“I think somebody flipped our house!”

How much can we getfor our house?”That’s often the first

question asked when putting ahouse on the market.

Obviously, you want to getthe most money possible foryour house. But if you set yourprice too high you’ll scare offpotential buyers – and theiragents! If you set your price toolow, you’ll be leaving moneyon the table. People might alsoreasonably assume that there’ssomething wrong with theproperty. “Why the low sellingprice?”

Ideally, the selling priceshould reflect the market valueof your house, and should beinfluenced by how quickly youwant to sell it.

What is Market Value?It’s simply the price that

potential homebuyers are will-ing to pay for a home like yoursin your neighbourhood.

Your agent should suggestan asking price for your housebased on market research. Theanalysis should include sales ofproperties in your area that aresimilar to yours – taking intoaccount the number of rooms,lot size, square footage, specialfeatures (such as pools), etc. –and provide a comparison.

For example, if your househas two storeys with three bed-rooms and a finished basement,the research should includeother houses in your neighbour-hood with the same features. Ifthese houses sold for an averageof $245,000, then it’s a good betthat potential buyers would bewilling to pay that much foryour house.

An agent will try to find atleast three recent house sales inyour neighbourhood. (The morerecent the better, as home pricescan fluctuate.)

Don’t take it PersonallyMarket value doesn’t take

into account any emotionalattachment you may have toany particular feature of yourhouse. You may look at yourbackyard garden with pride andremember the many hours ofhard work you spent planning,planting and nurturing. But nomatter how much more valu-able you think the gardenmakes your house, it is stillonly worth whatever someoneelse is willing to pay for it.

For many homeowners, finish-ing the basement provides thesolution to many items on the

family “wish list”. A place to play, aspace for entertainment, a home office,organized storage – the uses for anattractive basement are limited only byyour imagination.

As with any home renovation proj-ect, planning carefully with clearlythought out goals will result in longterm satisfaction. Consider how yourfinished basement will be used, keepingin mind future, as well as immediate,needs. Your children may need a play-room now, but as teens they may wanthomework or entertaining space (andeventually you may even get that pooltable you dream about).

Once you’ve established how youplan to use your finished basement, takea realistic look at your space require-ments. If you are planning to installlarge items such as a big screen TV or aping pong table, be sure to allow forenough room so that you won’t feelcramped. Additional storage can meananything from adjustable shelving towalk-in closets – with considerably dif-ferent space requirements.

Keep in mind that a few largerooms give a much more spacious feel-ing than a series of small ones. Andwhen considering the best use of space,remember to allow for the assortment ofducts, posts, and varied ceiling heightsfound in most basements. Consider thefollowing points before the first nail ishammered, and save yourself at leastsome of those annoying “why didn’t wethink of…..?” conversations after yourbasement is finished.

Do you really need another wash-room in the basement? Many modernhomes have two or three upstairs (howmany do you really want to keep clean?)

Will enlarging the existing win-dows be beneficial? Increasing the natu-ral light in basements, even by as muchas one-third the size of the original win-dows, can have a dramatic overalleffect.

If extra sleeping space is required,must it be in a separate room?

Is the foundation in good repair?Moisture is one of the major problemsin basements so have a professionalinspection before renovating begins.

Many people complain of beingcold downstairs. Adding extra insulationbrings an excellent return on comfortlevels. If you are carpeting, considerupgrading the underpad for the samereason.

Do you need to consider soundproofing because of a home office orbasement bedroom.

Once you have an overall plan inmind, your next step is to decide howmuch, if any, of the work you are will-ing and able to do yourself.

Realistically consider your availabletime, your range of skills and the toolsyou will need to buy or rent if you planto have your basement finished. Youmight undertake the tear-out and dispos-al work yourself, as well as perhaps thepainting. Finishing, framing, drywalling,flooring and electrical and plumbing

• Arrange for the transportation ofyur household goods.

• Notify everyone of the date ofyour move and your new address.

• Hire a moving company or rent atruck.

• Arrange for transport of items thatrequire special attention (pianos,pets, etc.).

• Do an inventory of your home.Dispose of things you no longerneed. Donate to charity or have ayard sale.

• Dispose of hazrdous materials -paint, thinners, gasoline.

• Pack seldon used items as soon aspossible.

• Have ppliances cleaned andserviced before th move. Don'tforget to defrost the fridge andfreezeer.

• Decide where you wantfurnishings placed in your newhome and label them accordingly.

• Hire a sitter for moving day. It'sgoing to be a hectic day!

• Plan on being present at theloading and unloading of yourbelongings.

• Keep a record of all movingexpenses for income deductions(if applicable).

• Have your car serviced and keepemergency supplies in the trunk.

• Make a last check of the house –closets, basement, garage, yard –make sure nothing is left behind.
