It is a cause veryclose to Darren’s heart, as his Dad stayed therein August last year before sadly passing away.Darren commented; “The hospice cares forpeople with cancer in what can be their finaldays or weeks. The amazing staff there enabledmy family and I to spend quality time with mydad and their compassion and respect madethe last few weeks full of dignity, laughter andincomparable care. The ride is a huge challengefor me and one that I am determined tocomplete, to make my Dad proud and to showas much appreciation as I can to thesewonderful people.”

In a world of rockbottom interest rates,the high yields of UKcommercial property have captured the

attention of income-starved investors. But withinitial yields (annualised rents expressed as apercentage of property value) now below 5.5%and possibly falling further, has the asset classhad its day in the sun? We at Coutts remainpositive on UK commercial property – though itmight be more realistic to expect rental growthto play a bigger part than initial yields indetermining total returns. And asset selectionwill be even more important in 2015.

History suggests that we’re not far off thebottom of the yield cycle for commercialproperty. Yet in an unprecedented era ofprolonged low interest rates the paucity ofalternatives mean investors in search of yieldare likely to consider commercial real estateassets. Against such a backdrop, who can saythat initial yields won’t slide lower still?

But while yields may play less of a role indetermining total returns, we believe rentalgrowth will take up the slack. As economicgrowth in the UK spreads – underpinned byrising wage growth – we expect to see primeoffice rents rise across regional city centers thisyear.

In our view, a lack of supply at the prime endof the market will add further upward pressureon rental growth. And unlike residentialproperty leases, commercial property hastraditionally contained clauses dictating thatrent reviews are ‘upward only’ or at least linkedto an inflation index. B&HEAA’S CALENDAR OFSOCIAL EVENTS

Julie Frith, President of the Brighton & HoveEstate Agents Association, has started heryear in office by planning a series of socialevents. “The Association’s Annual Dinner

Barrie and Vicky Alderton talk property sales and lettings, and why this family company is so proudof reaching 25 years in the city’s property industry

Barrie Alderton has for years been knownas ‘Mr Hanover’ – hardly surprising, asfor the last 25 years he has focused his

energies into selling and letting properties inone of the city’s most popular residential areas.

This year the company reaches its 25th year;time to celebrate and to refresh. Theirprominent Hanover office has seen a majorrefurbishment, their London Road premises

are enjoying the massive boom in that area ofthe city, and right now this solid familycompany is enjoying their position in the city’sproperty market.

It certainly is a family business, too. BarrieAlderton MD works with his wife GeraldineAlderton who is a director, daughter VickyAlderton, sales director, and son PeterAlderton, lettings director.

We met up on a chill February morning attheir smart new Hanover premises, a place thatwe have visited many times before – and thechange is very striking. The building was inneed of work, and upon starting they realisedthat it was time for a major refurbishment andmore cohesive look. The work proved to beextensive with a total replaster, new floor andrewiring. “It meant that we had to all relocateto the London Road office, and what wasmeant to take a month turned into two.Fortunately our builders were on site to re-assure our clients that business was still going

on and to redirect them,” says Vicky.“There were a few set-backs but our builders,

Wehave always been seen as the lead agents inHanover and it is a position that we strive tomaintain. Barrie was certainly known as ‘Mr

Hanover’ and was even featured in popularsatirical comedy company The Treason Show’sHanover The Musical – about having the bestbeard in Hanover!”

Barrie continues; “The Hanover market hasover the years remained constant, with similartypes of client who really want to live here,young couples and people moving down fromLondon, which is a market that has recently re-emerged. Hanover remains probably the bestcentrally positioned starting point for enteringthe property market, and is definitely thefriendliest. You get to know people here, thereis a real sense of community.”

So how much has estate agency changed in

those 25 years? “Well of course we had theadvent of the internet, and the internet stillplays a large part in what we do; for many it’sthe starting point of their property buyingjourney. But we have always believed that thisbusiness is about building a strong face to facerelationship with our clients. We can often tellfrom a face to face meeting what a buyer mightlike, and in turn we take them to viewappropriate properties. But you cannotprejudge totally, you need to work out whatpeople are really looking for – this is very muchabout finding a person a home and not justselling them a house.

“And people like and respect our honesty.On a national scale, we are perhaps not yourtypical agent. Here in Brighton however we are,and always have been, at the forefront ofBrighton's strength, which is not in corporateagency but in independents. I was the firstagent to ditch the suit and it has never harmedthe business. If anything it has helped.”

