THE PROJECT
The project aims at redeveloping an area traditionally occupied by aristocratic mansions, among which the
eighteenth-century Villa Murat standing out with its extensive gardens.
Later on, in early 900’s, the area was allocated to rice husking and then occupied by F.I.A.T. local branch until
the present day.
Our objective is to return this area to its former glory by implementing a high-quality residential project
surrounded by nature.
VERDEMARE, thanks to its strategic location within the heart of town, offers an innovative living model for
residence, business and leisure.

«A new project that, through the language of contemporary architecture, offers a solution to the morphological complexity of the existing.
The composition of volumes, colors and materials reflects a thoughtful and respectful dialogue with the context, emerging with a clear
formal identity and making of VERDEMARE an innovative and original residential option to live the city of Trieste».
The ARCHITECTURE DESIGN CONCEPT was created by architect
Giuseppe Tortato.
The architect, Head of the Artistic Direction for the whole project, selected and supervised the finishing, the setting and the
design of every single unit (described in the terms of sale below).

ENERGY SAVING: Class A+ and A
VERDEMARE is the result of the synthesis between advanced technological solutions. Every design solution is aimed at
obtaining the maximum energy efficiency, expertly coordinating architecture design and system engineering.
The centralized heating system of the apartments ensures high comfort levels while reducing costs thanks to the use of
radiant heating panels installed on the entire floor surface of the apartments. This technology, combined with the solar
thermal system for domestic hot water and high-performance ducts, allows including the apartments in Energy Class A+
and A.
Class A+ and A certification indicates not only that the building has an excellent energy efficiency but fully meets the
latest eco-compatibility requirements.
VERDEMARE is a choice for all those looking for the best living solutions while making a profitable investment for the
future.
Energy class certification was obtained thanks to:
•UNDERFLOOR HEATING SYSTEM through the use of low-temperature radiant heating panels.
•DOORS AND WINDOWS with high insulation, low-conductivity structural glasses and frames.
•COATING INSULATION of the whole building provided by the system Robusto by Weber Saint-Gobain, with the use
of 15cm thick insulating panels type Weber Therm PF022; the system increases the insulation efficiency of the
concealed parts of the building casing so as to eliminate thermal bridges.
•SOLAR THERMAL PANELS for the production of clean and natural energy allowing to directly convert solar energy into thermal energy. They provide 50% of domestic water needs for daily use.
•PHOTOVOLTAIC PANELS, for the production of clean and natural energy, allow converting solar energy into electricity. This system was adopted to reduce electricity costs for the common parts of the complex.

HIGH LIVING COMFORT
Thermal and acoustic insulation of the apartments is related to the choice of materials and the installation of doors
and windows. The ample panoramic windows of the apartments constitute points of potential thermal and
acoustic dispersion, therefore openings for doors and windows must be properly designed and doors and windows
should be carefully chosen.
HIGH LIVING COMFORT is obtained through the use of the most advanced technology and engineering solutions:
The use of low-temperature floor radiant heating panels is the optimal solution to ensure the most natural and
effective heating of spaces, unlike all other conventional systems (radiators, fan coils, etc.) based instead on air
movement. This system offers also architectural advantages (no cumbersome radiators needed in the rooms) as well
as higher environmental comfort as heat is evenly distributed over the whole volume of the rooms.

STRUCTURE The buildings were designed and built in compliance with earthquake-related legislation, in order to make the buildings structurally independent, each one featuring its own resistant structure, and to avoid the occurrence of hammering during earthquakes. In particular, the structural blocks are constituted by underground levels, to be used as garages, and ground floors with residential and commercial use. The buildings, almost rectangular in plan, feature an elevated frame structure consisting of pillars, stairways and lifts, and monolithic slabs in pre-stressed concrete (interstorey floors and flat roofs). The foundation structures are made of plinths connected by reverse beams in pre-stressed concrete, directly consolidated on the foundations ground. All structures are subject to verifications and testing in accordance with current laws and regulations.
ROOFING
Roofing of the buildings, to protect the units, is ensured by two types of roofs: pitched and flat roofs.
•Pitched roof: corrugated metal sheets type Alubel Tek 28 or similar insulated with 10mm thick high-density polyurethane foam (60 kg/m3). This product contributes to energy saving through the correct design and construction of the “architecture skin". Just underneath, the water table is properly isolated by a panel made of stiferite or similar placed on the pre-stressed concrete slab, in compliance with current legislation. All finished internally with plasterboard ceilings.
•Flat roof: has an external finishing layer of decorative washed gravel about 10 cm thick.
The rainwater harvesting system of the roof is built with the use of downspouts.

