Land Trust News / 2

About 11 years ago, my husband and I had an opportunity to relocate our then young family to anywhere we wanted. We were ready for a change from our fast-paced lives in the suburbs of Cincinnati. We put a lot of thought into this move and contemplated many different areas. We were looking for a place that offered a “tight knit community” and of course a safe place to raise our daughters. And, as both my husband and I enjoy outdoor activities, we wanted an area that was abundant with outdoor amenities. We kept coming back to the thought of beautiful St. Simons Island. Secretly this was always my first choice. I grew up vacationing on St. Simons, and some of my fondest memories were of times spent exploring the island and beaches with my family. After six months of entertaining our choices, my

husband finally agreed that St. Simons Island was to be home! We seized the opportunity and moved to the island in June 1996. Since our move, we have had other family members relocate here after visiting us and seeing the quality of life we enjoy.

I have a true passion for St. Simons Island. This little piece of paradise is truly a magical place and has a beauty all its own. From our majestic live oaks to our marshes and beaches I feel truly blessed to live here.

I have been with the Land Trust for six years and have been a part of many opportunities to protect the natural and scenic character of our island community and enhance the quality of life that residents and visitors so enjoy. Like all of us who love the island, I want to preserve it for my children and some day my grandchildren. Many of the opportunities we have seized have evolved into great successes, and for that I thank the board of directors, staff and volunteers who recognize opportunity for what it is.

As I leave to pursue new challenges as the executive director of the Southeastern Coastal Georgia Chapter of the American Red Cross, I leave behind many fond memories and best wishes for the further success of the St. Simons Land Trust.

Most of the 1,000 copies of the new cookbook, “St. Simons Island Cooks,” have been snapped up, and the Land Trust has ordered a second printing.

Cookbook committee-of-one Ellen Moriarty – who designed the cover, illustrated the book, and compiled the 300 recipes from Land Trust members – has encouraged people to buy more than one copy, and it looks as if people are taking her up on the suggestion. Faye Bourne Moore bought 10 for her family’s 35th family reunion on Pawley’s Island, S.C., in July and reports that the whole family delighted in cooking up recipes from the cookbook. A crab stew recipe was such a hit, they made it three times.

Moriarty traditionally creates the watercolor painting for the annual Land Trust Oyster Roast poster (see page 3).

‘St. Simons Island Cooks’ - a runaway best-seller - now in second printing

“St. Simons Island Cooks” is available for $12 at several St. Simons businesses, including Accents, Details, Eclectic Cottage, Ella Bella’s, G.J. Ford Bookshop, Lucky Lucy’s, Roberta’s, Viola’s Market, Waterfront Gifts, and Wild Birds, as well as at the Land Trust office. All of the proceeds benefit the Land Trust’s efforts to preserve the island’s natural and scenic character.

partners sold the company in 2000, he joined a non-profit company, Centennial Olympic Park Area Inc., as vice president for development to help develop the Centennial Olympic Park neighborhood into a residential area. Marane served on the advisory board of the Trust for Public Land, and ultimately took over as Georgia state director.

New President “We are extremely fortunate to have someone of the caliber of Russ Marane working with the Land Trust as we take it to the next level of opportunity,” says Board Chairman Duane Harris. “He is highly respected in the statewide and coastal preservation community.”

Freyer, Kendall say goodbye

Fred Freyer, who had been serving as Land Trust executive director since 2003, announced his retirement in late spring.

Continued from page 1

A former Atlanta land broker who retired to St. Simons Island in 2001, Freyer came out of retirement when the Land Trust offered him the directorship for a three-year period. Freyer says he looks forward to traveling and reviving his tennis game. He is now a member of the Land Trust board of directors.

“I’m very proud of the accomplishments we made over the last three years, “ he says, “like the Greenprint plan, including the Village Master

Plan, the Master Trail Plan, and preservation of a number of key properties, especially the old Chevron station property.”

Jamie Kendall, who succeeded Freyer as executive director, has left to become executive director of the American Red Cross, Southeastern Coastal Georgia Chapter. Kendall joined the Land Trust when it opened its doors in 2000 and served for six years as director of development and operations.

Do it by the end of 2007 and you’ll save a bundle on taxes!

Land Trust News / 5

Don’t forget the Georgia tax credit!

Last April, Gov. Sonny Perdue (R) signed into law a tax credit available to everyone who donates land for conservation purposes. This applies both to voluntary conservation agreements, or “conservation easements,” and to outright donations of land to the St. Simons Land Trust and similar organizations.

The state legislation is not simply a tax deduction but a dollar-for-dollar tax credit. Taxpayers can claim a credit against their state income tax of 25 percent of the fair market value of the donated property up to a maximum credit of $250,000. For corporations making donations, the cap is $500,000. The tax credit may be carried forward for the next five years and may not exceed the amount of tax owed for a taxable year.

Want to preserve your land forever?

By taking action this year or next, St. Simons landowners can reap big tax savings while preserving their land in its natural state

for future generations.

Congress has substantially increased the tax deduction available to landowners who let the St. Simons Land Trust preserve the natural characteristics of their property forever. The new law applies to all 2006 and 2007 qualified conservation contributions.

“This new incentive should encourage St. Simons landowners to enter into conservation agreements with the Land Trust before the end of 2007,” says President Russ Marane.

The expanded federal income tax deductions apply to landowners who enter into voluntary conservation agreements (also known as conservation easements) with a qualified organization like the Land Trust. The legislation allows them to:

Deduct up to 50 percent of their adjusted gross income in any year (up from 30 percent) Continue to take deductions for as long as 15 years (up from five years)

“These changes will provide a powerful incentive for conservation-minded landowners,” Marane says. “With a voluntary conservation agreement, they can retain ownership of their property while enjoying a greatly expanded tax deduction.”

