Continuous political phone calls, commercial after commercial, back stabbing, signs everywhere, and of course the debates and discussions interjected into our social lives. What a pain in the neck! REALLY? Yep, I complain too! But I also understand how precious it is to live in a country where you get a choice! Better yet to live in a country where your voice and vote means something!!! Here's my choice......to get up every day and realize I can make my day what I want and need. Democracy says: you have the God given right to pursue happiness- not be handed everything from the government, but for YOU to pursue your wealth and happiness . We are in careers that give us the ability to, not only to improve our lives, but to fulfill the dreams of our buyers and sellers! I hope each and every one of you makes closing day something special for all involved. YOU are taking our country out o f recession and into a new tomorrow, not the government, not the stock market, but each and EVERY ONE of us that closes one more transaction! YEAH US! OK- I know I'll get off the pulpit (DC does that to you!). Things can be tough- trust me I know! At least here in MY America, down in MY wonderful Citrus County, we can still direct our own lives. Members and Business Partners welcomed seven new Realtors® at the May General Membership Meeting. After enjoying a lunch catered by Brooklyn Deli, those in attendance had the chance to hear from Vince Cautero who provided an update regarding Planning and Development for Citrus County. Vince talked about the redesign of the website as well as current projects. Some of those projects include the re-write of the Comprehensive Plan as well as switching to electronic building permits within the next 5 years. We would like to thank Vince for agreeing to give us an update at all monthly breakfast and lunch meetings.

Vince also mentioned that the road project on 491/486 at the new Wal-Mart shopping center is scheduled to be finished by July 2012 and that as of yet, no one has come in for a development application for the outparcel property there. And finally, the land on the Southside of 44 near the County Jail has been cleared for a controversial well that will serve a Floral City Water Assoc.; their permit had expired but was extended.

Committee updates were provided by: Karen Baxley~ Education, Peggy Taylor~Legislative and Cheryl Nadal~ RPAC. Gary Ayres was the winner of the share and share drawing and received $98, with the remaining $97 going to RPAC.

Our Business Partner of the Month, Citrus Pest Management not only manned registration, but also provided the table decorations. The bottles of wine at the tables were won by the following luncky members: Nancy Ayres, Gary Ayres, Barry Cook, Sherri Parker, Greg Younger, Andrea Migliaccio, Karen Ropes,

Hurricane season: One week to go

MIAMI May 25, 2012 Thanks to El Nino and other conditions, forecasters predicted yesterday that the 2012 hurricane season which starts exactly one week from today and runs through No-vember will be normal. It will see nine to 15 tropical storms with four to eight of those becoming hurricanes. One to three of those could become major storms, defined as ones with winds greater than 110-miles per hour.

General steps to prepare for storm season Before an event, examine your property for physical or liability hazards. Find out if your home meets current building code requirements for high-wind regions. Check the four critical areas where wind can enter a home: roof, windows, doors and garage doors. Either you or a building contractor can build and install temporary protection, such as approved wind shutters or plywood on windows and coverings for patio and entry doors, strengthen and stiffen garage doors, and install heavy-duty door hardware. Read and understand your insurance policy.

Inventory valuables and contents in the home with pictures or video. Note the approximate value of each item and the date of purchase. You can also send an inventory to a family member outside your region for safekeeping. Make sure important documents, such as an insurance policy or mortgage papers, are stored in a safe deposit or fire safe box. Quadrennial Ethics

Over 200 members are still in need of the NAR Mandated Quadrennial Ethics classes before the end of 2012. There are several ways you can complete this training:

Attend one of the Quadrennial Ethics Classes held at the Association (look for upcoming classes to be announced soon).

RPAC UPDATE

I've said it before and I'll say it again.... and again, and again......RACC ROCKS!!! I just received the latest State Fundraising Report, and was blown away by our progress. We are currently at 129% of goal, with 40% participation, and this is just in the May report. At year end last year we had 157% of goal and 59% participation, so with a little under five months left in the fiscal year, I know we will reach my dream goal of 200%. Ok I know you're tired of hearing me say that...so please get your fair share in and I'll be happy and won't mention 200 again. Well, except when you see me jumping up and down, doing cartwheels and high fives and scream-ing WE DID IT! WE DID IT! after we've reached that goal. Now seriously...... tell me you wouldn't pay to see that???

For those of you who haven't caught up on your auction items billing, you can go straight to the RACC website and pay those bills. Or I'm sure you can call Michelle and make gradual payments (oh boy, I'm sure she'll love me for that one).

If my calculations are right, with what we made during the Cook-off, and what contributions that have already been made, we only need 35 members to step up and contribute their $99, or those of you already there, to up your current contributions. BE AN INVESTOR and protect your business. If you think you are close to a level, such as 99 Club, Capital Club ($250) or possibly Statesman ($500), give me a call, and I'll let you know where you are currently.

And thanks again to all of you for your support.

NOW, on to another important matter. As you know, this is an election year, and one of the new Amendments on the ballot is.....drumroll please......AMENDMENT 4. As you have probably already heard this ISN'T the old 4, it's a brand new one, and you need to vote YES this time.

Vote YES on Amendment 4 Over the next few months you will begin to see and hear a number of ads focused at bringing attention to the growing problems related to property taxes here in Florida. I know I've already seen them. These ads will be available online and you will be encouraged to share them with friends and colleagues. As a reminder, the three main provisions of Amendment 4 deal with:

Lowering the cap on property tax assessment growth for non-homestead (commercial, second/vacation, rental and investment) property from the 10% cap they currently have to 5%;

Allowing the Legislature to prohibit local governments from raising property tax assessments when property values are in decline; and

Allowing first-time homebuyers - three years - median homestead value in the county.

Amendment 4 Automobile invested in an A4 car to be used as advertisement during the campaign cycle. This A4 vehicle will travel the state with your Political Representatives and the Florida Realtors Leadership Team in an effort to raise awareness about the importance of ensuring the passage of Amendment 4. Maybe you will see this car, possibly if you are traveling around the state for any reason. I can promise you, you can't miss it. She may be a compact, but she makes a statement!!!

Legal Q&A - Contracts

Q.A real estate contract can be a complicated document containing multiple time periods (i.e., loan approval/commitment periods, inspection period, title review period,
