The 67 acre site to the north of Kings Cross station is being
transformed into a vibrant new city quarter. Kings Cross will
be home to over 2,000 new homes, 20 new streets, 10 new
public squares, further educational facilities including the
University of the Arts London, 26 acres of open space, 3.4
million sqft of workspace and 500,000 sqft of retail. The
redevelopment is set to increase the population of Kings
Cross to 30,000 people by 2016.
Argent has also announced their plan to create a stunning
new piazza within Coal Drops Yard. The refurbishment
of these historic Grade II Listed buildings is set to be
complete by the end of 2018, and will be NW1’s answer
to Covent Garden, featuring a large piazza lined with

Five-Year Rental Price Forecast:
Cushman & Wakefield
The rental market in London continues to expand with
over 30% of all London households now in private rented
accommodation. London’s population is also rising faster
than new property construction and this imbalance creates
a robust market with rental price across London increasing
by 8% over the last two years.
The Kings Cross regeneration area has proved to be
one of the most popular destinations with rents rising
faster than surrounding areas. Apartments in the earliest
stages of the regeneration have seen their rents increase
by 15 – 20% since their completion in early 2014 and one
bedroom apartments are exceeding £500 per week and two
bedroom apartments achieving £750 – 800 per week.
Tenants are particularly attracted by the excellent links
afforded by this international transport hub, the availability
of high quality, modern properties and the combination of
urban bustle, vibrancy and landscaped open spaces that
this area provides.
