Design clash resolution is a key area of savings in resources, planning, statutory permissions, and materials waste. Looking ahead to construction, when linked to Geographic Information Systems, BIM can optimise logistics and delivery pathways for onsite construction and materials delivery linked with handling nodes, building on time and motion impacts to minimise construction downtime and enhance safety.

TIME AND MATERIAL SAVINGS

The BIM community understands the importance of remaining diverse and flexible with technology, such as Autodesk and Bentley. There are many benefits that can be realised from a BIM approach, and they do not just impact one project stakeholder; clients, consultants, constructors and sub-contractors can all benefit from the process of a BIM enabled project, Common Data Environment and a circular data cycle.

REMAINING FLEXIBLE

AECOM experts are already exploring how we can optimise performance and operation of assets through embedded sensors and telemetry linked to the models. Big data, deep analytics/analysis and the Internet of Things in the form of sensors and actuators to automate processes will be key to this process and the real time operation of assets and networks.

THE FUTURE

BIM as a knowledge tool BIM is essentially a new way of designing buildings and managing design and construction processes made possible by advances in computer-based modelling technologies.

AECOM’sW office in Madrid has increasingly embraced the use of BIM on new build, refurbishment and retrofit projects to deliver enhanced designs, and cost and time savings for clients — long before the first boot lands on site. The ultimate promise of BIM is to transform the design, construction and operation of buildings way beyond current practice. By involving all key participants in creating a single, accurate and complete digital model of the building, many of the risks and uncertainties common in the construction process are greatly reduced. More than that, a building’s performance can be optimised before it is even built. Additionally, construction is improved and the building can be more effectively managed through its operational life.

Helping clients to see and go further, the AECOM team understood Santander’s message to its employees – that people are what makes a business ‘go even further’. The new Santander Bank’s building complex in Mönchengladbach accomodates comfortably 1,800 employees, housing five of Santander’s back office business units.

Adopting an ‘inside out’ approach, we conducted interviews at all levels to see how best to integrate user needs, with all employees invited to participate in an online survey. AECOM designed the workspace accordingly, focusing on an open and flexible environment that can be adapted to precisely defined work styles. More efficient use of the space and building systems should mean greater productivity and lower energy consumption.

AECOM worked closely with Santander, making sure that the consulting, architecture and general planning services provided complied exactly with their requirements. Through regular meetings and workshops we facilitated rapid project decision making.

The New Office Project will provide a standardized office design layout that will offer the flexibility for assuming future changes on the different working-groups, on the future new systems of organizing and the internal manager options. The concept aims at flexibility to meet the requirements of future occupiers, providing comfort, high tech telecommunications and round-the-clock security.

For allocating the required uses: locker facility and offices, AECOM proposed a two storey building. No basement will be built, to avoid seismic risks and possible soil problems.

Open workstations, enclosed offices, circulation and support spaces are arranged on two floors, to allow natural light to penetrate from the outside. Open workstations are always located on the main façades. Meeting rooms and other support areas are predominantly in the interior, in a central strip.

Transportation

Region de Murcia International Airport was designed to be a highly functional building while ensuring maximum comfort for passengers, and the shortest possible waiting times.

The construction processes in this project were rationalized, pursuing an optimization of resources dedicated to mainteinance so as to consume less energy. The airport, with an over 250 million euros investment, was designed for 5 million passengers traffic per year.

AECOM Spain has participated on Murcia’s new international airport from its initial planning phases, ncluding works on the greenfield area, procedures and prior authorizations necessary for the approval of this new private airport by the relevant aviation authorities. Besides, AECOM provided additional services such master plan, territorial impact of the airport, environmental impact study and detailed design of work supervision.

AECOM’s participation on this emblematic project made it possible to develop an environmentally sustainable solution. The design was economically feasible, with a final budget for construction works of 238 MM€, which was significantly below the initial Regional Government estimated.

The main goal of the project was to solve the congestion problems of this metropolitan area with a new rail link. AECOM provided services topographical survey, geotechnical campaign, alternative alignment study, environmental studies, construction methods analysis, station design (functional and structural) and tunnel design.

Architecture & Design

The client’s vision for the Crescent Development Project is to create a unique landmark for the region, representing the main gateway to Azerbaijan.

It is hoped that the complex will act as a catalyst for the regeneration of the city by attracting investment and employment opportunities.

Covering a total area of around 450,000 square metres, this prestigious development in the heart of Baku includes luxury retail space, parking facilities, commercial and residential towers.