EXTERIOR GLAZING – INTERNAL WALLS – INTERIOR FLOORING
The exterior walls are made of poroton clay blocks, with a thickness of 25/17 cm, externally coated by 15cm thick
insulating panels of the coating system (see page 4), then finished in pre-stressed concrete with wire-mesh and
finally shaved and decorated with silicate coating (color chosen by the Art Direction).
Internally, the perimeter walls are finished with gypsum plaster with galvanized steel or aluminum edge protections
and, where necessary, mesh.
The internal wall partitions between the units consist of double brick walls made of 12cm thick blocks, finished
with plaster and featuring an interposed thermally/acoustically insulating panel in high-density rock wool, 5.2 cm
thick.
The internal partitions of the apartments consist of 8/12 cm thick plastered boards.

The partitions in the basement are made of pre-stressed concrete masonry or precast hollow blocks in vibro-
compressed concrete (or leca), properly dispelled and exposed.

BALCONIES
The balcony railings are made of cast stone or glass.
The railings in Pietra Fusa are in concrete type TX Active® by Italcementi, with photocatalytic activity able to lower
the level of organic and inorganic pollutants in the air; the finish is self-cleaning and glossy.
The wall partitions between balconies are made of fiber cement slabs reinforced by a mesh on both sides, a double
metal mesh suitable for particularly humid and/or aggressive outdoors.
The slabs are plastered, shaved and painted according to the indications of the Art Direction.

The floor of the balconies is made of porcelain stoneware tiles by Marazzi Group, Planet outdoor line, color chosen by
the Art Direction, size 15x90 cm, spaced.
Only in the penthouses balcony floors are made of teak wood boards by Greenwood Deck, Loft finish, color tobacco,
section of the boards of variable length 16.2x2.2 cm.
Greenwood flooring offers an innovative technological solution against rapid degradation and ecological and economic
problems related to the use of wood.
It consists of raw wood flour and a polyolefin plastic component with a protective and water-proof function, therefore it
is a material that combines the aesthetic quality of wood, its elegance and warmth with the countless advantages of a
plastic material (no periodic maintenance needed).
Greenwood Decking flooring is guaranteed for a period of 10 years from the date of installation against color
decay, abrasion and surface deformation.
The balconies are provided with wall lighting point and electric outlet for external use.

COMMON AREAS
The common staircase features a pre-stressed concrete structure and stairs coated in gray Peperino stone with rough
saw-cut finishing 3cm thick (tread) and 2cm thick (rise), including the skirting along the wall.

The floor of the common internal areas (halls, corridors and landings) is finished in porcelain stoneware tiles by
Marazzi Group, Spazio Black line, size 30x60cm .
The floor of the common external areas (walkways) is finished in frost-resistant porcelain stoneware tiles by Marazzi
Group, Planet Outdoor line, color chosen by the Art Direction.
The garage floors are industrial type with quartz dust and square joints, sealed with PVC profile.
Properly distributed drains are built as well.
WORKS IN STONE The window sills and thresholds are in gray Peperino stone 3cm thick with rough saw-cut finishing and light chamfering of the exposed parts; the sills come with dip tray.