The company opened their London Roadoffice four years ago. “That was a great moveand has helped us expand our lettingsportfolio,” says Vicky, “and we have a verystrong presence in London Road, currently theonly agent there. We have always been strongin the student market, but also youngprofessionals, and there is a massive swing

toward renting as getting on the propertyladder has been so hard, added to whichpeople do not think there is a stigma inrenting any more.

“People are certainly looking morefavourably at areas that were once lessfashionable and London Road is such a case.”

How is the sales market right now? Barriereplies; “There is still a shortage of propertiesfor sale, which of course makes it a good timeto sell as there are a lot of people looking tobuy and to rent – and particularly in the areaswhere we focus and where getting on theproperty ladder is perhaps easier.”

Has Hanover changed much in the last 25years? “Yes, 25 years ago the area was mainlymade up of two-up two-down terraces thathad changed little since they had been built.Now most have been refurbished andextended – both up into the roof spaces andbackwards into the small gardens. If one of thefew undeveloped properties comes to themarket then there is a fight to buy; people stilllike to take on that full refurbishment project.We recently had over ten offers on one suchproperty, all offering way above the askingprice for an unrefurbished house.”

Both Barrie and Vicky have been Presidentsof the Brighton & Hove Estate AgentsAssociation, once again keeping it in thefamily, and Vicky’s son Luke has expressed aninterest in joining the family business and oneday being President of the association.

Community is always close to their hearts,and the team have long supported theChestnut Tree House, generally raising money,but also donating £25 from every sale madeacross 2015 and adding an element from theirlettings business. “We want to raise as much aswe can and will also be joining in with some ofthe charity’s own fundraising activities. Wealso plan to organise a golf day later in theyear – if anyone is interested, get in touch!”

It’s always a pleasure to meet the Aldertonsand their staff. It’s a happy team, focused andhard working for all of their clients but neverat the expense of being warm, friendly andvery approachable. Mr Karim El Sakka, Consultant Vascular Surgeon at theMontefiore Hospital in Hove, discusses the options available

Varicose veins are swollen or twistedveins, often dark purple or blue incolour, which usually occur in the legs.

The internal structure of veins comprises ofone way valves that help prevent blood fromflowing backwards. If these valves becomeweakened, blood can start to pool in the veinsmaking them enlarged and swollen.

“There are a number of ways of treatingvaricose veins. Discussion surrounding thesuitability of each method, the expectedoutcome and the procedure risks, takes place atconsultation. Firstly there is surgical removal,known as ‘litigation’ or ‘stripping’ and thisinvolves tying off and removing the vein. Thisis performed in theatre under a generalanaesthetic, usually as a day case, though fullrecovery may take a couple of weeks. Nowadayssurgery tends to be avoided where possible,favouring methods that can be performed inclinic with a local anaesthetic. These methodsinclude radiofrequency ablation and foamsclerotherapy.

“Radiofrequency ablation uses a heat sourceto seal the affected vein. A narrow catheter isinserted by a small incision and moved alongthe vein with guided ultrasound, sealing it atregular intervals. This is carried out with a localanaesthetic and takes approximately 30

minutes. Patients are generally able to walk outfollowing the treatment and can return to workthe same day. For those with especially twistedveins this method is less suitable as the cathetercannot be fully inserted.

“Foam sclerotherapy is particularly good forrecurring varicose veins and for those notsuitable for radiofrequency ablation. A foammixture is injected into the vein usingultrasound guidance. This works by forcing theblood out of the varicose vein and making thewalls of the vein ‘sticky’ so that the vein closesoff. Over a period of a few weeks the treatedvaricose veins tend to shrivel up and disappear.Depending on how many veins are affected,this may require another two or three sessions.This is performed as an outpatient procedurewith a local anaesthetic and does not requireany cut or incision to be made to the leg. Mostpatients can return to work the next day.

“Recovery time varies depending onprocedure and individual. In some casesbruising and swelling can be expected and yourconsultant may recommend elasticated support stockings.

“For those who don’t wish to undergosurgery, there are a number of self-helpmethods. These include avoiding prolongedsitting or standing and making efforts to raise

your feet frequently. Also, special compressionstockings can be worn to aid circulation. Aprogramme of regular exercise is unlikely tomake varicose veins disappear, but may preventthem from appearing in the first place.”

Less than ten miles north of Brighton isthe Ridgeview Wine Estate wheregrapes are grown, and serious awardsare won.

