Having recently returned from a

very brief trip up to the Big Smoke

I am enormously thankful that fate and circumstance conspired to bring us to Ballito at a time when property was still affordable. Looking at property prices here today, I am amazed that anyone can afford to live here.

Admittedly, I am apparently hopelessly out of touch with the economic reality of our time, having spent the past fifteen years in Ballito where the average salary wouldn’t stretch to cover a modest studio apartment in one of the newer developments. So, how does one get onto the property ladder in the Ballito area?

There are many people looking to relocate here – and indeed, many are arriving each month to enjoy the pleasures of coastal living, Ballito style. And if your budget doesn’t allow you to move in at the top, is there a way to work your way up from a more modest start?

Buying a more modestly priced fixer-upper in the suburbs could be a way in, but with building costs being at an all-time high and with so many horror stories of rogue builders and artisans in circulation here, it could be a risky business.

So, Life & Style has embarked on a project to determine the feasibility of an idea like this by putting together what we consider to be the perfect team to tackle the job.

Over the next three months we will show you how a rather plain fortysomething year old Ballito house can be turned into an altogether more attractive proposition with a fairly modest budget using selected suppliers and professional services.

The Renovation Dream Team will run as a feature across all of the platforms that we specialise in – Print, Radio and Internet.

There will be a regular feature on Radio Life & Style 88.0fm every Tuesday at 4pm introducing different members of the team and outlining their scope of work on the project each week.

The feature will be available online as a podcast on our website www.lifeandstyle.fm each week in case you miss the live discussion. In addition, each Tuesday there will be a video uploaded to our website showing the weekly transformation as it progresses.

The video will feature time-lapse sequences of the demolition and reconstruction as well as insight into the techniques used to achieve each step of the process. A complete video production of the project will then be featured online at the completion of the project.

Each fortnight there will be a progress report in print in this publication showing pics of the transformation and information about the build and the people involved as well as anecdotes and issues as they occur.

We have had a property professional assess the property before the renovation to give an evaluation and the same professional will return on completion of the project to assess whether what has been spent and achieved has increased the value of the property significantly enough to make it a viable option.

Ultimately, you will be the judge.

A DOG OR A GOAT – WHO’S YOUR BEST FRIEND NOW?

WITH their reputation for eating almost anything and for getting themselves stuck in

precarious positions, goats might not seem like the most obvious choice as an intelligent companion.

But new research suggests that goats may in fact rival dogs in their ability to ‘talk’ to humans.

The study found the horned ruminants use similar methods to dogs to communicate their intentions or desires to humans. It could mean that goats may be able to usurp dogs as man’s best friend.

Perhaps unsurprisingly for an animal that spends the majority of its life chewing, these body-language-based conversations tend to revolve around food. But the findings show that goats may be far more intelligent than they are perhaps given credit for.

Biologists at Queen Mary University of London found the goats use their gaze in the same way as dogs when they face a problem they cannot solve.

For example, if they cannot reach a tasty morsel of food placed just beyond their reach, the goats will gaze repeatedly between the snack and a human in the same room.

Dogs have been found to use similar approaches to communicate that they would like some help to get the food.

In their study published in the journal Biology Letters, the researchers found the goats also changed how they directed their gaze depending on what a human was doing.

If a person was facing away from them, they would rarely look their way to appeal for help getting food, but if the person was looking at them, they would use this gaze technique more often.

Dr Christian Nawroth, a biologist at Queen Mary University of London who was the first author of the study, said: Goats gaze at humans in the same way as

dogs do when asking for a treat that is out of reach, for example.

‘Our results provide strong evidence for complex communication directed at humans in a species that was domesticated primarily for agricultural production, and show similarities with animals bred to become pets or working animals, such as dogs and horses.’

Goats are thought to have been one of the first animals to have been domesticated around 10,000 years ago.

Unlike many livestock animals, goats are known to be highly inquisitive and

intelligent. They are renowned escape artists, squeezing and climbing into the most unlikely to places.

They are also famed for eating almost anything – from clothes to tin cans – but this is thought to stem from their natural curiosity which sees them explore the world around them with their mouths.

To conduct their study the researchers trained goats to remove a lid from a box to receive a reward.

They then made the reward inaccessible and recorded the goat’s reaction.

Depending on whether someone was watching them, the goats would change their behaviour to indicate their intent.

In one case if their initial appeal for help was ignored by a human onlooker, they would move onto another human watching them – approaching them and then walking back to the puzzle they wanted help with.

‘Goats were the first livestock species to be domesticated, about 10,000 years ago,’ said Dr Alan McElligott, lead author of the study at Queen Mary University of London.