DESCRIPTION OF WORKS
INTERNAL STAIRCASES (only for apartments on two levels) «A well-built staircase, besides ensuring reliability and safety, is also a fundamental piece of furniture for any space». The connecting staircase inside the apartments on two levels features a double ramp and intermediate landing according to the executive design and project by a leading manufacturer in the industry (IDEASCALE-like, model Cassandra or similar) with all certifications required by current legislation. The wood used is selected from the finest essences and processed through natural methods, with an eye to environment protection. The staircase is subject to pre-testing at the manufacturer’s own premises.

DOORS AND WINDOWS External windows: feature a combined wood-glass structure with thermal break system. The windows are made of 78mm thick wood with the outer part of the leaf completely covered by insulating glass structurally bonded to the wood, obtaining thus high living, acoustic and thermal comfort as well as being very effective against break-ins. The windows are provided with lift DK or slide opening system; the standard bottom hinged frame can be adjusted on two positions with micro ventilation system. The absence of bead frames, combined with this special type of bonding, makes the windows suitable also to wide opening, ensuring thus the maximum brightness and ventilation inside the apartments. The white outer frame allows the windows to be perfectly integrated with the finish color of the façade. All window bays are predisposed for installation of electric curtains/shades (not included).

TECHNICAL CHARACTERISTICS: Assembling is obtained with a 45 degree joint with Minidenti procedure, which considerably improves the resistance to static load. The windows guarantee excellent sound insulation performance, reaching a noise reduction value on the complete surface of at least 44 dB. The central joint is characterized by the installation of the abutment pillar on the secondary leaf, without applying an external clamp. Windows are painted with eco-friendly and water-soluble products for the elimination of solvents in the air and the environment. All windows and sliding doors are characterized by high quality and attention to detail (triple gasket, door sills with thermal break, painted with water-soluble products). All products are CE marked and comply with current legislation, ensuring maximum thermal and acoustic insulation.

Faucets feature chrome finishing including handle, mixer, drain control, flexible couplings and gaskets. The whole fitting is built with coated brass 50-930.
Reference manufacturer VSA, series Kansas or Missouri. All VSA faucets are high-quality products, built in compliance with European laws and regulations, in terms of raw materials, components, noise level, chrome finishing and testing.

DESCRIPTION OF WORKS
INSTALLATIONS Introduction
The thermal power system consisting of a condensing cascade boiler is located in a specific boiler room which houses also the
accumulations for domestic hot water to integrate the solar thermal system.
Costs and expenses for the connection to the utilities and the relevant meters shall be borne by the buyers. The circuits originating from the thermal power system of the building are installed within the service ducts and constitute common parts of the building up to the landings of each floor, where, on the downstream side of their dedicated meters, they become private. •WATER AND SANITARY SYSTEM
Domestic hot water is produced through centralized accumulation, ensuring high performance of the system and low operating costs.
50% of the total energy needs of the complex is produced by renewable sources through the solar panels placed on the roof. •HEATING SYSTEM
The high-performance centralized heating system is based on radiant floor heating, allowing to obtain a constant and evenly spread
temperature throughout the apartment.
Each single apartment comes with its own heating meter, in order to monitor the actual consumption. The heating fluid conduit system is made of multi-layer plastic pipes installed under the screed (pitch 15-20cm) and insulated according to the law.
All rooms of the apartments are equipped with a wall thermostat to regulate the temperature and optimize heating management. Two-storey apartments are equipped with double-circuit heating system allowing separate temperature control for each floor. •PREDISPOSITION FOR AIR-CONDITIONING SYSTEM The project provides for the possibility of installing a multi-split air-conditioning system, with interior units placed in the bedrooms and the living room and external units located, if possible, on balconies or inside internal closets (water units).

DESCRIPTION OF WORKS
ELEVATORS The project provides for the installation of elevators by a leading manufacturer type OTIS model GeN2 Comfort with a capacity of 630 Kg for 8 persons.
The interior is built in scratch-resistant brushed stainless steel. The back wall accommodates the partial
height mirror. The button panel is made of stainless steel with tactile symbols for the blind and visually
impaired. The handrail is made of stainless steel as well as the ceiling, which incorporates embedded LED
lights.
The floor is finished in Peperino Stone rough saw-cut.
The elevators are provided with: emergency system in the event of black-out; earthquake switch-off valve
linked to a seismic detector; fire detection system that allows brining the elevator to the main floor
stationing with open doors; elevator light with auto shut-off timer and automatic restart in case of call to
reduce power consumption; out-of-service key switch and acoustic signal for the blind and visually
impaired at the arrest of the elevator.