Ridgeview was founded in 1994 by Mikeand Chris Roberts following the sale of theirIT business. A site at Ditchling Common waspicked which today consists of 17 acres ofvines (7.5 acres of Chardonnay, and 9.5 acresof Pinot Noir and Pinot Meunier) surroundinga sophisticated production plant, offices and

a brand new tasting room.Growing partners in andaround Sussex account foranother 170 acres.

There are around 15permanent members of stafftoday including familymembers Simon, Tamara andMardi Roberts as HeadWinemaker, CEO and Sales &Marketing Managerrespectively. Currentlyinvolved in the creation of thenew tasting room are YeloArchitects whose previouswork includes the One HovePark scheme on Hove ParkGardens, and NutshellConstruction who wereresponsible for a lovingrefurbishment of Brook Place, a 17th century farmhouse in Cowfold.

The tasting room consists of a generous dividable space with dreamyviews of the South Downs (as the firm’s name suggests) across rows ofvines. On the opposite side of the room, visitors can gaze over thegleaming machinery that ultimately turns grapes into award-winningsparkling wines. Angled panels in Ridgeview’s characteristic burgundyand gold bounce the light around the room in every direction.

Downstairs, huge tanks contain the pressed juice of the three differenttypes of grape that are used. The operation began with the production of25,000 bottles per year. It’s now 250,000. Sparkling wine takes severalyears to make which means several times that number are stored on site.

Spring is nearly here and all is wellat Landlady Towers. Although Ihave a punishing few days of workahead of me, I am light-hearted

and carefree as I am off to my little bolthole in Turkey next week. It is true that Iam mainly going there to install airconditioning in readiness for the summerseason – not personally, I hasten to add –but the majority of my time will be spent

enjoying meals with friends,running in the mountains andreading in bed while the rainhammers down on the roof. Notthat I don’t enjoy a similar arrayof activities here in Brighton(especially the rain on – andsometimes in – the roof bit), butmy enjoyment is invariablyinterrupted by Lodgers and TheSmall Daughter demanding food,speaking, or merely just being there. InTurkey I am often completely alone,meaning I can do exactly as I please.

As the temperatures are currentlypretty chilly there, I shall definitely bewearing warm clothes during my visit,although if I am to adhere to ThomasCook’s paltry cabin baggage allowance,I will probably have to be in the nudefor part of the time as 6KGs doesn’tleave much scope for winter clothing ...

For the first time in my 14 years of room-letting, I can leave LandladyTowers in the capable hands of my lodgers, who all seem to have beenblessed with a touch of OCD, so tidy is the kitchen. In the past, I oftenreturned from my foreign forays to be greeted by a teetering skyscraperof un-emptied recycling, held together with teabags and mouldy foodand quease-inducing work surfaces barely visible under mountains ofunswept crumbs. Not exactly the scene one wishes to be greeted bywhen returning from a delightful holiday. I know it’s entirely my faultfor going away in the first place and I utterly deserve to spend the dayof my return scraping other people’s detritus from the work surfaces,right?

Meanwhile, The Big Son, who will be returning from Miami while I amin Turkey, is posting regular 20-second films on Facebook – these shortbut telling films are full of close-ups of The Big Son in high spirits witha bottle of Belvedere vodka, or, the following day, The Big Son in verylow spirits with an empty bottle of Belvedere vodka somewhere closeby, like some sad product placement. I taught him well ...

Managing properties is about to get tougherHave you heard about the proposed legalchanges that could impact landlords? On 11February the House of Lords passedamendments to the Deregulation Bill which, ifratified by the Commons and given RoyalAscent, will severely limit landlords in using aSection 21 notice to evict tenants.

Why are the changes being made?The proposed amendments have been draftedin reaction to complaints of ‘revenge evictions’by private landlords – when a landlordresponds unfairly to complaints from tenantsabout the standard of the rented property.

What are the proposed changes?Landlords will not be able to evict a tenantusing a Section 21 procedure if they havereceived an improvement or hazard awarenessnotice in the last six months, or if certain basicrequirements have not been met, and thenotice period for evictions will be increased totwo months.

What are the consequences likely to be forlandlords?

The changes will make it harder to use aSection 21 notice. Many landlord bodies haveargued that the legislation is likely to deterlandlords from issuing eviction notices – evenfor legitimate reasons. There is also thepossibility that certain tenants may choose toplay a ‘revenge tenancy’ card by submittingrequests for repairs in order to avoid eviction.

Will the changes become law?There has been a good deal of cross-partysupport for the bill. It looks almost certain tobecome law, with one obstacle: time. With justa few weeks before the end of this session ofparliament (30 March) there is a race againstthe clock that these amendments may not win.Time may be on the landlords’ side.
