The 1925 entrance will be an entrance and an exit open 6:00a.m. – 7:00 p.m. and will remain so permanently.
Q: What are the conference room sizes and will there be a costrelated to renting them out? We are opening up two conference rooms,one large and one small. The large conference room is 900 square feet and willhold a maximum of 75 people. The small conference room is 400 square feet andwill hold a maximum of 30 people. There is also an opportunity to rent out theentire conference room center for events. There will be fee schedule set to rentout the individual conference rooms as well as the conference center as a whole. The fee schedule and rental instructions will be forthcoming in the months prior tothe opening of the conference room center.
