Properties can be let either furnished or unfurnishedIf the property is to be let unfurnished, it will still need to have appropriate floor coverings

(carpets/wood floors etc.), window dressings (curtains/blinds) and light shades as a

minimum which we can supply through our recognized furnishing partners. We are able

to offer full furnishing packages which are professionally installed to exacting standards.

Finding your tenantWhen renting out your property the suitability of the tenant

is of the utmost importance. After all you are relying on the

tenant not only to pay the rent but also to look after your

property.

Referencing All referencing is carried out by an independent specialist

referencing company and each and every tenant will be

referenced.

Checks include:

Employment reference

Previous landlord reference

Credit and electoral roll checks &

Preparing the tenancyHaving agreed terms and referenced the tenant, the

tenancy agreement is prepared. This will be one of

three types:

Assured Shorthold Tenancy (AST)

Company Tenancy

Contractual Tenancy

InventoryWe believe an inventory is very important and for this

reason we utilise a professional external inventory

agent that is fully accredited.

The DepositAt the start of the tenancy we will take a security

deposit from the tenant equivalent to six weeks’ rent

and bond it through the Deposit Protection Service.

ManagementServiceYour property will be looked after by our team of dedicated, highly trained

property management specialists. We will handle every aspect of your

Your rental income will be paid to any global bank account of your choice along
