Buying into a Real Estate Developer Site…
Pros of Buying Land from A Real Estate Developer.
You know who you are buying from and most of them are registered
real estate companies. E.G PWAN Homes, LandWey.
The Lands are usually in an enclosed environment so you would be living
with people with like minds.
The estates have proposed amenities so you don’t have to run around looking for
blocks to build your fence, provide electricity, roads, drainage etc.
Most estates have a layout that have it in mind to provide parks, schools, hospitals etc.
Buying from a real estate company means you don’t have to deal with omoniles to pay
any sort of fees to them.
All documentations are usually done by the Real estate company in favour of the buyer.

CONSENT
A Certificate of Occupancy (C of O) issued by the Lagos State Government
officially leased Lagos land to you, the applicant, for 99 yrs.
All lands belong to the Government. You can not process C of O on land that
already has C of O.
A deed of assignment is a legal document that transfers the interest of the owner of that interest
to the person to whom it is assigned, the assignee.
The deed contains very pertinent information for a real estate transaction. It spells out the date
when the ownership of the property transfers from one owner to the other.
The deed also gives a specific description of the property that is included in the transfer of
ownership.
A governor’s consent can only be processed on a land with either Gazette or an Existing Certificate of
Occupancy (C of O).
If a person with land with C of O decides to sell his land, the only documents that can give the new buyer or
every other subsequent buyer the right of occupancy or ownership is a governor’s consent.
This simply means therefore that even when a buyer has secured a land with a Certificate of Occupancy, He
needs to begin the process of obtaining a Governor’s consent to make that purchase legal in the eyes of the
government & be rest assured his land is safe.
A Gazette is an Official record book where all special government details are spelled out, detailed &
recorded.
A gazette will show the communities or villages that have been granted excision and the number of
acres or hectares of land that the government has given to them.
It is within those excised acres or hectares that the traditional family is entitled to sell its lands to the
public & not anything outside those hectares of land given or excised to them.
Excision does not expire while C of O expires after 99 years.

It takes more of words (financial literacy) and a good idea to make money than
money to make money.
You need a team… Investors invests more in management and less in idea.
Most people are not wealthy because they did not prioritize being wealthy... some
prioritize security while some prioritize comfortability. And all these priorities take
their price of time in achieving.
The moment you begin to understand time has a price, the better the decisions
you begin to make. Thus work your way towards measuring more in time than
money. Because when you are old, you are out of time.
You must continue to plan and act on building a system of cash-flow, because
this process will keep you always young and wealthy. Make sure you learn the
basics; it is very important.
The main reason to build a system is so that the system can buy assets. Learn to
build system and invest through your money system.
The rich don’t work for money; they know how to have money work for them. The
rich invent their own money… they do so by being a selling shareholder.
Think more of money as a medium of exchange, as soon as you have
it…exchange it for something of value. Endeavor to convert your earned income
into portfolio income or passive income ASAP.
You must understand the difference between an Asset and a Liability. Know and
understand the kind of income there is…. earned, portfolio and passive.
Learn to be a Salesman, it is the most important skill to acquire in other to be rich.
A successful salesman is not afraid of approaching people, not afraid of being
criticized or rejected, and not afraid of asking for cheque.
Keeping it simple is the best rule of investing, find a strategy or strategies that
make sense and stay on the path. Look at how well the strategy performs not how
the investment performs.
You must be of strong spirit and strong in your convictions in other to turn your
ideas into fortunes.
School education is better but street education is even better. We are in a self-
learning age.
Don’t lose sight of cash-flow management (income & expense management) at
both the early stage and success stage of your business system. Cash flows into
a system in direct proportion of effective communications flowing out.

Know the difference between profit and cashflow. Establish a line of credit with
your Bank before you need it. Reserve your investor’s funds for cost directly
related to business operations and not overhead.
Get over your fears, let your fear be an indicator of what actions to take and then
take massive actions…your world will open up. Know your weakness… master it
and convert it to your strength.
Your physical appearance is your first impression. Be physically attractive.
Identify a need, provide a solution and always answer your customer’s questions.
A Manager’s job is to supervise all business system and identify weaknesses
before the weaknesses turn into system failures.
One of the trait of success is being less busy…don’t be too hands-on…don’t be
too busy.
Whatever you can do or dream you can…. begin it. There is magic & power in
boldness. The boundaries of your reality will not change until you start blindly
with faith.
Money does not make you rich, too much money is often as big a problem as not
enough money. Most people with excess cash goes on to buy liabilities thinking
they are buying assets.
Push your excess cash into building a system; with the right mission, team and
leadership…your system will get you the luxuries.
It is the era of Internet Gold rush and unlike the California Gold Rush of 1850’s,
you need not leave your home to participate in it.
Take time to use historical data in validating your strategy, the longer the data
period the better your judgement.
Investments are not always risky; it is the investor. Good evaluation of risk and
reward, adequate education and experience are key in knowing a good investor.
Sometimes our dependency to something small and limited is the biggest
obstacle to our growth. Don’t go where you are not wanted, it is a waste of time.
Investing is a personal plan not an ends but means to an end, When getting into
an investment, have a plan of when to get out. Therefore, you need a plan, some
discipline and determination.
