SERVICES OptionsWhat we’ll charge you…Pick the service you want

Our services are designed to allow you to purchase as little or as much as you want in the way of support; in other words we’ll not force you to accept a whole “package” if you want to do certain things yourself or purchase them elsewhere (although we can advise you on those other things free of charge if you like).

Confusion reigns

Charges by Letting agents can be confusing. Generally you’ll find that charges are a mixture of the core services such as finding a tenant or management; further services which you can purchase such as administration of deposits; charges arising from statutory requirements such as Energy Performance Certificates and safety certificates; additional optional charges related to tenancy set up such as cleaning; and charges for additional services during a tenancy. Phew…

In other words, confusing.

Let’s see if we can make things simpler…

Most people want one of the following options

1. JUST FIND A TENANT - 30% of 1 month’s rentThis provides Online Advertising, Marketing and Tenant Finding, with listings on Rightmove, Zoopla, Citylets, S1 Homes, Facebook and our own Website. The service includes consultation on property details, viewing feedback, a listing of prospective tenants with recommendations, and legal requirements guide.

If you would like accompanied viewings included too, these are £12.50 each. This completes the tenant finding process and gets the tenant ready for the set up arrangements.

2. ADD LEASE AND INVENTORY - £140This provides you with a professional lease complying with all statutory and fair trading requirements, together with an inventory and property condition report which establishes a strong basis for the tenancy.

3. PROPERTY MANAGEMENT (inc rent collection) - 12.5% of rent per calendar monthWith full property management your property is managed by a professional Property Manager who will set up the tenancy; deal with all rent, statutory and compliance issues; handle all communications and meetings with your tenant; ensure that your property is covered 24/7 by our emergency service; arrange management inspections; and deal with the paperwork and regulations around the end of tenancies.

4. TENANT REFERENCING (ESSENTIAL):- £20 instant, £32 Ultimate per tenant.

references may apply in certain circumstances.

GUARANTEED RENTAL PAYMENTOur property management service but with the addition of guaranteed rent paid when it’s due (ie NOT to be confused with Rent Guarantee). This will cost a one off £99 set up fee and 15% of rent monthly.

This is a fantastic new product combining rent collection every month with our innovative Rent on Time service – this guarantees to pay rent regardless of whether the tenant has paid or not when it’s due! (Not to be confused with the less advantageous Rent Guarantee.)

THE BORING BUT ESSENTIAL STUFF

You will also need an Energy Performance Certificate (EPC), evidence of which needs to be included in advertising your property – £90.

Safety certification for gas and electricity is also required. Gas £70 Electricity £110, plus appliances test £70.

There are also additional safety requirements relating to fire safety and Legionella which we would be happy to discuss with you. A Legionalla risk assessment costs £73 and smoke detector installation £298.

All this can easily be incorporated into your tenancy set up. You are welcome to source these things yourself and supply us with the necessary certification for the start of the tenancy.

To stay legal, you’ll need to be registered with Landlord Registration before you can take on a tenancy. We can provide step by step guidance on this free of charge.

All Prices Plus VAT

We offer a full range of additional services including safety certification, repairs and refurbishments. Additional expenditure - for safety, regulatory or other reasons - may be required to make the property available to rent. Full details of these other services are available upon request.
