Dating from a charter given by Alfred the Great in around 880, its magnificent abbey houses

the tomb of his grandson, the first king of all England – King Athelstan (925 -940).

Glasgow

Scotland’s largest city and the UK’s third most populous.

Angmering (near Arundel), West Sussex

Home to England’s second largest castle.

Much of our work to date has been concentrated in Scotland and West Sussex, though we

are well situated to cover the UK as a whole.

1.4 Key People

Gary Bashford : Managing Director

Gary’s background is in acquiring and developing land. He has over 9 years experience in

Estate Agency and 11 years experience in acquisition of land and in achieving planning

consent. He has considerable experience in a range of development projects in West Sussex,

London and the Home Counties, with developments ranging from 5-60 units schemes.

Ewan Cameron : Design Director

Ewan has led the design of award-winning construction projects in the UK and abroad, having

worked for leaders in the construction sector including conservation architects Simpson and

Brown, structural engineers Ove Arup and RMJM in Glasgow, Hong Kong and most recently

as design leader of their Singapore office.

Lynne Price-Walker: Energy Services & Operations Director

Originally training as a Design Technician (HVAC) Lynne has been involved in coordinating a

number of large hospital projects throughout South Wales and has a keen interest in

sustainable building practices. She has most recently led a technical team of assessors and

test engineers, working with independent architects and developers through to major national

house-builders, interpreting the impact of energy and carbon reduction requirements.

2.1 Legislation: Preparing for Change

Kyoto

The Kyoto Protocol of 1997 indicated around 40% of the UK’s energy consumption was

building related, which in turn produced about half the nation’s CO² emissions.

As a result, EU legislation was initiated with the aim of ensuring buildings consume less

energy. The Energy Performance Certificate (EPC) is probably the most recognised result of

this.

The effects of climate change tend to focus us on how to maintain our current way of life by

searching for new sources and technologies to meet our energy needs.

We are conscious that the construction and maintenance of buildings together with the

mechanical systems needed to light, heat and air-condition them, is impacting significantly on

the environment in terms of energy usage and carbon emissions.

Increasingly more stringent targets to meet Building Control Regulations and Planning

requirements mean building sustainably is becoming less of a choice and more of a

necessity.

Acquisition

The key to successful land disposal or acquisition is having an intimate knowledge of a

district, its planning strategy and residential requirements. KBH Investments Limited has

extensive experience in the planning system and will provide a fast, accurate assessment of

Our land division will be aware of planning needs, likely housing requirements and pricing

Our portfolio of clients covers a vast array of planning related work including residential,

commercial, industrial, and local government related consultancy. Our work on behalf of the

private sector involves the provision of comprehensive planning appraisals and the

We do not only consider green field land or brown field sites, we also carefully advise

Our qualified team of town planners have a combined 50 years of experience in the Planning

industry. Having worked for various local authorities in Wales, Sussex and Hampshire they

have the ability to deal with highly complex issues and offer comprehensive, practical and

honest advice to private and public bodies, as well as third parties.

 

Planning is a complex business that can take up considerable time and cost large amounts of

money. KBH Investments Limited can help identify all the objectives and ascertain the

development potential. However, there are significant exceptions to the rule that may make it

unnecessary to obtain planning permission for a particular proposal. Clear advice is required

in negotiating a path through these complex provisions.

 

The largest part of our planning portfolio concerns the interests of those who are dealing with

4.1 Sustainable Development

Sustainable Communities

We think of ‘being green’ and ‘building sustainably’ as being forwarding thinking, modern

approaches, whereas in fact, if we look back to pre-world war 2, our communities, the way

we lived and our methods of construction, represented a much more sustainable way of life.

In the main, communities survived and thrived within a fifteen minute walk of their homes.

People walked, cycled or used public transport to get to work. Food was likely to be local and

seasonal and locally available materials like stone, slate and bricks meant lower embodied

energy within construction, due to less transportation.

Traditional buildings with masonry walls absorb heat on a summer day, radiating it back into

the rooms at night. Deep set windows and doors provide shade and minimal heat gain in the

summer, whilst allowing the lower sun to provide sunlight and heat into the rooms in winter.

Traditional buildings lend themselves to being adapted to reflect the changing needs of the

occupants e.g. the use of traditional lime-based mortars in masonry and pegs in timber

frameworks, enable buildings to be dismantled and the materials reused and recycled.

Incorporating the best of these traditional methods of construction, materials and community

principles and combining them with new, complimentary, innovative technologies, can provide

a sustainable future without the green wash.

4.2 Sustainable Development

Sustainable Buildings

Building for the future means designing and constructing buildings that incorporate

sustainability throughout their life-cycle.

We endeavour to choose structural and finishing materials with low-embodied energy and

minimal environmental impact in mind.

We incorporate and optimise the natural forces of light, heat and air, together with effective,

efficient use of water.

Critical to effective use of any building is, of course, occupant health and comfort which are

key considerations within the design.

Our aim is to create unified places where the buildings and landscapes are integrated

resulting in beautiful, healthy, resource efficient environments.

We design sustainably through choice.

We understand the complexities and legislative issues to be faced, the principles of

BREEAM, LEED, Code for Sustainable Homes and PassivHaus and provide Sustainable

Solutions to meet and exceed the requirements.

5.1 Architecture: Overview

Overview

We work closely with our clients to meet their specific architectural needs and add value by

optimising the use of space, exploiting views and harnessing natural daylight.

We believe in collaborative working and have strong working relationships with structural

engineers, builders, service and cost consultants, ensuring that each project is resourced with

the appropriate skills and experience. We have a particular interest in sustainable construction

and specify natural materials wherever appropriate as well as ensuring that all buildings are as

thermally efficient as possible.

The following slides provide an overview of some of the architectural commissions we are

currently working on.

Completed: due 2011

2 bedroom glass and steel guest pavilion within 15 acre estate formerly owned by Jane Austen’s grandfather..

5.3 Current Projects: Windermere House

Location: Ambleside, Lake Windermere, Cumbria.

Cost: £450,000

Completed: due 2011

5 bedroom family home with spectacular views over Lake Windermere.. Local natural slate will be used on the roof and to clad the

external walls on the ground floor level. Large roof overhangs are incorporated to provide shelter from the high levels of rainfall

experienced in the area

5.4 Current Projects: Clyde Valley Development

Location: Rosebank, South Lanarkshire.

Cost: £2,500,000

Completed: due 2011

5 no. 4,000ft² villas on the banks of the River Clyde. The designs of the new

villas have been developed to harness “solar gain” from the south to assist

the heating of the buildings by passive means.

5.5 Current Projects: Pitlochry House

Location: Pitlochry, Perthshire.

Cost: £1,200,000

Completed: due 2011

4,500 ft² house which is orientated to maximise daylight and optimise energy

efficiency through “passive solar gain” with large expanses of glass on the south

elevation. The stepped form of the south elevation allows for the dramatic views

across the valley to be enjoyed from numerous vantage points.

5.6 Current Projects: Morar Weekend House

Location: Morar, Inverness-shire.

Cost: £120,000

Completed: due 2011

The exterior of the building is clad with blue / grey slate roofing and traditional lime mortar. Large expanses of glass provide open views

of the surrounding countryside from the double height / open plan living and dining area while at the upper level the master bedroom

commands views of the islands of Eigg and Rhum.