DESCRIPTION OF WORKS
ELECTRIC SYSTEM (general description) Each apartment in connected to a dedicated energy meter located in a specific protected area in the hall on the ground floor, near the main entrance of the building. The same area accommodates also the energy meter and electric control panel for the common areas. On the downstream side of the energy meter of each apartment, a circuit breaker is installed to protect the general power line of the apartment. The line maximum power is 6kW with 3 kW meter. The standard equipment for the electric system complies with 64-8 Regulation, seventh edition, suitable to ensure the achievement of performance level L2 with the possibility of upgrading to L3. The electric system of each unit includes circuit for lighting and outlet power points for ordinary use, circuit for outlet power points for electric appliances, circuit for the area radiant heating module, branch circuits to the lighting points, control points, outlet power point for digital terrestrial and satellite TV system, telephone, branch circuits and outlets for security system, the predisposition of air-conditioning system and electric curtains. The grounding system of the apartment includes protective conductors with cross sectional area equal to that of the circuits and branches; this system is connected to the common system bus; the coordination with the grounding system is provided by automatic cut-off devices installed in the electrical control panel. The whole system is removable, pipes are concealed and made of protective heavy plastic material, with a minimum diameter of 20 mm, joints are built with screw terminals and only placed in junction boxes; the color of wire insulators complies with UNEL requirements. The lighting circuits, ordinary socket-outlets, kitchen and washing machine outlet, etc. are protected both against overcurrent and ground faults by the protections installed in the electrical control panel of apartment, according to specific national and EU regulations. The buildings are designed for fiber-optic connection (optional).
HOME AUTOMATION SYSTEM (optional) The electric system is designed to be implemented with the system My Home by Bticino. My Home is BTicino signature home automation system and represents a new way of designing the electric system. My Home broadens the design solutions and makes life easier and more functional, thanks to the use of a unique technology, the digital bus. The bus-based system allows for the implementation of advanced solutions for comfort, safety, energy saving, multimedia and local or remote control. The standard equipment for the electric system complies with CEI 64-8 Regulation, seventh edition, suitable to ensure the achievement of performance level L3. The modular installation and the functional integration of the devices allow choosing which applications you want to adopt now and which ones you would like to integrate in the future, without the need of structural interventions and with excellent cost management. ELECTRIC SYSTEM OF COMMON AREAS The electrical system of the common areas is designed for three-phase 380V power supply and is suitable to supply power to the lighting system and the electrical loads of the building (elevator, TV system, video intercom system, etc…). Internally, the electric system is entirely concealed, while outside it is built underground or exposed. The lighting of the entrance hall and the stairways is provided by ceiling or wall timed lights. These areas are provided with emergency lighting through the use of their own emergency lights. PRE-INSTALLATIONS: ELECTRIC SYSTEM The electrical system is designed for single-phase 220V power supply and is suitable for a contractual power of 3 KW extendable up to 6 KW. It is entirely concealed through the use of flexible tubing and flush mounted wall junction boxes. It includes a general switchboard located in the proximity of the power supply point (meter ACEGAS S.p.a.) located in a specific common area and the electrical control panel, located within the apartment near the entrance, equipped with thermal-magnetic circuit breakers and differential protections of the internal circuits. A load control system is provided. TELEPHONE SYSTEM The telephone system is built through dedicated pipes ending in specific flush mounted boxes housing the telephone sockets. From the apartment, the main telephone pipe connects to the duct on each floor and, from here, to the TELECOM cabinet located in a protected area in the entrance hall of the building, on the ground floor, sharing this space with the power meters. VIDEO INTERCOM SYSTEM The video intercom system includes two external posts equipped with color cameras and located at the pedestrian entry ways of the building. Each apartment comes with a video phone station including door opener button, microphone, color monitor, input for connecting the external button of the door bell and electronic bell with two separate sound signals to recognize the call from outside the building or from outside the apartment entrance door. The audio/video system is designed to ensure privacy of images and conversations. The call from outside is made through a button associated to a lit nameplate.
TV AND SATELLITE SYSTEM The TV System consists of antennas on the roof divided into antennas for reception and distribution of the digital terrestrial TV signal and satellite dish for the reception of the TV SAT signal. Dual-feed European coverage. The antennas on the roof are connected to the TV switchboard located in the utility room of each floor, including the installation of overvoltage protection devices for the electronic equipment. From the switchboard on each floor, the signal is conveyed to the TV outlets in the apartments through a number of multi-switch signal distributors. Satellite TV requires a specific decoder (not supplied) for each TV outlet. BURGLAR ALARM SYSTEM Each apartment is provided with burglar alarm system consisting of a control unit commanding all passive infrared sensors for the protection of the rooms and the magnetic contact sensors for the protection of door and window perimeters. This system can be activated also during nighttime while the apartment is occupied. The control unit commands the internal and external alarms and, through an integrated telephone, is enabled to send vocal messages to telephone numbers that can be freely assigned by the users. The burglar alarm system is activated/deactivated by using an electronic key placed in the proximity of the entrance door. The system is equipped with tamper-proof devices that generate an alarm both when the system is activated or deactivated. The minimum operating time of the system is 24h, provided by batteries with charging system from the mains. All system devices comply with the requirements of CEI 79-2 level 1 Regulation.