‘From our earlier research, we already know that goats are smarter than their reputation suggests, but these results show how they can communicate and interact with their human handlers even though they were not domesticated as pets or working animals.’

ON Friday, 24 June Francois

Groenewald and Bevan Harris, two of the Ashton’s sports coaches joined other competitors in the Slimline Pool Challenge.

These two youngsters committed themselves to this challenge – not for their own gain, but to benefit the students of the Grace Wing at Ashton International College. This special needs wing is an Autism-specific unit catering for students on the Autism

spectrum aged between 4 and 7. At the Grace Wing we follow an Autism specific curriculum, with in-house staff training as well enjoying the services of a full-time Occupational Therapist as well as a full-time Speech Therapist. This highly structured environment is suited best for our Gracelings as they are fondly referred to, to grow and achieve towards full-time inclusion

within the mainstream classrooms.

It was an upbeat group who made it through the first day, and Saturday night Slimline Pools announced that the teams were being spilt and unfortunately Bevan Harris was out. But Francois remained strong focusing on these very special children, and the difference a dedicated pool with controlled temperatures would make to their therapy. And what an Amazing Hero and Ambassador for Ashton and the Grace Wing he has been. He bravely made it through two cold nights and two full days and a HUGE thank you

to all his supporters and family, the Ashton family and the special visits from the Gracelings, for spending the hours around the pool until all weekend. After seven elimination challenges, Francois won the final challenge and was announced the Winner. We would like to congratulate and thank Francois for this wonderful, selfless deed and what he has done for our children at the Grace Wing. He will always be remembered at Ashton.

Ashton will now have a “Francois Groenewald Learn to Swim Indoor Centre” for our special kids to swim every day. The Grace Wing salutes you for blessing us this special pool.

WHEN YOU NEVER LOSE SIGHT OF YOUR GOALS!

MARKETS ARE FICKLE – THEY LOVE GOOD NEWS, TOLERATE BAD NEWS (IF IT CAN BE QUANTIFIED) BUT HATES UNCERTAINTY AND/OR BAD SURPRISES. The surprising “leave” Brexit vote was indeed a surprise and led to a run on the markets in the aftermath. From a currency point of view, UK was obviously in the thick of it and therefore depreciated even more than the humble Rand. In fact, since the beginning of the year, the Rand has appreciated by 25% against the British Pound and gained 14.5% against the US Dollar.

One thing that has been highlighted in

the wake of the recent shock is the need for offshore exposure in your portfolio. The challenge, however, is ensuring you take that position for the right reasons and at the right price. Warren Buffet will tell you that having emotions (read: fear) determine your investment decisions is a futile and expensive mistake to make. Doing it at the levels (prices) seen in January made little sense.

With the recent Rand strength, the price is starting to make sense, however, the reason to invest abroad needs to agree with your Financial Plan as well.

There are a number of factors to consider when investing abroad. Your chosen currency is the first one, closely followed by where

and how you want and need your assets to be deployed. There is one often overlooked aspect, however, that is becoming increasingly important – Capital Gains Tax. As mentioned in previous articles, this form of wealth tax is becoming a critical component in intelligent planning and structuring of your investment portfolio. Of all the investment categories, offshore investing has the most to lose from this.

Depending on how you are invested in foreign assets, you may be liable for CGT on Rand depreciation. Depreciation is a given and as a result of the different inflation rates experienced in different countries. This inflation differential leads to the inevitable depreciation of the country with the higher rate of inflation. Between SA and the developed world, it’s easy to see who the loser will be. With an average depreciation of 8% p.a, the CGT implication on that is incredibly high! In fact, this translates to as much as 2% of total returns p.a for individuals and 3% p.a for Trusts. That is a healthy chunk out of your returns and one that is easily avoidable with the use of a wrapper (type of investment vehicle).

In short, know why you are investing abroad, ensure it’s at a fair price and in the most appropriate currency. From there, looking for investments that invest in strong, dividend paying stocks with long track records – consistency and certainty of returns is vital. Oh, and don’t pay your returns away in unnecessary tax…..

eating. While this is for the most part true, this does not mean that we always were our healthiest selves. It is through our studies that we became healthier, because once you have learned exactly how each food can and will affect your body, it is quite impossible to turn that off.

In the interest of empowering knowledge, have you ever stopped to think where the fat mass actually goes when you lose weight? Let’s shed some light on that, as well as other, previously unanswered questions.

WHERE DOES THE FAT GO?When you lose weight, the majority

of the mass is breathed out as carbon dioxide.

If you would not have guessed this, you are not alone. In fact when dietitians, doctors and personal trainers were asked to explain where lost weight went to, few were able to give the correct answer. The University of New South Wales released a study in 2014 to reveal the common misconception amongst health professionals, and the real mechanism by which we lose the physical weight when changing our diet or exercise program.

