K2 monitor on behalf of investors and financial institutions that developers are constructing properties in accordance with the loan conditions. K2 advises when money can be drawn down and forecast costs to complete.

Our extensive experience with private clients, developers and investors has given us valuable insights into the complex challenges that can arise on residential projects.

Whether providing traditional quantity surveying services, project management, cost validation or acting as monitoring surveyor, our work in the residential sector spans from creating individual bespoke high-spec houses to multi-dwelling developments and also student accommodation.

Regardless of budgets and specification, our aim is to ensure high quality spaces are developed cost effectively offering best value for our clients. Understanding quality and style expected by discerning purchasers and investors is important.

Our approach is to understand and focus clearly and proactively on the individual and specific needs of our clients. They are each provided a bespoke value added service based upon professional expertise, backed up by extensive local market knowledge.

We offer a range of cost planning and management services for the construction sector which are tailored to meet the needs of individual clients. These include cost planning, strategic project planning and implementation, project management, cost control, procurement advice, project documentation, contract administration and risk management.

K2 were involved in the delivery of the refurbishment and new build of a high-end residential property comprising of the reconfiguration and refurbishment of a large country house, construction of a new 2-storey guest wing including an art gallery, office and wine cellar. New build elements include the construction of a modern pavilion with glass link incorporating a plant room, gym, sauna and swimming pool, construction of a new outbuilding to provide garage space and stables together with extensive hard and soft landscaping across the site.

The project required retention of an existing façade and careful restoration of part of this Grade II listed building using approved local materials and methods. Extensive external landscaping to enhance its natural location within the South Downs National Park was undertaken.

K2 managed design, procurement and construction activities and reported on progress and performance against agreed targets. Construction took place throughout 2013 including the upgrade of utilities servicing the site.

K2 monitored the quality, programme and cost throughout the build to ensure the client obtained the best value on this luxury, bespoke, executive country property.

Construction of three high quality residential houses, comprising basement, lower and upper ground floors, first, second and third floors with soft landscaping and terraces to the rear gardens and hard landscaping and drive ways to the front.

Construction consists of reinforced concrete basement and frame construction and traditional masonry external envelope of brick and stone. Internally fully fitted out to a high quality specification.

Due to programme constraints, the works were carried out as three separate contracts for demolition of original office accommodation; substructure and frame; envelope and fitting out.

The works comprised conversion of an office building into a high quality residential development forming eight luxury apartments with undercroft car parking for sale to discerning purchasers.

New windows, roof and external works combined with adjacent occupied mews houses accessed through the site and a short programme, created challenging on site conditions to complete the works where minimisation of noise, dust and vibration were paramount. Pre-planning and strict logistics management were critical to the successful delivery of the Project.

The construction works were awarded based on a competitive single stage design and build contract.

The works entailed the demolition of a former public house and the construction and fitting out of a luxury residence behind a retained facade to Waverton Street. A key part of the project was the construction of a deep three level basement on a severely confined site with restricted access that is surrounded on all sides by historic occupied residential properties.

This lead to numerous party wall negotiations and awards and intricate movement monitoring procedures being adopted.

The property with basement swimming pool, steam room, gym, cinema and roof top conservatory / green roof has ornate fibrous plaster finishes, stone wall and floor finishes, bespoke high quality joinery and whole house entertainment / security systems. A feature of the elevations is a bespoke bronze leaf effect rain-screen cladding.

Due to programme constraints, the works were carried out as three separate overlapping sections.

K2 were engaged to provide development management, quantity surveying and project management and to secure a planning permission for residential development. The options for the development were complicated as a result of the presence of heritage assets and an important listed building at the front of the site (Terriers House). As development managers, K2 oversaw the production and submission of 2 planning applications.

A public consultation was organised and a viability report commissioned to support the scheme.. Post-submission of the applications K2 Consultancy are co-ordinating and managing discussions with the Local Authority Planning Department and the client and project team. Support from a Planning Consultant and specialist PR firm has been enlisted to ensure the success of the preferred application.

Optimising the type, mix and layout of housing on this site has been carried out in conjunction with the architects and local sales/marketing companies.

Upon receipt of a planning permission K2 will procure the building contractor and manage the build contract or potentially the sale of the whole site to a housing developer.

The development comprised the construction of 13 luxury town houses, together with underground car parking for 24 cars including formation of a courtyard.

Demolition of existing buildings down to ground floor slab, removal of existing fuel tanks and underpinning of the North Boundary Wall was carried out as an Enabling Contract.

The houses were finished to a very high standard for discerning purchasers. Construction arrangements were flexible to accommodate purchasers requirements.

Particular attention was given to the close proximity of existing residential and office buildings and the military barracks, which were fully occupied.

Conversion of an existing 5 storey building into two fabulously restored 5-bedroom, 5-storey Georgian townhouses. They are a synthesis of traditional architecture and contemporary elegance; the historical character blends fluently with the sophisticated and stylish living spaces. Each house has been restored with supreme craftsmanship and imagination, retaining the best of the classic features whilst introducing modern finishes and luxury kitchens and bathrooms that both complement and harmonise.

K2 were initially appointed as project, cost and construction managers but shortly after commencement of the project were asked by the client to provide a complete turnkey delivery of the project. As a result the project was delivered through our Development Company, K2 Developments.

The key challenge has been balancing the conservation issues with modern standards from new homes, this has been achieved with working closely with the various stakeholders.

The works consist of demolition of the existing property, clearing and disposing of all redundant materials and the construction of a new 7500ft2 7 bedroom house with integral triple garage, built to NHBC standards.

The new property incorporated the latest in home technology, smart lighting systems, air conditioning, together with high quality fixtures and fittings.

K2 were appointed as employers agents on the scheme conducting site monitoring visits, stage payment valuations, reporting to the client on progress and change management.

K2 were involved in delivery of this impressive country house and equestrian centre, comprising of a detached horsewalker building (capable of exercising up to 6 horses at any one time), indoor arena (with viewing platforms flanked on either side), 2 separate stable wings accommodating 27 horse boxes with laboratory and support facilities, 3 storey central function area with horse preparation area on ground floor, riders lounge and viewing area on first floor and grooms accommodation on second floor.

This project was to a german design with materials sourced from mainland Europe and all works delivered in packages to UK contractors.

Works elsewhere on the site included upgrade of utilities servicing the site along with conversion of existing barns into stylish grooms accommodation and major refurbishment and extension of existing 19th century house into a lavish home, comprising:

• Sauna/Steam room

• Gym

• 6 reception rooms

• Staff accommodation
