This document provides information about land use and transportation projects proposed or recently completed by public or private entities in the vicinity of US 1. It is arranged by municipality. The projects on the accompanying spreadsheet are all covered in more detail, and this document also contains some additional projects a little further away from US 1. Dates refer to newspaper article dates, beginning in June of 2005 and current as of October 2006. New items are highlighted in grey. Articles have been assembled from local newspapers, including the Cranbury Press, the Home News Tribune, the Hopewell Valley News, the Lawrence Ledger, the Princeton Packet, the Sentinel, the South Brunswick Post, and the Times. Full references are available upon request.

Cranbury Route 130 • From 6/05 CP: Will add right turn lane on southbound US 130 at Old Trenton Road,
reduce the center island at South River Road – seeking grant of $1.4 million to extend Liberty Way from Prologis Park to Cranbury Brook and construct bridge to extend US 130 and South River Road
East Windsor Community Bus • From 9/05 TT: 30 passenger bus replaces 10 year old bus – equipped for
handicapped persons – will travel established route of shopping centers, medical offices, senior citizen housing – stop at Lanning Boulevard, senior center – will travel to Hightstown Borough
Hillsborough Beazer Homes Development (not mapped) • From 10/10 PP: 200 unit housing development – on Pleasant View Road – will widen
and pave this road in Hillsborough once development is complete – Montgomery not sure if they want to widen Pleasant View Road in their municipality
Route 206 Projects • From 9/06 CN: Seven projects along Route 206 (not mapped)
o Somerville Landfill – 115 acre site off Route 106 and near Summerville Train Station – envisioned as a mixed use extension of downtown – borough acquired former landfill in 2004 – last large piece of developable land in Somerville
o Orlando Drive – plan will develop a vision and corridor plan to link Somerville Landfill project with Orlando Drive
o VA Depot in Hillsborough (transload facility) – See next section o Hillsborough Town Center – from Route 206 and Raider Boulevard to
Hamilton Road – envision a tree lined road with trees, shops, and parking behind courtyards – will have a 4.3 mile 206 bypass (not funded yet)
o Hillsborough Transit Village – proposed site at Route 206 bypass and Amwell Road – potential to re-activate the West Trenton passenger service between West Trenton and the Bridgewater Station – would connect with SEPTA service to Philadelphia
o Montgomery Township-Belle Mead transit village – potential Belle Mead mixed use station on West Trenton line
o Montgomery Route 206 Route 518 town center – 325,000 square foot center called Montgomery Promenade - 53.4 acre tract – southwest corner of Route 206 and Route 518 – Madison Marquette is developer – retail, restaurant and housing components - will appear before planning board October 30th
Transload Facility • 9/06 Updates from Somerset County: VA depot built during WWII to store war
materials and has been continually operated as a warehousing operation since that time. There is a 35 year lease between IRG and the VA with a 35 year extension option. No shipping containers are sent to or from this location – products are offloaded from rail cars onto trucks. Currently there is a plastic pellet transload operation, other warehousing, and contractor storage facilities
• From 8/05 TT: site has twelve 160,000 sq. ft. warehouses currently in operation – used currently to store hospital supplies – NJ 7 Northern Rail signed lease for the site – applied for $2.2 million in grant money to upgrade facility – Hillsborough thinks that 90% of the trucks will go North to 287, not south to I-95 – US 206 is not on the National Network for Trucks – site is Federally owned
• From 7/05: Freight (truck and rail) transfer station off of US 206 – Industrial Reality Group – 35 year lease from Veterans Affairs – 165 acres – resolution to prohibit this development signed by several communities (Lawrence, Princeton, Montgomery) – Newark shipping containers sent by rail to facility and placed on trucks.
