DESCRIPTIONAn impressive and historic house that has been lovingly refurbished, retaining and enhancing its many character features. Believed to date back to the 17th century in part with a later, Georgian front that was added circa 1770. The external elevations are mainly white render with some attractive slate hanging to the rear and a slate roof. The location and position are quite superb, elevated above Frenchman’s Creek on the Helford River with panoramic, far reaching views over countryside. Set on the edge of a rural hamlet, in peace and tranquillity with a public footpath dropping down to Frenchman’s Creek.

The house is surrounded by sheltered and formal gardens to the front with upper and lower orchards at the rear and a sweeping drive to a large turning circle in front of a beautiful old two storey stone barn. A gate from the driveway opens into a large paddock.

The house is rich in original architectural details which include slate flagged floors, small paned windows, exposed floorboards, fireplaces

and beamed ceilings. The house provides five excellent bedrooms and two bathrooms on the first floor with two separate staircases. On the ground floor is a delightful sitting room, a lovely dining room, a study/family room and a big farmhouse kitchen with an Aga. Off the welcoming entrance hall is a turning staircase to the first floor and a boot/utility room. At the rear is a separate boiler room/workshop housing the oil fired boiler supplying domestic hot water and central heating.

Adjacent to the house is an attractive two storey stone barn (61’8” x 15’3), which offers excellent potential for conversion (subject to any necessary consents). On the ground floor of the barn are a series of workshops and stores with an open carport at one end. The entire first floor is open with separate granite steps at the rear accessing a door at first floor level. N.B. please note that the floor at first floor level is not safe to walk on. We would like to draw your attention to the fact

that our client has informed us that all the roofing on the house and barn has been relaid, predominantly in Cornish scantle slate and all the windows and the front door have been replaced in Brazilian mahogany hardwood.

LOCATIONThis fine house is situated on the edge of the rural hamlet of Kestle above Frenchman’s Creek, immortalised in Daphne Du Maurier’s book of the same name, with a footpath from the grounds dropping down to the creek. There are lovely walks in the surrounding countryside and woodland, following the creek and the Helford River. Further along the lane from the property is a footpath that drops down into Helford village which has a local store, catering adequately for day to day needs and a local inn, the Shipwrights Arms, set above the creek. The Helford River offers excellent facilities for sailing and pleasure craft with deep water moorings catering for large yachts and more tidal moorings for the smaller boats.

The yacht clubs in the Helford River host several races through the Summer months in the sailing waters of Falmouth Bay. Much of the countryside in this area is designated as An Area of Outstanding Natural Beauty and some of it is in the ownership of the National Trust. A passenger ferry from Helford village crosses the Helford River to Helford Passage. Helston is the nearest major town providing a wide array of leisure, commercial/retail facilities and schooling. From Heston roads radiate out to Falmouth and Truro, Falmouth being a very busy port and a thriving town and Truro being Cornwall’s capital city which provides an extremely wide range of facilities. Both have stations that provide links directly to London Paddington with approximate travel time of 4½ hours. From Helston there is a good road link to the A30 (Cornwall’s main arterial road) which then remains largely dual carriageway all the way to Exeter where it joins the national motorway network.

At the back of the turning circle is a DETACHED STONE BARN – 61’8” x 15’3”. The fi rst fl oor is completely open (please do not enter and walk on the fl oor as the fl ooring is in need of some repair). The ground fl oor is divided into a series of workshops and store rooms with three wooden doors to the front and on one end is an open carport area with a door at the back returning to the rear garden. To the rear of the barn is a door at fi rst fl oor level with granite steps descending to the gardens behind the barn.

Behind the house are the UPPER ORCHARD and LOWER ORCHARD, profusely stocked with fruit trees through which grow climbing, rambling roses providing a spectacle throughout the Spring and Summer months. Alongside the orchards is a belt of mature woodland stocked with camellias. The gardens show evidence of being nurtured and maintained over many years and are now a plantsman’s delight which provide a beautiful surround to this wonderful house. Wild fl owers have been encouraged throughout the gardens and provide a beautiful splash of colour through the year and are especially prominent in the orchards.

A pedestrian gate from the gardens opens on to a track which leads through a hay meadow owned by Kestle Wartha. There are two separate vehicular gates from the lane into the fi eld. A cottage in the woods below the property has a right of way down the side of the fi eld and there is also a public footpath along the track which drops down the valley side after it leaves the property, and eventually culminates in Frenchman’s Creek.

The fi eld to the left of the track is owned by Kestle Wartha and is left largely as a wild fl ower meadow, extending to approximately 7 acres, including a belt of woodland, the boundaries comprise mature hedging and trees which provide good shelter. Our client informs us that wild orchids have appeared in the last two years showing just how unspoilt this land is.

The formal gardens, house and outbuildings, are set in just over 1 acre. In all the grounds extend to approximately 8 acres.