To briefly explain the process, fat can be broken down to create energy (as you may have guessed). Over and above this energy production, the fat molecule itself (with the help of added oxygen) is converted to a bunch of carbon dioxide molecules, and water. When you lose fat, approximately 84% of this is exhaled as carbon dioxide, with the remaining 16% being excreted as water. This means that your lungs are the primary excretory organs for fat. It should be added here that breathing more will not make you lose more weight, it will just mean that you are hyperventilating.

CAN I CHANGE MY METABOLISM?You are not stuck with the metabolism you were born with.

Your metabolism is linked to your weight, but a slow metabolism is not the root cause of excess weight gain. The primary determinants of your weight are your food and drinks intake, along with your exercise pattern. That being said, your metabolism can in fact be boosted to give you a helping hand

on your weight loss journey.

In 2014, a study published in the Journal of Strength and Conditioning Research found that strength training burnt approximately twice as many calories per minute than cardiovascular-based training. Furthermore, the researchers found that strength training could even reverse up to 50% of an age-related slow metabolism. This metabolism boost was not only during the exercise session itself, but also continued after the session is completed. This means that it may benefit you more to hit the weights section, than just the treadmill.

WILL EXERCISING MORE MAKE ME LOSE MORE WEIGHT?Exercising just 30 minutes per day is sufficient for weight loss, and in some cases, preferable to longer sessions.

Exercise is crucial in the formula for health, and very beneficial for weight loss. However, the common misconception is that more will be better when it comes to exercising for weight loss. In fact, a 2012 study published in the American Journal of Physiology found that sedentary men who worked out daily for 30 minutes lost more weight over a period of 13 weeks than those who worked out at the same intensity for an hour. The researchers concluded that shorter exercise sessions led the men to burn calories without the need to replace them as much. The idea being that when you exercise for longer, you are more likely to overeat later to replace the energy expended during the workout. This pretty much explains the success of a popular fast food

chain moving in next to the new gym in town. You work out really hard for over an hour, feel fantastic, then crave something deep fried and salty, with a side of sugar in a can. It’s marketing 101.

FINAL THOUGHTSThere is more to weight loss than

hitting the gym and sticking to salads (whilst that is a good place to start). It can be a relatively complex subject matter, however it is worth exploring so that you foster a “food conscience” to guide you towards your best and healthiest self.

Donned by both fashionistas and young Hollywood alike, hair extensions have

seemingly sky-rocketed into popularity in the last decade. Celebrities bringing out their own lines of extensions are now appearing on the red carpet with suddenly long locks. You may have even tried them yourself, but did you know that hair extensions form part of a tradition in styling that goes back to the days of Cleopatra?

History reveals Egyptian mummies dating back to 3400 BC wearing weaves that would have been attached to their own hair. Not unlike the vibrant colours of extensions available today, these hair pieces were worn in shades of blue, red and gold which stood out and contrasted beautifully against their black hair. Cleopatra who was probably slavishly followed as a fashion icon, wore extensions of an intense peacock blue that were attached to her own hair with waxes and gum from trees, bees and plants. Wigs, weaves and hairpieces were afforded only by the wealthy sector of the population while the poorer classes used grasses and other cosmetic materials for hair decoration. Not to be outdone by the women in these ancient times, the men also wore hairpieces,

wigs and extensions, but as a protection against the harsh desert conditions and not for beautification.

Fast forward to 1700s in Europe and the Americas and powdered wigs called Perukes came into fashion and were worn by both men and women. They were championed by a French king of the time, who wore one to hide his balding head from his subjects. Then in the early 1900’s the Pompadour rose to fame. The style required frames and sponges to be used to achieve its signature shape. This Pompadour later evolved into the iconic Beehive hairstyle of the sixties, which also required an awful amount of teasing and hair pieces to give it that structured look.

So clearly we aren’t the first generations to enhance our hair with extensions. Although I am happy to report that with all the silicone, keratin and human hair products on the market today, we need not resort to grass or plant wax for that special occasion look.

I WAS whipping up Raw Organic Banting Hot Chocolate in my fab Thermomix last month and so many people asked me the difference

between Cocoa and Cacao, that I thought I better discuss the Good, The Bad and the Necessity of Chocolate as part of a healthy diet.

Chocolate is made from the bean and fruit of the cacao tree, Theobroma Cacao. Theobroma literally means ‘food of the gods’, a sentiment with which many would agree.

There are lots of studies regarding chocolate’s amazing health benefits but unfortunately they are not referring to your average yummy supermarket chocolates. The ingredient that they’re referring to is raw cacao.

