Maintenance Notes
Hi Everyone,
How good has all this rain been! Hopefully it continues and all the dams fill up.
A lot of the plants have sprung back to life in this short time as well.
As you all may be aware, we have gone back to Level 1 Water Restrictions so we will be increasing our automated common garden sprinkler systems back to 30 minutes twice a week which will ease the pressure on us if this wonderful rain decides to stop.
You may see me on the tools a little bit more these days, but I will always make sure I still get out and get my hands dirty in the garden – and Connor is still around to pick up the slack thank goodness.
We are having trouble with the annoying nut grass problem in some areas around the village. It is a very invasive weed which is hard to get and stay on top of. We still haven’t found a positive solution as yet, but we are working on it and won’t let it beat us!
The winner of “Most Durable Front Garden” goes to Faye! Love the scattered rock formation with all your succulents dotted between. Well done Faye – saves the back & knees from weeding and not a lot of water needed!

Out of Hours – Urgent Maintenance Issues
Should you experience any ‘urgent’ maintenance issues that cannot wait until the next working day please ring me on 0429 874 384 to firstly discuss the problem. Should I not be readily available please leave a voicemail message and I will return your call as soon as possible.
The legislation in respect of urgent capital maintenance or replacement requires residents to give me a reasonable opportunity to carry out the maintenance or replace the item.
To assist me with this process I have a confidential list of various pre-approved trusted service provider/trades contact details, and in addition I have direct access to the Village Operator who may also assist.
Our aim is to provide a quick response in the event of an emergency or urgent issue, whilst at the same time being aware of out of hours costs involved.
Clubhouse Security – FOB Access
Recently I observed a young lady enter the clubhouse using a resident’s security FOB.
Under no circumstances should residents be giving their FOB’s to visitors for clubhouse
access. Your cooperation would be appreciated.
Code of Conduct – Complaints Policy
Following consultation with the Residents Committee, our updated Complaints Policy has now been distributed to each resident.
The policy provides an assurance to residents in knowing that there are clearly defined processes in place and where required, escalation to an appropriate independent dispute resolution service.
Please feel free to contact me should you have any questions on this important matter.
Parking in the Village Streets
The Residents Committee and I are concerned that some residents and visitors are
sometimes parking their vehicles on the street which is not permitted by the Village
Rules.
Could I please ask for your cooperation in ensuring that this practice stops as I do not
wish to see anyone injured, especially young children.
Clubhouse Cleaning
There have been some changes made to the clubhouse cleaning processes as follows:
Pool
The weekly cleaning of the changerooms and toilets will continue, however a new
hospital grade disinfectant, with excellent biocidal properties, designed to kill germs
and sanitise surfaces will now be used.
The perimeter tiled area will be cleaned weekly and the waterline tiles inside the pool
cleaned monthly. The pool windows will be cleaned on a fortnightly basis.
Veranda’s
The cleaning of the veranda floor tiles and wrap around widows will be completed on
a fortnightly basis.
Chemicals
There has been a reduction in the number of chemicals and materials used, with a
resultant cost saving and workplace health & safety improvements for the staff.
In addition, an auto dispensing station for our multi-purpose cleaning chemical has
been installed in the kitchen. This will eliminate any incorrect concentrate mix, reduce
costs and provide cleaning staff with a safer way to mix this chemical concentrate.
Health & Safety
In addition to the above measures, I have also introduced colour coded cleaning
equipment to reduce the risk of cross contamination.
Additional training has also been provided to ensure the correct usage of chemicals
and equipment.
Pool Heating
I have received some enquiries about our pool heating and how it works. There are
two components to the heating:
Water Heating
The pre-set pool water temperature is 28 degrees Celsius which is the optimum
temperature for our pool and overall resident satisfaction.
The water temperature is controlled by gas heaters which are operated by timers
programmed to operate daily between 2.00am-7.00am and 2pm-8.00pm. The
heaters will cut in and out as needed.
Room Heating
The room heating system consists of 2 gas driven fans that ensure a pre-set pool
room temperature of 28 degrees Celsius is maintained. This avoids the windows
‘fogging up’.

Sales Update
We hope that everyone has settled into the New Year and you
have had a chance to get to Heritage Gardens for a morning tea,
lunch or to purchase something from the nursery.
We have had a couple of sales so far this year and there also
may be a two-bedroom “Dalwood” design becoming available in
the next couple of months. If you know of anyone interested in
moving to our beautiful village let them know to express interest
soon as possible as Walka Grange is very popular, and Villas do
not last long.
We hope you enjoy the cooler months ahead and we look
forward to seeing you around the village.

Craft and Quilt Fair in June and
the Sydney Factory Outlets in
November - dates and cost to be
advised.

▪ Juana the Lead Lighting specialist will be back on Monday 16th March @ 10.00am to demonstrate projects for beginners. All residents are welcome to come along and see if lead lighting is your ‘thing’. Demonstration is free to residents.
▪ Don’t forget that mosaics is on in the shed on Tuesdays from 1.00pm.
▪ A reminder that as a shed member you can use the equipment or work in the shed 7 days a week
▪ Membership is $20.00 to cover insurance and can be paid at the office.
▪ New members are welcome, and forms are available at the office.

Self Defence
A six-week course starting Wednesday 11th March at 2.00pm
Objectives: To learn some basic self defence against muggers, home
invasion and assaults
This is not learning to fight, that takes years and lots of training. We are
too old for that, and too old to run away…So what to do?
Classes start with a short exercise warm up and cover basic situational
awareness of potential trouble.
Techniques cover: Release from choke holds, headlocks, arm grabs, bag
grabs, use of basic everyday items as weapons. Striking points to disable
an attacker quickly, and some practice in taking a knife or a gun from an
attacker.
Please note nobody gets punched or thrown on the floor. I am very aware
of our body limitations at our vintage in life. These skills are to use to
maybe scare off a ‘would be’ attacker or if after handing over your wallet
or purse to a thug you feel your life is in danger.
No level of fitness is required.
You can call me for any further information or just turn up on a
Wednesday at 2.00pm in the clubhouse.

Stretching Classes
3.00 pm on Wednesdays
Run by Anne and in her absence John
Duration of class is one hour and involves basic stretching and forms
from Yoga and other disciplines.
Helps with movement, core body, muscle strength and general well-
being. Bring an exercise mat and wear loose clothing. For men and
women – a must exercise for the age we are!