Hopewell Township Merrill Lynch Office Park Expansion: Garden State Office Park • From 7/05 HVN: Merrill Lynch General Development Plan (GDP) – approved 1
million sq. ft. of office space on 200 of 440 acres, 60 acres will be single family units on 6 acre lots, other 170 acres will be preserved open space - west of Scotch Road and north of I-95 – ML approved 3.5 million acres EAST of Scotch Road called Southfields – may preserve historic farmhouse – could add walking trails
Route 31 / Route 518 Intersection (not mapped) • From 9/06 TT: NJDOT has completed construction of Route 31 and Route 518
intersection - $5.6 million project – widened Route 31 with new left turn lanes onto Route 518 – Route 31 bridge over Woodsville Brooke has also been rehabilitated – eight foot shoulders added to Route 518 and ten foot shoulders to Route 31 for bicyclists
St. Michaels Orphanage Tract (not mapped) • From 9/06 TT: Diocese of Trenton has agreed to sell tract to D&R Greenway Land
Trust for $11 million – tract is 337 acres - $8 million in state, county and municipal funding, will need to raise an additional $3 million in private donations – acquiring this property is top priority for protecting 90 square mile Sourlands eco-region
Jamesburg NYC Bus Service • From 8/05 HNT: potential commuter bus service to NYC Port Authority- contacted
Suburban Transit Coach – overcrowded Exit 8A 650 space park and ride facility at Route 130 and Route 32 in S. Brunswick – have a $35 a month parking pass that sells out each month
Lawrence Independent Transportation Network (ITN) Greater Mercer • From 10/12 LL: Independent Transportation Network Greater Mercer launches new
service for seniors 65+ or for the visually impaired Capital Health System • From 7/06 TT: 320 bed hospital to replace Trenton Mercer hospital – two sites: 1)
134.5 acre tract - former RCN Bristol-Myers Squibb site - Princeton Pike NW of the proposed Princess Road site – 2) Princess Road site is 32 acre
Heritage Village • From 5/06 TT: $10 million at old Trent Motel Site – 79,103 sq. ft. – 2.38 acres –
Route 1 & Cherry Tree Lane – preliminary site approval as of May 06 – 64 units: 54 one bed and 10 two bed apartments: 12 retail spaces – 2007 completion date
Lawrence - Hopewell Trail • From 6/06 HVN: Over 20 mile trail in Lawrence and Hopewell – 4 sections built, new
section opened in June Mercer Mall (not mapped) • 493,000 sq. ft. outdoor shopping center storefront renovations - $25 million
renovations Quaker Bridge Mall • From 8/09 TT: Public forum held for proposed expansion – planning board would
have to amend master plan • From 7/06 TT: Neiman Marcus, Nordstrom & 100 new stores others - final site will
be 1.75 million sq. ft. = 59% increase for mall –Simon Property Group – FAR is .4, developer wants to increase to .45 or .5
• From 9/05 LL: will add 650,000 sq. ft. - could add a new parking deck – ordinance would have to increase amount of sq. ft. permitted – four anchor stores occupy 735,500 sq. ft. – 2nd largest taxpayer in the township
Wal-Mart • From 7/06 LL: new plan presented – Spruce Street & Arctic Parkway – 143,233 sq.
ft. store, includes garden center – 725 parking spaces – two entrances along Spruce Street, will extend Arctic Parkway & add traffic light - near Shabakunk Creek
Zoning Change • From 6/05 LL: Not Mapped - 37 acres at Quakerbridge Road and Lawrence Station
Road – owned by Princeton Office Park – zoning change from Limited Industrial 2 to Planned Village Development 3, permitting 55+ communities
Brunswick Pike Improvements: Brunswick Circle to Whitehead Road • From 6/05 LL: redesign consideration to more pedestrian friendly, eliminate barriers
to interactions between Colonial Heights and Slackwood neighborhoods – part of Brunswick Pike Redevelopment Area – could have on-street parking provisions and center island treatment – could change from 4 lane to 2 lane boulevard

Tapestry at Montgomery (not mapped) • From 10/10 PP: 140 acre development – 218 age restricted units: 180 detached
single-family houses, 38 duplexes, 30,000 square foot office, and an assisted living component - north of Route 518 and west of Route 206 – Sharbell Development Corp – received preliminary approval on overall project and final approval for the first phase – waiting on final contract to tie into NPDC sewer and water
Senior Transportation • From 9/06 PP: Several agencies, including Montgomery Township/Rocky Hill
Municipal Alliance (MA) and the Youth Services Commission are looking to co-sponsor a senior transportation service – possibility of service two days a week from
10 am to 3 pm – MA would provide $1,200 grant for a driver – looking to curb depression and substance abuse among seniors
Princeton Avenue Connector Loop Road • From 1/06 PP: from Cherry Valley Road and Princeton Avenue – one of three new
roads for US 206 – also known as Sunoco Loop Road – roughly $288,000 to build - other roads are Cherry Valley Connector & PNC Bank Loop Road in Princeton Township – McCarthy Property has 25,000 acres of planned medical offices
Plainsboro Homewood Suites Hotel • From 7/05 PP: Winston Hotels Inc – front Route 1 and access off of Mapleton Road
– will cost $19.6 million – on 4.5 acres of land – 142 rooms, fully equipped kitchens & 750 sq. ft. of meeting space – expected to open in 2007 – managed by Alliance Hospitality
Princeton Forrestal Center • From 8/06 TT: 45 acre enterprise – the Gale Company – constructing three upscale