How the deduction works

Under the previous rules, a landowner earning $50,000 a year who entered into a voluntary conservation agreement worth $1 million could take a $15,000 deduction for the year of the agreement and for an additional five years – a total of $90,000 in tax deductions. The new rules allow that landowner to deduct $25,000 for the year of the agreement and then for an additional 15 years. That’s $400,000 in deductions.

One can never deduct more than the fair market value of the gift. This change simply allows landowners who previously could not deduct the full value to deduct more of that value.

Although the law is scheduled to expire at the end of 2007,

the Land Trust, through its membership in the Land Trust Alliance, will work to make it permanent. Donors who qualify can continue to apply the deduction that they carry over into years beyond 2007.

Voluntary conservation agreements are an important tool for land conservation. Landowners who enter into conservation agreements protect natural resources by giving up future development rights, while retaining ownership and management of the land. “Our thanks to Senators Saxby Chambliss (R) and Johnny Isakson (R) and Rep. Jack Kingston (R) for their support in winning this new help for conservation donors,” Marane says. “Special kudos are due to Sen. Isakson who, as a member of the House-Senate conference

committee, supported the Senate’s land conservation incentives in the final version of the bill.”

For more information about voluntary conservation agreements and the new incentives, call Michelle

Pugliese at 638-9353.

Land Trust welcomes two new community partners

The Community Partnership Program, initiated in 2003 by former Executive Director Jamie Kendall, continues its rapid expansion as local firms find creative ways to provide ongoing financial support to the Land Trust. The program encourages businesses to find ways to contribute through volunteer customer bill add-ons or by contributions on behalf of customers. The most recent additions to the program are the King and Prince Beach & Golf Resort and CoastLink Realty Inc.

King and Prince Beach & Golf Resort

Guests at the King and Prince Beach & Golf Resort not only enjoy the view over the

sparkling Atlantic Ocean and St. Simons Sound, they also enjoy all of the natural beauty that the island represents, says Michael Johnson, VP of Resort Operations St. Simons Island. “We wanted to give them the opportunity to help preserve that beauty.”

Johnson has written a personal letter to resort guests, which is included in their guest folders. The letter acquaints them with the Land Trust’s mission and conservation activities and invites them to join in supporting the island’s preservation. At checkout, a note has been added to the bottom of customer bills, offering guests the opportunity to contribute by checking an amount they’d like to specify as

their voluntary donation to the Land Trust.

“Our hotel group recognizes the importance of the Land Trust to St. Simons Island and wanted the King and Prince to be involved as a Community Partner, so they encouraged us to go forward and join the program,” Johnson says. “We feel that the Land Trust is doing an incredible job in preserving St. Simons, and we want to be part of that.”

buyers on a city, a county, a neighborhood – or an island. For Vel and Jerry McGrath, it’s often a ride on their boat, a 23-foot Key West, through the pristine back creeks, rivers and marshes surrounding St. Simons Island. More than once, they’ve found that the natural beauty of the island becomes a key selling point that attracts clients to the Golden Isles.

“There’s nothing like our vast marshes in Florida or South Carolina,” says Jerry McGrath. “Only developed land or small sandbars and marshes.”

Now, the McGraths, co-owners of CoastLink Realty Inc., plan to give homebuyers a one-year membership in the Land Trust to help preserve that unspoiled beauty.

Many real estate agents give gifts to their clients, notes Vel McGrath. But giving Land Trust memberships “is like a legacy for us and our company,” she says. “We are Live Oak Society members and have always thought about doing something with the Land Trust on a corporate level. But we didn’t quite know where to

Message from the Chairman

Duane HarrisWhat a phenomenal team we have put together to staff the St. Simons Land Trust – Russ Marane, our new leader, as well as Michelle Pugliese and Dale Pierson. I cannot imagine a better group of folks to move us forward over the next decade. We are truly blessed.

You all know Michelle and Dale. They will continue in their present positions, but I strongly suspect they will be challenged in the future as never before.

Russ is the new kid on the block. He comes to us from Hilton Head Island where he was project manager, Coastal Programs - South Carolina and Georgia for the Trust for Public Land (TPL). Previously, Russ served as Georgia state director for TPL. I've known and worked with Russ for many years and have tremendous respect for his intellect and talent in the land conservation arena. Russ will serve in a newly created position as president of the St. Simons Land Trust. In addition, he will serve on our board of directors.

Unfortunately, it’s time to say goodbye to two of our

dedicated staffers. Fred Freyer retired earlier this summer as our executive director, and we all owe him a huge thank you for a fantastic job over the course of three years. Fred is a great leader whose passion for the Land Trust was beyond measure. But, although he's retired from his executive director position, he has been elected to the board of directors, so Fred will continue to serve the Land Trust.

Jamie Kendall, our Director of Operations and Development, and for a short time Executive Director, has also left us to join the Red Cross. Jamie has been the one constant at the Land Trust since its founding in 2000 and has been instrumental in making it the successful organization it is today.

We will miss them both but wish them all the best in their new endeavors.

Recently, two of our board members have left our ranks. Catherine Main has moved with her family to Charleston, S.C. Dr. John Johnson, a member of our board since its creation, has accepted a teaching position in McIntosh County. Since he can’t attend board meetings, John decided to step down as well. Thank you, Catherine and John, for your commitment to our community. We'll miss you!

With change comes opportunity. With the great support the Land Trust enjoys in our community, and with the phenomenal staff we have assembled, we will move forward to protect greenspace on St. Simons and improve the quality of life for our citizens.
