don’t Slam the door With the Spring real estate market in full bloom, now is the perfect time to talk about how to improve your odds of successfully closing the deal on your property. As a buyer or seller, regardless of market conditions, you’ll save yourself a lot of angst if you walk into every deal willing to negotiate. One wise agent puts it this way, “Be flexible on things that don’t matter to you, and stand firm where you have to. But don’t slam the door shut before it’s even had a chance to crack open.”

It’s not uncommon for buyers and sellers to get caught up in the emotion of a deal. During the course of the negotiation process, parts of the deal may change based on unforeseen factors such as inspection outcomes, contingencies, or financing. Such changes may appear insurmountable if you move solely on emotion. Employ the assistance of your agent or other third-part entities to help you see the deal from a different viewpoint. When possible, seek professional advice regarding options for overcoming obstacles, along with the pros/cons of continuing with the deal.

The whole point of negotiating is compromise. Absolutely you have to look out for yourself, but you must also be willing to budge in order to satisfy both parties. If you come to the table with this mindset, you’ll have a much better chance of sealing the deal.

Airless paint sprayers come in several configurations and designs but all have the same general features which supply uniform coverage in a fraction of the time of traditional painting methods.

Airless sprayers have a spray pattern from 10” to 12” depending on the model. They can handle thin to thick materials such as semitransparent stain, clear wood preservatives, water sealer, varnish, oil-based paint, oil-based stain or latex paint. tax Filing Safety A MustThe following are important tips to remember when preparing and filing your tax return.

• Avoid tax preparation companies charging a percentage of the amount of the refund as part of their fee. Ask for qualifications and references. Ask whether the tax preparer will represent you at a government audit.

• Ask for information in writing from the tax preparer relating to the total cost of service, the interest rate of any refund anticipation loan or other loan offered by the tax preparer, if you will receive a refund, and for an estimate as to how long it will take to receive it.

• Review the privacy and security policies of professional tax preparers before considering their services.

• Check the prepared return carefully before you submit it. Never sign a blank or incomplete tax return or one that is not final. Remember, you - the taxpayer - not the preparer - are responsible for the information submitted. Get a copy of every return prepared.

• Mail your tax returns from a secure location before the last scheduled pickup time. Never leave mail in your home mailbox for pickup by your letter carrier. Do not allow the tax preparer to mail your return.

• When filing your taxes via the Internet, make sure your computer is free of viruses and spyware and has adequate firewall and virus protection.

• Keep your records in a secure place, such as a safety deposit box or fireproof strong box. Identity theft is frequently perpetrated by family members and friends who have easy access to personal documents.

• Shred documents containing personal information that are no longer needed for tax filing (after the IRS record retention period expires). A cross-cut or confetti shredder will make sure that documents cannot be pasted back together.

• Watch out for refund scams. Fraudulent e-mails and telemarketers may ask for your bank account or credit card number, claiming they will deposit your tax refund in those accounts only to use the information to perpetrate fraud. newsShortsBuilder Confidence Continues to IncreaseHome builder confidence in the market for new single-family homes increased for the fifth consecutive month. National Association of Home Builders reports this is the highest level the index has reached in more than four years.

“Builder confidence has doubled since September,” says NAHB Chairman Barry Rutenberg. “Given the recent improvements in new home starts and the increasing number of markets included in the index, this consistency suggests that the housing market is moving toward more sustainable growth.”

Rutenberg cautioned that the housing sector remains very fragile with significant differences between individual markets. “This is the longest period of sustained improvement we have seen in the Housing Market Index since 2007, which is encouraging,” says NAHB Chief Economist David Crowe. “However, it is important to remember that the HMI is still very low, and several factors continue to constrain the market. Foreclosures are still competing with new home sales, and many builders are seeing appraisals come in at less than the cost of construction. Additionally, prospective home buyers are finding it difficult to qualify for a mortgage.”

Editor’s Pick: Moving tips* For each member of the family moving, pack a suitcase as if you’re all going on a 3-day vacation. Include changes of clothes, medications, eyeglasses, toiletries, etc. Keep the suitcases separated from all the other items to be moved, such as in your car, so you’ll have everything you need for the first few days without searching through boxes.

* Get empty wine boxes from your local liquor store. They have the individual dividers and you can use them to pack glasses and stemware.

* Move on a weekday when banks, utilities and government offices are open. Many self-move businesses offer a lower per mile rate on weekdays.

* When taking apart items to be moved, such as tables, securely tape screws and other small parts securely to the underside of the item. You'll always know where to look and save time putting things back.

• If you're moving locally, leave the power and water on at your old address a few extra days so you can go back and clean up after your move.

*Use a digital or cell phone camera to take pictures of how complicated wiring (computer cords, speaker wires) is hooked up. Be sure to use plenty of light and careful focus so the pictures will be clear. Print each picture and put it in the top of the box holding the item. This will make hooking up the items in your new place much easier.