shops – currently 882,000 sq. ft., 320,000 is fully leased office, 187,000 retail is 70% leased – original center opened in 1987 – cost $150 million in 87 – 294 unit Westin Princeton hotel, by Highland Hospitality Corp – 1,800 employees in Village – Average residential income in 3 mile radius is $125,000, $192,000 in 3 mile – will pay $845,000 in property taxes
Plainsboro Village Center • From 7/05 PP: Sharbell Development Corp – will cost $20 million to build – 47,500
sq. ft. retail spaces – 37,500 for office and various types of residential: 12 townhouses, 11 single family homes, 8 two bedroom apartments – project might exceed 100,000 sq. ft. – could relocate library here
University Medical Center at Princeton: Relocation • From 8/17 PP, 8/22 PP and 8/15 TT: NJ Transportation Commissioner and West
Windsor, Princeton Borough, and Princeton Township officials discussed traffic consequences and potential solutions to the Harrison Street / Route 1 intersection – solutions included adding a left-turn lane and better signalization – possibility of constructing these improvements prior to the hospital relocation and the Penns Neck Bypass – any temporary improvements would be replaced by the larger Penns Neck project, scheduled to be complete by 2012 – overpass portion of Penns Neck project is anticipated to cost $100 million, entire project to be over $500 million – county will continue to research possibility of adding a left-turn lane and improving signalization
• From www.princetonhcs.org: 160 acre campus – Route 1 in Plainsboro – Open in 2010 - $350 million project – occupied now by FMC Corp. Research Group – land assessed at roughly $60 million in December - Between Plainsboro Road & Scudders Mill Road – would also relocate Merwick Care Center – 269 bed hospital – would build an 800,000 sq. ft. facility, up to 1.2 million eventually – would be LEED - Hellmuth, Obata & Kassabaum / Hiller Architecture – could combine Harrison Street intersection into this project
Princeton Borough University Medical Center at Princeton: Existing Site • From 10/10 PP: Regional Planning Board of Princeton has sent zoning ordinances
back with favorable review • From 9/06 PP: Princeton Borough Council will introduced three new ordinances
relating to UMCP Existing site for future development: o Change 5.6 acres from strictly medical to mixed residential, retail, and office o Require design standards including traffic, open space, and aesthetics o Create new residential zone on hospital’s surface parking lot, 20% of which
would be affordable housing • Medical Center will move to Plainsboro – 12 acre site – three proposals for zoning
changes – A) mixed use residential, retail and office B) specific site guidelines C) Residential Zone for Franklin Ave Parking Lot
• From 8/06: NJDOT states feasibility issues with speeding up Harrison Street interchange overpass, as this is a TIP project and needs to be voted on by DVRPC - $100 million – part of Penns Neck project, scheduled for completion by 2012
• From 1/06 PP: Master Plan amendments for UMCP to be rezoned for residential reuse – PHCS has bought 2 acre Franklin Ave parking lot & 9 acre Merwick Rehab Hospital - plans to break ground on new hospital in 07 and completion in 2010 – Lubert-Alder Management is the developer of the Princeton site
Roadway Improvements • From 8/06 PP: not mapped – several projects
o Reconstruction of Jefferson Road, Humbert Drive, Greenview Avenue, Horner Lane – will also include to Hardy Drive & Turner Court
o Wiggins & Witherspoon intersection improvement Princeton Township Roadway Improvements • From 9/06 PP: approved ordinance authorizing acquisition of 8, 85 square feet of
land and easement of 5,186 feet to construct loop road near Route 106 and Cherry Valley Road – land will be acquired for no more then $186,800 – passed resolution appropriating additional $82,199 for Rosedale Road pathway
• From 8/06: not mapped – several projects o Resurfacing of Pretty Brook Road: Top Line Construction – two phases, one
will require road closure o Laurel Circle: Vangelis Construction – will take two months – install new
storm sewer system, Belgium block curbs o Winant Road: Between Edgerstoune and Russell Roads - Top Line
Construction – repaired & resurfaced o Rosedale Road: between Ettl Farm and Providence Line Road – walking path

University Place / Alexander Street Project • From www.princeton.edu 4/06: mixed use neighborhood design plan for Princeton
University’s property at the intersection of University Place and Alexander Street – Renzo Piano Building Workshop selected as architects – design might include new University Center for the Creative and Performing Arts, a Dinky station, NJ Transit bus and train facilities, and retail
Rocky Hill Drainage Plan • From 9/06 PP: Rocky Hill Borough Council approved drainage improvement
construction - estimated $62,000 – previously approved extending sidewalk along Princeton Avenue for estimated $70,000 – sidewalk will provide better access to new Van Horne Park, a $2 million, 95 acre park off of Route 206 and Princeton Avenue – council tabled final approval of borough’s wellhead protection ordinance
South Brunswick Apex Hotel (South Brunswick Hospitality Holdings) • 9/06: South Brunswick zoning board approved preliminary and final site plan • From 8/06 SPB: application to build 25,300 sq. ft. four story hotel, 7,200 sq. ft.
