New Build-Market Area Study For Kitsilano Court

The map area defined above is the area considered to determine the anticipated market value

range for 114 Kitsilano Court in the Graham Park– Qualicum Area adjacent to Bruce Farm.

The study area was defined by Hunt Club Rd. to the south, Moodie Drive to the West the

Ottawa River east to Woodroffe Ave. then south to Carling Ave and east Fisher Ave. The

chosen area excluded the hot zones of Mckellar Park, Westboro, Civic Hospital etc.

In short the areas chosen have a comparable to or lesser land value than that attributed to 114

Kitsilano. On average the Kitsilano Court location would be more preferable with the excep-

tion possibly of the Moffat Farm properties. The study was focused on infill newly built two-

storey single family homes built since 2010 and sold or resold in 2015. Although there is no

representative data included a separate study was conducted in the same area focusing on semi -detached two-storey property sales using the same criteria.

It is the opinion of this writer that the market value range for 114 Kitsilano Court is between

$775,000-$800,000. as of Feb. 18, 2016. This opinion is reliant on the floorplan data from

Uniform Urban Developers and the visual inspection and report of Ana Ideias of Coldwell

Banker First Ottawa. The data used in this market value study is attached.