Raw cacao is made by cold-pressing unroasted cocoa beans. The process keeps the living enzymes in the cocoa and removes the fat (cacao butter). Cocoa powder might look the same as raw cacao but it’s been roasted at high temperatures. Sadly, roasting changes the molecular structure of the cocoa bean, reducing the enzyme content and lowering the overall nutritional value.

IF we do not do the correct actions that assist our human body to progress - it must regress. If we will not help it to go forward - it

goes backward. It is so with the body, it is so with

the mind and it is so with the spirit. We all need that non-solemn side, the social side to our lives where we can eat together, chat, drink a bit too much. It’s only bad if it’s the only way you know how to enjoy yourself.

There's tremendous enjoyment in connecting with nature - an energising walk, a swim in the tidal pool. Get moving before you are due to eat a meal - you will enjoy it that much more. Are you capable of doing a good lunge, lifting your arms high over your head, holding up your torso with your own muscles? Does the very idea fill you with terror?

If you've never even tried it you have no idea what you are missing out on. If all you do is move from one social engagement to the next, if you have to be surrounded by friends and family all of the time, if you secretly feel you don't get enough attention, your life is out of balance.

There was something on Carte Blanche about an English woman who was devastated because her son - now a young man, had joined some terrorist group in Somalia and had killed a whole lot of people and now ended up dead himself. Yes, of course I felt for her, how awful, but we cannot decide how our kids are going to turn out or what they are going to choose for themselves.

We cannot decide what their dreams should be. Kalil Gibran says you are merely the bow that shoots the arrow, our children are

through us not of us. It makes us so darn miserable to want things a certain way!

Sure there’s a lot one can do to make a life that is close to your wish but you just cannot orchestrate the whole thing. One of the greatest lessons of yoga is realising how you have to accept and work with what you've got.

Sure you can lose a bit of weight - you will anyway, but you cannot change your age, you can’t have it all over again and say then I would have taken better care of myself, I wouldn't have smoked, I would have checked my posture. It is what it is and you take it from there. What is spoiling your love of life?

If it is something beyond your control get over it, if it is a general lacklustre permanent sort of dullness, come to yoga and get rid of it. If you just don’t know but you just aren’t feeling great then definitely come to yoga and find out how it feels to love life, accept stuff, stop trying to find that big “don’t even know what it is” something that you think is going to make everything better.

You cannot control what others do, not spouse, not children, no one! When you give up the control your children will be off the hook to live their own dreams. What you can do is make enormous changes to yourself - mentally, physically, spiritually, yoga helps every step of the way! Young, old, cool, not so cool - yoga for everyone.

IT’S no secret that Ballito is hot property - it’s one area in the country that is experiencing real growth right now despite the generally unexciting economic climate in the country. But it also no secret that property prices in Ballito are scary. But there is value to

be had if you know where to look and how to go about realising it. While for many, buying into the newly established gated estates

A pâtisserie is a type of French or Belgian bakery that specializes in

pastries. In both countries, it is a legally controlled title that may only be used by bakeries that employ a licensed maître pâtissier master pastry chef. In France and Belgium, the pâtissier is a pastry chef who has completed a lengthy training process, typically an apprenticeship, and passed a written examination. Often found in partnership with a boulangerie (bakery), pâtisseries are a common sight in towns and villages in France and Belgium but not easy to find in South Africa. There are a few in Cape Town and one or two in the Big Smoke, but many people are amazed to discover real French style breads and pastries made with love right here in Ballito.

Well, okay, the purists will be quick to point out that Yoli’s Artisan Breads & Pastries is technically in Salt Rock but I contend that Ballito is now a brand much bigger than the little town that it used to be and that the entire Dolphin Coast region now falls under the Brand Ballito banner.

Nicky Cooper is the talent behind this charming little store,

dedicated to the memory of her French grandmother Yolande – or Yoli…that’s where the name comes from. She learned the secrets of real French patisserie through family recipes passed down through the ages and later honed her craft at the Christina Martin academy that produced so many excellent chefs here over the years.

Then Nicky set off to broaden her horizons overseas where she trained under a top French pastry chef before returning home to set up shop in Ballito.

Nicky and her Australian engineer husband had a limited budget and had to use a great deal of imagination, creativity and ingenuity to create a place that feels just right.

Only the best quality ingredients are used at Yolis and their flour is stone ground to maintain its goodness and flavour. They found a local mill that produces limited quantities and you can buy it direct from the bakery!

But you won’t leave with just a bag of flour – that would be impossible because their breads and pastries, pies, croissants, baguettes and other treats are just too good to ignore.
