Leroy Elementary School is a two (2) story structure totaling 29,898 s.f. The original facility of 8,943 s.f. was constructed in 1929. A classroom wing addition of 10,104 s.f. wasconstructed in 1959. The administration and media center addition of 10,851 s.f. was constructed in 1994. The facility contains one (1) gymnasium of 1,902 s.f. which also serveas student dining, one (1) kitchen of 479 s.f. and one (1) media center of 1,275 s.f. Leroy Elementary currently provides space for grades K-5. The majority of the complex is notaccessible and does not conform to the provisions of the Americans with Disabilities Guidelines. Typical classrooms throughout the complex are undersized and do not conform the current standards established by the State of Ohio. The school facility is located on an 18.5 acre site in a rural area. School buses load/unload at a primary entry to the schoo
complex. The existing structure is constructed wi th load bearing masonry walls with supported deck and slab on grade construction. The 1929 building was constructed with woofloor structures. The structure is outfitted with a motion sensor security system and a fire alarm system with manual pull stations. The complex does not contain a suppressionsystem and the majority of the complex is not air conditioned. A limited portion of the 1994 addition is provided with an air conditioning system.

A. Heating System
Description: The existing system for the 1929 and 1959 structures is a converted gas fired furnace system. The existing system for the 1994 addition is a gasfired boiler system which is original to the date of construction. The majority of the complex is not equipped with air conditioning. A limited portionof the 1994 structure is provided wi th an air conditioning system.
Rating: 3 Needs Replacement
Recommendations: Provide for complete replacement of the entire heating, ventilation, and cooling system throughout the entire complex due to condition, use ofdated equipment, and lack of proper ventilation and air conditioning. Convert to fully ducted system to conform to OSDM standards and current
ventilation requirements.

B. Roofing
Description: The existing roof system for the entire complex is comprised of a modified bituminous system,a metal canopy system, and a coal tar system thatwere installed in various stages from 1978-2007. The majority of the existing assemblies exceed 15 years of age.
Rating: 3 Needs Replacement
Recommendations: Provide for complete replacement of the existing dated roof assemblies. The modified bituminous roof system installed in 2007 at a portion of the1959 addition is satisfactory. Provisions for replacement of the metal canopy system are identified in plate "U".

Description: The electrical system for the entire complex is a 208/120 volt 3 phase 1,600 amp service. District officials noted the main electrical service andthe distribution system were updated in the recent past. The original 1929 building is constructed with wood framed floor assemblies. Renovationof this structure will impact system installations throughout the building.

Description: The school facility contains 6 group restrooms (3 girls, 3 boys) and 3 single occupancy toilet rooms. Fixtures are a combination of newer andolder equipment. Waterclosets/toilets are typically floor mounted. A portion of the urinal installations are equipped with a continual flush system.The majority of the toilet facilities are not accessible and do not conform to the provisions of the ADA. The restrooms at the 1994 addition provideaccessible accommodations. A portion of the lavatories are lacking accessible faucet assemblies/hardware. Description: The window assemblies throughout the complex were updated with thermally efficient window assemblies wi th double pane glazing. Districtofficials noted the existing installations were installed in the distant past and now exceed 15+ years of age. A portion of the assemblies displaysigns of deterioration and glazing seals are compromised in multiple areas. The insert panels reduced daylight quantities over originalinstallations. The assemblies are operable and cannot be equipped with integral blinds. A portion of the structure is equipped with dated glassblock assemblies. District officials noted the window openings at the 1929 building were prone to leaking.