restaurant – 5.7 acre site, smaller then 6 acre minimum – Route 130 & Melrich Road - will have 116 rooms, lower then the 150 room minimum – will require several variances – 262 parking spaces
Warehouse Proposals • From 8/05: not mapped – 7 proposals for new or expanded warehouses
o Adler Development – 438,600 sq. ft. on 29 acres on Stults Road o Heller Park North – expand existing 231,000 sq. ft. + 80 parking spaces on
15 acres on Ridge Road o 130 Interstate Boulevard LLC – add 82 parking spaces on 25 acres to

intersection – G & B Associates – will allow pedestrians, motorists, and bicyclists access to proposed Princeton Junction transit village
Ellsworth Center • From 8/06 PP: 20 year old unoccupied strip mall – other areas in need of
improvement – cited evening out speed limits along Southfield Road, Old Trenton Road, and Route 571 – suggested more bike and pedestrian improvements to Princeton Junction station
Nassau Park Pavilion • Not Mapped - Final phase of construction – final site is 1.1 million sq. ft. – completed
Fall of 05 – adjacent to Bristol Myers Squib and Quakerbridge Mall Princeton Junction Train Station Redevelopment Area • From 10/11 TT: West Windsor Bicycle and Pedestrian Alliance concerned with safer
ways to walk and bike to Princeton Junction train station on Route 571 – concerned with lack of continuous sidewalks and nonexistent lighting
• From 10/10 PP: Public Meetings were held on 10/10 and 10/11 concerning this project – residents encouraged to submit comments and suggestions to the Mayors office
• From 9/06 TT: Township currently interviewing three finalists: Michael Graves & Associates, Hiller Architecture & Street Works LLC - Andres Duany presented New Urbanism development ideas at community meeting with Michael Graves - Street Works advocating transit village over a town center, with possible library anchor – Township Council and Mayor will make final decision sometime after October 10th
• From 7/06 PP: 350 acre site – transit village – no site plan yet – a 1998 mixed land use objective plan, 1st floor commercial and quality design
• From 6/06 TT: seventeen architectural firms responded with design proposals – will create a cohesive town center – commercial district with sidewalks, public spaces, safer traffic conditions – may use eminent domain, bonding without referendum, choose developer without bidding, and grant tax abatements
Wyeth Tract • From 7/06 TT: 653 acres at Route 1 and Quaker Bridge Road – high end residential
/ retail – General Growth Properties of Chicago, current owner, purchased Rouse Co. in 2004 – Rouse hired by Wyeth to develop the tract and then purchased in 2004 for $35 million, could be worth $160 million – thought they were going to build high-end retail, but that is going to QBM – FAR here is 21%, reduced from 30%
Municipalities not part of Central Jersey Transportation Forum Edison Route 1 Widening • From 9/06 SL: widening of 2.5 miles along Route 1 between Route 287 and the
Garden State Parkway approved - $53.9 million three year project – highway to be widened to three lanes in each direction - reconfiguring Grandview Avenue, Parsonage Road and Ford Avenue intersections – widening Amboy Avenue bridge – removing Route 1 bridge over the former Conrail line – construction of 945-foot pedestrian bridge – improvements to Roosevelt Park amphitheater
Hamilton Hamilton Station (Transit Oriented Development) • From 12/05 TT: plans to become transit village with housing, offices, & retail –
currently has 1,926 parking spaces - $40 for monthly parking pass, $60 for premium pass – ridership up from 1,000 per day to 3,500 per day
North Brunswick Johnson & Johnson Site • From 8/06 HNT: will focus now on re-leasing property in the short term, long term
ideas include train stop on Northeast Corridor Rail line, mixed use transit village, new hotel and restaurants, new library, youth center, amphitheater or police station, 14 mile distance between Princeton Junction and New Brunswick commuter station longest on Northeast Corridor line.
• From 2/06 HNT: 212 acre site – Garden Commercial Properties, operating as North Brunswick TOD Associates LLC – currently 1.2 million sq. ft. of manufacturing, warehouse & office space – zoned for Industrial use – looking to develop a transit village
• From www.ourtowncenter.info: 4,000 feet of frontage on Route 1 & 5,000 feet of frontage on Northeast Corridor Rail – 75 foot height limit
