I have an extensive mortgage back round both wholesale and retail. I have proven expertise in managing alarge broker base. I have close to 25 years real estate experience. I started out as a retail loan processor.Before 1 year was up, I was moved into an underwriting position. Having spent 17 years underwriting, Idecided to become a wholesale account executive. I became very successful, but as the market turned, Ialso became a retail loan officer. As the market turn even farther, I became a short sale negotiator.

My primary duty is to underwrite files where sellers have to qualify to sell their homes, have a hardship andto mitigate loss. By dealing with real estate agents, homeowners, PMI companies and a multitude of investors. I review a complete package provided by the homeowner to determine if there is in fact ahardship. By reviewing the homeowner’s current income documentation, bank statements and creditreport, I determine if they qualify for a short sale. This requires reviewing investor guidelines to determine

if we have delegated authority to approve the short sale. Based on the current fair market value determinesthe negotiation that needs to take place between the homeowner and the agent. I have become successful innegotiating with all parties and move the file on to the closing phase.

Maintained a large broker base that generated loan through the wholesale channel while working for amortgage banker. I qualified loans through many investor underwriting engines, including Chase Zippyand DU underwriter. As the investor funds dried up, I moved to Arizona and stayed on as a retail salesagent. I met with realtors and builders to generate business.

Reviewed files submitted by brokers for accuracy and compliance. Insured that guidelines were followed.Reviewed appraisal to determine values were supported. Requested review appraisals when values werenot supportive. Ran Site X for values. Underwrote credit to validate credit worthiness and determine creditgrade. Reviewed income through complex corporate tax returns or pay stubs and W-2’s, to validate a

borrowers ability to pay the loan back. I approved files up to $300,000. Approved or declined files based

Underwrote broker files that were submitted through the wholesale channel. Files were reviewed for qualify to meet investor guidelines. Reviewed credit, collateral and capability of potential borrowers toinsure they meet underwriting guidelines.

Was hired to start up an underwriting department for a start up company. I submitted files to investors for approval. This company was not the primary entities main business and had little sales direction with littlevolume.

This was a savings and loan for the homebuilder. I underwrote mortgages for investor guidelines as well as portfolio guidelines. I learned investor guidelines to insure salability of files on the secondary market.