The standard installations for the electric system complies with the requirements of CEI 64-8 Regulation, seventh edition, suitable to guarantee performance level 2. DIMENSIONAL TOLERANCE OF INTERIOR SPACES
In order to allow for a better identification of the apartments, the floor plans are approved and signed separately; they are
deposited at CMC spa premises with the note that the total surface of the apartment or the ceiling height cannot be lower
than a tolerance exceeding 5% of the dimensions indicated, while length and width of the rooms may be subject to
variations within the above limit. It is however understood that, due to technical needs, the Direction of Works may
authorize the installation of containers, septa or ducts for the passage of the systems within the apartments even if not
previously indicated in the floor plans as subscribed. In such an event, the promissory purchaser is not entitled to any
form of compensation or to take legal action against the vendor. The promissory purchaser hereby expressly
acknowledges that the drawings/pictures illustrating sanitary fittings, furniture or other components in the plans and
diagrams are non-binding and for illustrative purposes only.
NOTES
The contract does not include any work or finishing not specifically mentioned in these terms of sale; in particular, the
following are not included:
A) False ceilings (unless expressly indicated in the plans);
B) Wiring of telecom equipment (telephone, data, alarm, etc.);
C) Light fixtures (in the apartments);
The Direction of Works reserves the right, throughout the execution of works, to introduce changes to the plan approved
by the Municipality.
CMC spa reserves the right to implement variations and modifications of the parts described herein, provided this does
not affect their value or performance.
All systems installed are built in compliance with current safety laws and regulations and certificates of compliance will be
issued in all cases required by the law.
Scale measurements taken from drawings, brochures and advertisements shall not be considered valid, even when such
documents are provided by CMC spa.
In the event of acceptance of break-ups of the following finishing materials: floors, coatings, interior doors, sanitary
fittings, these will be calculated by deducting 20% from the cost price paid by CMC spa due to failure to deliver.
In the event of acceptance of variations of the following finishing materials: floors, coatings, interior doors, sanitary
fittings, these will be calculated by deducting our cost price from the price of the new supply.
Any variations to the apartment interiors shall be checked by CMC spa technical office beforehand, for planning and
regulatory purposes.
Any break-ups and/or variations shall be calculated by CMC s.p.a. technical office and shall be accepted and signed prior
to the execution of works.
