Newton House
Occupying a unique position surrounded by the National Trust-
owned Lanhydrock Estate, Newton House is a very special and
immaculate family home and it is evident that the current owners
have carried out painstaking and detailed renovation and upkeep
to produce a quite magnificent house.
Newton House is discreetly situated off the main avenue leading
up to Lanhydrock House, which is now its pedestrian access. The
house sits in a secluded, quiet position behind a high stone wall.
The approach is understated, and there is no nameplate.
Not listed, the house has been cleverly reconfigured and
redesigned with split level accommodation that maximises family
living space with all modern comforts, fixtures and fittings, both
internally and externally. The floor plan flows effortlessly throughout,
with the original two storey house forming the core with a three
storey extension on one side.
Of particular note are the drawing room and breakfast room. The
drawing room, like all the reception rooms, has plenty of built-
in shelving and cupboards to maximise space and storage. The
breakfast room faces both east and south and enjoys lovely vistas
that lead the eye down through the cleverly designed gardens.
With a total of 8 bedrooms and 6 bathrooms in the main house,
along with the Cottage, there is ample accommodation for a large
number of family members, guests and staff.

Gardens and Grounds
The meticulously landscaped gardens are quite fantastic with much of
the garden having wonderful symmetry. Divided into areas and rooms
by hornbeam hedges, there are a wide variety of specimen trees and
shrubs including hydrangeas, magnolias, acers, cercidiphyllums, and a
splendid metasequoia. The front garden is walled on three sides and
planted for spring and autumn colour, and winter scent.
At the back of the house, the family room leads onto a terrace, with a
loggia at one end. Steps lead up to the lawn, and align with a fountain,
approached through a wisteria tunnel and arches. Behind a yew
hedge the planting is principally magnolias, roses, hydrangeas,
buddleias, nepetas, sedums and many other plants designed to bring
scent and wildlife to the garden. A gazebo clad in wisteria, roses and
clematis provides scented dappled shade, ideal for morning coffee
on a hot summer’s day.
Other areas in the grounds include a vegetable garden, wild areas
and a spectacular water feature, overlooked by a terrace.
Cottage and Outbuildings
There are a series of original outbuildings, built of granite with slate
tiled roofs. At the end of the drive is a double garage and adjoining
shed. A separate building has been converted into a self-contained
cottage, providing perfect accommodation for dependent relatives,
guests or staff. An outbuilding opposite the back door is divided
into a gardener’s shed, hot tub ante-room and freezer/kitchen
store room. There are also three woodsheds.
Beyond the vegetable garden and courtyard is a storage yard,
hidden from view and with access off the parking area. It provides
very useful space for garden machinery. In addition to a gardener’s
loo there is also a boat store and large secondary parking area and
secondary access back onto the lane.
Lanhydrock Estate, Cornwall
Newton House is brilliantly placed for transport links, being close
to, but also far enough away from, the A30 (M5 1hour away), A38
and Bodmin Parkway railway station, linking directly to London
Paddington (3hrs 41minutes).
Truro and Launceston, offering excellent independent schools, are
both about 35 minutes drive away. Bodmin has just been chosen
for the location of a brand new 6th form college.
More locally, Newton House is equi-distant between Lostwithiel
and Bodmin. Lostwithiel is the antiques capital of Cornwall and
offers a number of fine restaurants, including the Trewithen and
Asquith’s. The Duchy Plant Nursery, and the new National Trust
Lanhydrock Cycle Hub, both offer fine cafe facilities.
Shopping
Bodmin offers a full range of amenities and facilities
including shopping, cafes, doctors’ surgeries, cottage
hospital, leisure centre and major supermarkets. More
extensive services can be found in Truro, a relatively
short drive away.
Sailing and Watersports
Newton House is within easy driving distance of both
the North and South coasts. Fowey, one of the finest
natural deep harbours in the county is just 12 miles
away. The very sought after locations of Rock and
Padstow (partly famous for Rick Stein’s restaurants) are
about 15 miles away on the North Coast and have some
of the best sandy beaches.
Restaurants
An excellent range of restaurants are within easy reach,
including several at Lostwithiel, Bosvena, recently opened
in Bodmin, The Crown at Lanlivery and Trehellas at
Washaway, all just a few miles away. Within easy reach
also are Rick Stein’s many establishments and Paul
Ainsworth’s No. 6 in Padstow, and Nathan Outlaw at the
St Enodoc Hotel in Rock, both boasting Michelin stars.
Jamie Oliver’s Fifteen in Watergate Bay is just another
of the seriously good eating establishments that are
popping up all over Cornwall, as chefs and customers
wake up to the fantastic opportunities afforded by local
produce, which is second to none in the UK, and widely
sought after in the best London restaurants.
Travel by Car
Communication links are good with the A30 dual
carriageway 4 miles away now providing fast access to
the M5 motorway network at Exeter.
Travel by Train
Bodmin Parkway (2 miles) which links directly to London
Paddington (3 hours 41 minutes).
Travel by Air
Newquay Airport is about 30 minutes away (20 miles) and
offers a number of national and international flights via
London Gatwick (under 1 hour flight away). Exeter Airport
(72 miles) provides regular daily flights to most European
Cities. Both cater for private and chartered jets.
(All distances and times are approximate)
