newsShortsDucts Done RightThe next time you’re considering getting your home’s heating and cooling ducts cleaned, consider this: A little caution can protect you from companies that try to scam you. You just have to make sure you’re dealing with a legitimate cleaning service.The nonprofit National Air Duct Cleaners Association (NADCA) and “Dateline NBC” recently exposed some companies that use bait and switch tactics to take advantage of consumers. Executive Director John Schulte said, “These scams are a problem for consumers and legitimate businesses. Low prices offered by bad actors make it difficult for consumers to know what to expect, while luring business away from legitimate companies.”

He recommends:• Beware of lowball ads that offer “whole house” cleaning for less then $100. This is usually indicative of a classic bait and switch tactic.• Have the ductwork, coils and all components cleaned, and make sure the company agrees to do the work in accordance with NADCA standards.• Be sure this is all documented on the bill of sale.• For more information and to find a certified NADCA member, visit www.nadca.com. A Short Talk On titlesMost lenders require homebuyers to purchase lender’s title insurance when they obtain a home loan, but lender’s title insurance only protects the lender’s investment in the property. It is an owner’s title insurance policy that provides coverage to the homebuyer.

For a one-time fee, an owner’s policy can cover losses arising from defects in the title existing at the time that the policy is issued, including costs associated with conflicts that emerge when different wills exist or when one heir contests the rights of another heir to sell a home. An owner’s policy, which remains in effect for as long as the owner or their heirs retain an interest in the property, can also cover certain future events, such as building permit or subdivision law violations of previous owners; neighbors building encroaching structures; post-policy forgery or impersonation; and lack of physical access for vehicles and pedestrians to and from the home.

With today’s housing market including many foreclosure properties, owner’s title insurance is more important than ever.

Dealing with Disaster: Are you ready?Would you and your family be ready for an earthquake, fire, flood, hurricane or tornado?

"Planning makes a big difference," says Charles valinotti, senior vice president of insurer QBE. "The better prepared you are, the better you can cope in the aftermath of an emergency." Here are ways to be prepared: * Put together a plan. Meet with your family to discuss the various emergencies that could happen and what should be done in each case. Develop a communication plan if family members become separated. Practice your plan and update it each year.

* Hold an annual inspection. Take a close look at

your home for potential hazards that could cause injury or damage.

* Be prepared year-round. Keep a disaster supplies kit - containing at least a one-week supply of food and bottled water - and replace it periodically. And keep vehicles well maintained and full of gas to ensure quick evacuation.

* Regularly review insurance. Insure for replacement value - not just market value - if your house is destroyed. Find out if your insurance agent is reachable through Twitter and Facebook. Text messaging is a great tool, so make sure your agent has your cellphone number. (ARA)

Weatherization Tips For Your HomeFall is the ideal time to test your home for air tightness. On a windy day, hold a lit incense stick next to your windows, doors, electrical boxes, plumbing fixtures, electrical outlets, ceiling fixtures, attic hatches, and other locations where there is a possible air path to the outside.

If the smoke stream travels horizontally, you have located an air leak that may need caulking, sealing, or weatherstripping.

* Look for dirty spots in your insulation, which often indicate holes where air leaks into and out of your house. You can seal the holes by stapling sheets of plastic over the holes and caulking the edges of the plastic.* Install rubber gaskets behind outlets and switch plates on exterior walls.* Install storm windows, use shrink wrap window kits and/or install lined drapes.* Close the damper when the fireplace or woodstove is not in use, * Use weather stripping and door sweeps to create weatherproofing seals.* Place heavy duty aluminum foil behind steam radiators to reflect heat into the room.* Insulate hot and cold water lines.* Caulk around windows and doors. * Install an approved water heater blanket.

"Fall brings an abundance of schedule changes and families working to adapt to new routines," says Rebecca Smith, vice president of marketing for Master Lock. "As each family member strives to balance various activities, it's essential that families discuss security measures they should take to ensure they safely maintain their busy lifestyles."

1. Secure your home. With people coming and going at different times, each family member should understand the importance of locking all points of entry when leaving, including dead-bolting doors, windows, sliding glass doors and garage/shed doors to bolster your home's safety.

2. Keep your home active. For periods of time where most members of the family will be away, schedule a dog walker to come over or ask a neighbor to retrieve your mail. This helps to ensure that your home still appears to have people coming and going regularly - a natural theft deterrent.

3. utilize key safes. Whether you're storing a house key for children to access after school or for your mother-in-law who baby-sits, a Master Lock key safe will allow them access to your home without the risk of losing a key in transit, allowing

parties to enter safely, even if no one is home.

4. establish a "home alone" routine. 6. Share schedules. Be sure that your family is aware of each other's schedules, including work, school and extracurricular activities. Keeping a calendar updated with every one's commitments in a common room such as the kitchen will prevent miscommunication about who will be home and when.

7. create an emergency plan. Every family should have a plan that details what to do in case of an emergency. This should include a list

of numbers to call and steps to follow should anything happen to the home while a member of the family is there alone.

8. communicate with neighbors. Communicate your schedules with a friendly, watchful neighbor you trust and empower him or her as an extra set of eyes and ears, keeping watch on your home when you can't be there.

9. Set social media rules. In today's digital age, location-based services are growing in popularity with both kids and adults. Set a family social media policy to limit check-ins and location information being made too readily available online to ensure your family's schedule does not become too predictable.

10. Secure items on-the-go. Whether you're headed out for a walk or to a soccer game, odds are you are carrying several valuables including keys, a wallet and cell phone. Secure these items in a small, portable safe secured to a fixed item such as a fence, allowing you to relax and enjoy any activity.