* Use space bags for pillows, blankets, coats off season clothes, and other bulky items. They drastically reduce space required for packing and protect items from possible exposure to moisture.

* Use old linens and towels to pack breakable items instead of buying packing peanuts or other expensive packing materials. Plastic grocery bags are also great inexpensive packing materials for breakable items.

Are YouWasting Water?Across the country, leaks account for more than one trillion gallons of water wasted each year. That’s enough water annually to supply Arizona, New Mexico, Utah and Colorado combined.

Each year, the average American home wastes more than 10,000 gallons of water on easy-to-fix household leaks. That’s how much water a family uses to wash 10 months’ worth of laundry, and it could be adding 10 percent to your water bill.

* Check your water bill in winter; if a family of four uses more than 12,000 gallons per month, you may have a leak. If your water bill is not measured in gallons, you can easily find a conversion calculator online. Finding and fixing leaks around the home is as easy as check, twist and replace.

* Check toilets for leaks by putting food coloring in the tank and waiting a few minutes; if the color shows up in the bowl before you flush, you have a leak. The culprit may be a worn rubber flapper, which can be easily replaced at a hardware store. You should also check your outdoor watering system this spring for damage from freezing temperatures.

* Twist the joints connecting your showerhead and use pipe tape to ensure a tighter connection if you’ve got a leak. Outdoors, twist the hose connection tightly to the spigot and replace the hose washer if necessary.

Gutters and downspouts: Pull leaves and debris from gutters and downspouts. Reattach gutters that have pulled away from the house. Run a hose on the roof and check for proper drainage. If leaks exist, dry the area and use caulking or epoxy to seal the leak.

Siding: Clean siding with a pressure washer to keep mold from growing. Check all wood surfaces for weathering and paint failure. If wood is showing through, sand the immediate area and apply a primer coat before painting. If paint is peeling, scrape loose paint and sand smooth before painting.

Exterior caulking: Inspect caulking and replace if deteriorating. Scrape out all of the eroding caulk and recaulk needed area.

Window sills, door sills, and thresholds: Fill cracks, caulk edges, repaint or replace if necessary.

Window and door screens: Clean screening and check for holes. If holes are bigger than a quarter, that is plenty of room for bugs to climb in. Patch holes or replace the screen. Save bad screen to patch holes next year. Tighten or repair any loose or damaged frames and repaint. Replace broken, worn, or missing hardware. Wind can ruin screens

and frames if they are allowed flap and move so make sure they are securely fastened. Tighten and lubricate door hinges and closers.

Drain waste and vent system: Flush out system.

Hot water heater: Lubricate circulating pump and motor.

Evaporative air conditioner: Clean unit, check belt tension and adjust if needed. Replace cracked or worn belt.

Heat pump: Lubricate blower motor.

Foundation: Check foundation walls, floors, concrete, and masonry for cracking, heaving, or deterioration. If a significant number of bricks are losing their mortar, call a professional. If you can slide a nickel into a crack in your concrete floor, slab or foundation call a professional immediately.

Roof: Inspect roof surface flashing, eaves, and soffits. Check flashings around all surface projections and sidewalls.

Deck and porches: Check all decks, patios, porches, stairs, and railings for loose members

and deterioration. Open decks and wood fences need to be treated every 4-6 years, depending on how much exposure they get to sun and rain. If the stain doesn’t look like it should or water has turned some of the wood a dark grey, hire a professional to treat your deck and fence.

Landscape: This is a natural for spring home maintenance. Cut back and trim all vegetation and overgrown bushes from structures. Limbs and leaves can cut into your home’s paint and force you to have that side of the house repainted. A little trimming can save a lot of money and time.

Sprinklers: Check lawn sprinkler system for leaky valves, exposed lines, and improperly working sprinkler heads. If there is an area of your yard that collects too much water or doesn’t get enough, run the sprinklers to figure out the problem. If it’s not something you can fix yourself, call a professional before your lawn needs the water.

You would probably never consider taking shortcuts in other aspects of your life, from car maintenance to paying your taxes. But when it comes to do-it-yourself home improvement and decorating projects, there's no shame in "cheating" - and a lot to be gained by doing it. Decorator touches like crown moulding that requires no mitering and no-sew window treat-ments can give your home an instant visual upgrade for a fraction of the cost of having those jobs done professionally.

Here are four DIY "cheats" that will save you time and money - and yield professional results that look like you spent a bundle:

1. Crown moulding Few design touches do more to dress up a room than adding crown moulding. But traditionally, crown moulding has been a job best left to professionals or DIYers with a lot more time and ambition than most. Adding crown molding the old-fashioned way requires expertise - like knowing how to properly cut and finish each piece - and tools that most homeowners simply don't have.

Creating no-sew curtains requires nothing more than a tape measure, some scissors, iron-on adhesive, an iron and several yards of the fabric of your choice. Simply measure the windows to find your desired fabric length, cut the fabric into appropriately sized panels, and use the adhesive and iron to finish the edges, no sewing required.
