Day 1 Introduction Orientation Day

On June 8, 2015, my first week as a KTGY architectural intern began with an orientation to the Oakland

office, meeting the staff, the High Density Team, and my supervisor, Zac Miles, as wells as principals, Michael Gould, Jill Williams, Bill Ramsey, and Jason Ambrose of the Oakland High Density, Low Density, Las Vegas, and Center for Planning and Urban Design teams.

The orientation included a review of the KTGY Employee Handbook, procedures, policies, and benefits with an introduction to the firm’s origins, its founders, and its mission. My team graciously offered to get acquainted informally during lunch in Oakland’s nearby Jack London Square, a former industrial area re-emerging as a mixed-use office, residential, light-industrial, and entertainment district.

(Construction Documents)

M y first project assisted the construction document phase for the “450 Montague” multi-family

housing development in Milipitas, California (south of the East Bay Area). The Montague project contained 489 total units (351 podium units; 138 stacked flat units) on a 10-acre site ranging from 1 to 3 bedrooms.

My specific tasks were to take inventory of all kitchens and baths, and develop the corresponding interior elevations for all dwelling units. Because the project consisted of over 10 different unit types each with different bathroom and kitchen configurations, the construction documents needed to reflect all unique interior elevations to represent the proper

conditions for each unit. A standard design using “typical” arrangements and adjacencies of kitchen and bath equipment was employed for constructability purposes.

I learned the basics of file management including navigation of the Oakland office’s Revit project server and project drive. I also became familiar with the office standards for construction documentation and the basics of managing sheets, views, and templates in Revit 2015.

In July, I revised the floor outlines for all five levels in the 3D model due to changes to several unit plans. Finally, I set up the window sheet and schedule that tracked the inventory and materials of all window types in the project.

By Week 3, I had been recruited onto the Butterfield Retirement Community project to address redline

comments for the 100% Permit Set of the construction document (CD) phase of this 150-unit multi-family housing development in Morgan Hill, California.

I was responsible for generating interior elevations for the common spaces including the lobby and club room according to updates from the interior design consultant. Other major redline revisions included modifications to the roof slopes (i.e., “crickets”) to address proper drainage for stormwater, exterior finish material for balcony ceilings, and wheelchair accessibility for breadboards, recycling cabinets, and other appliances.

Many sheets in the CD set needed adjustments for consistency such as layout, key notes, and legends. Other sheets required callouts highlighting important details such as signage for egress, reflected ceiling plan materials, dimensioning for staircases, and window schedules. For the most complex revisions, I adjusted the central 3D model enlisting help from my teammates as necessary. Throughout this process, I worked with the Job Captain to address any comments that needed further clarification.

For example, the exterior ramps leading to the two trash rooms on the enlarged plan and section sheets needed revisions to reflect proper drainage and safety conditions. Here, adjustments to the 3D model and the civil site plan involving placement of bollards, trench drains, and ramp pads were required.

Finally, I assisted with the preparation of the first “Plan Check Response” submittal to the City of Morgan Hill by highlighting all the redline revisions and our responses to the 100% Permit Set review from the Planning Department. We submitted this set with a separate narrative describing all changes by the August 3rd deadline.

Weeks 9 - 11San Bruno Plaza Mixed-Use Development

(Design Development)

Beginning Week 9, I supported a series of Design Development (DD) tasks for the San Bruno Plaza

project, an 83-unit mixed-use (retail and residential) development with my mentor and buddy, Ariel Abalos. The major tasks involved the following:

Task 1: Addition of dimensioning to the overall floor plans of all four levels, Task 2: Set up enlarged plan sheets with sections for the common spaces (i.e., amenties such as the club and fitness rooms) and the retail and leasing lobby spaces, Task 3: Addition of stairs to stair wells, Task 4: Extraction of wall sections which would assist the job captain with Task 5, Task 5: Creation of exterior building elevations.

In Task 5, I learned about the framing support system behind the façade used to articulate the building exterior—using 2”x10”, 2”x8”, 2”x6”, and 2”x4” framing components—to accommodate the small setbacks and recessed openings and balconies in the façade.

This framing strategy satisfied the larger design intent while keeping the building walls constructible so close to the adjacent property line—only 15 inches away—mainly for shoring purposes. During Week 10, I supported the 50% DD set with sheet layouts and views for stairs, trash rooms, wall sections, exterior elevations, and site plan for San Bruno Plaza.

Site Visit2655 Bush Street Condominiums

(Construction Administration)

On Week 9, I visited my first KTGY project site with Construction Administrator, Lester Green, at the

2655 Bush Street condominium complex project in San Francisco, California. During the visit, we toured the site to inspect the recent progress of the construction phase. We also spoke with the General Contractor about a delay in the completion of the roof due to ambiguous details in the structural engineering drawings regarding a roof-mounted tie-back assembly.

Underpasses Intern Design Day Challenge

On Thursday, August 13th, all Oakland interns participated in KTGY’s annual Intern Design

Challenge. This year’s challenge focused on designing a public space under a highway overpass near the Oakland office. Discussion about this space under the overpass was spawned as the design of KTGY’s projects at 5th Street and Madison Avenue progressed. The design team sought to improve such underutilized spaces surrounding the project area. For the Intern Design Challenge, interns designed an intervention that oriented itself to the local population and neighborhood but was also mindful of transient populations.

The underpass currently serves as a parking lot, which provides an unpleasant pedestrian experience as a passageway. Interns challenged themselves to create

Headerstructures, parks, and open spaces for the public. We considered lighting, security, durability, daytime/nighttime functions, circulation, indoor/outdoor functions, texture, and materials.

Interns had about seven hours to complete the task. Designs consisting of site plans, 3-D vignettes, and sketches were presented to the entire office. My design featured a “Shell Gallery”—an open space dedicated to public art by local community organizations. The concave curvature of the 6-foot high exhibit walls serve to both deflect and absorb sound from the noisy traffic traveling through the underpass while providing a quieter, more insulated art viewing experience on the other side of the walls.

My fellow interns Vincent Agoe, Rey Cai, Tyler Duncan, and Shirley Huang showcased many interesting visions for the site. The Oakland office enjoyed our presentations and the discussions that followed!