A key feature of the development is an offshore 33-floor, six-star hotel built on an artificial island just off the coast of the capital city, on the banks of the Caspian Sea. The hotel’s crescent shape represents the national symbol of Azerbaijan. Appointed by the client in May 2012, AECOM’s experts in Spain are providing fully-integrated MEP (Mechanical, electrical, and plumbing) and architecture services of extraordinary technical complexity in the delivery of the world-class landmark.

Project Management

The project is located in Tbilisi, the capital of Georgia. The site accommodates two historic structures. The buildings are listed and are located at the borderline of the capital two historic districts of Mtatsminda and Garetubani. The existing four-storey structures are of National importance as historical architectural heritage and are protected buildings. Rustaveli Avenue also accommodates many other listed buildings and is often considered as the main thoroughfare in Tbilisi.

The project develops the site into a Luxury 5-Star Hotel to be designed according to the International Hotel Standards. It is envisaged that the development will become the location of choice for international travelers to the region and guests seeking superior accommodation and meeting facilities. The design should be unique enough to become a landmark in the cityscape of Tbilisi and the region, and needs to stand the test of time. The hotel will be managed by the operator Hyatt, and therefore the design needs to meet the requirements of operation, quality and performance of a leading hotel operator.

RAK Hospitality LLC is refurbishing the Sheraton Metechi Palace Hotel in Tbilisi Georgia into a modern sophisticated hotel that will attract high end international clientele.

The hotel is located in the heart of the city’s historical area, Old Tbilisi, where the hotel is only minutes away from the flourishing political, business and entertainment centre and 15 km from Tbilisi International Airport. The prime location of the hotel truly provides visitors with a unique experience in being able to soak up the city’s energy through the incredible views of the city centre and surrounding mountains.

AECOM’s experts in Spain are providing lead design and MEP services. The newly refurbished hotel will boast approximately 220 newly revamped guestrooms, a new spa area, a gym, conference and ballroom facilities, an exclusive club lounge and a new ‘destination’ restaurant.

Landscape & Master Planning

The Lisbon Municipality disclosed publicly the intention of setting up a Public Call for Tenders for a plot of land, located in Entrecampos, with a total area of approximately 42.550,00 sqm and a maximum GFA of 140.000m2.

AECOM was requested by the client to ensure an “out-of-the-box” approach to an iconic project, named the “Heart of Lisbon - The City Centre“. This project is envisioned to be an integrated working and living community with a focus on creating a better environment for its residents and attractive destination for the visitors. The site is very unique and has a strong potential to reinvent the image of Lisbon.

Interior Design

Accenture’s Headquarter located in Torre Picasso wanted to renovate it’s image reinforcing technology, innovation and collaboration. The office invites the user to an experience that allows understanding the vision of the company, dedicating its space to clients so as employees, promoting transparency, flexibility and becoming a place where Accenture and local identity converge, creating a unique and human space always with the Madrid skyline as a background.

Accenture’s new workspace has opened all the barriers that the old space were giving them and aims to show to all users the vision of Accenture: a realistic and innovative space where technology takes an important role, but where it is important to rising human values and identity.

Client are has different types of meeting rooms including Telepresence Room and a large Multifunctional Area that can be separate in two, three or four rooms, all of them with beautiful views to the Madrid Skyline. The multifunctional area is a very generous space that allows to organize and holds events & trainings with a tactile Video wall and three different 3k screens. Flexibility is one of the most important project drivers.

The reception wants to create the first impact to the visitor by using LED Floor and Walls framing the spectacular views from the tower. This Technology allows unlimited ways of branding and uses increasing staff and clients satisfaction.

Sony Music has appointed AECOM Spain to fit out its new Madrid HQ. Our design approach won out for two clear reasons: the methodology proposed in the initial stages of the project to understand the firm’s real needs and how to use the new space to suit those needs, along with our previous experience in creating innovative spaces that raise productivity and foster collaboration.

No longer in keeping with Sony Music’s brand identity, the age of the site and its outdated interiors were creating operational problem. Space was being wasted, there was limited flexibility to accommodate future changes and there were too many enclosed spaces but not enough meeting rooms preventing open communication and ideas sharing.

Our team’s concept was to shift the internal culture away from one of isolated working to a highly collaborative work environment, with music at its heart. In this new atmosphere, employees could take ownership of the brand and live it. This approach would be led not only be the design of the work spaces, but also through a client area that would include an auditorium for events and concerts to be used by artists, the press, client and employees.

AECOM has helped Sony Music create a vibrant, contemporary work space that reflects its brand values and the digital age of music, providing an integrated, flexible space for staff to enjoy, bringing artists and their record label support teams closer together.
