July Monthly Report Training & Development

The Safety training this month was Gas Cylinder and Gas Leaks.

Scratch and sniff packets were given to employees to help recog-

nize gas leak smells.

Our HR Manager provided customer service training. Training

focused on culture and expectations and it was an introduction to

what to expect with training each month relating to customer ser-

vice.

Job specific training methods of the week covered cleaning on

Ceiling and vents, door and doorframes, Lobby and entrances,

and window blinds and glass. Supervisors trained their employ-

ees on these topics to enhance their skills on job specific tasks.

Electrical consumption increased 12.8% in June of 2018 compared to the same period in 2017. Cost in-creased by 9.2% or $37,713. KW demand increased by 8.5%. There were no heating degree days in June 2018 compared to 2 in 2017, there were 373 cooling degree days compared to 232 in 2017 an increase of 61% for the month. Cost and consumption increases are attributable to both a warmer month than June of 2017, and the new Ogden Science Building being fully online.

Two failed boilers have been replaced at Diddle Arena. The replacement is a single high efficiency Loch-invar Crest condensing boiler that will operate near 98% efficiency. This project is expected complete ear-ly in August and should substantially lower natural gas usage reducing the cost associated with heating Diddle Arena. A future project to replace the remaining Copperfin/Powerfin boilers will complete the up-grade and further enhance the efficiency of the heating system.

A fabric HVAC air distribution sock that encircles the main floor at Diddle Arena was replaced this month. The existing fabric sock has been in place since Diddle was renovated in 2000 and has started to fail at several of the support attachments. The new material is an updated version with internal hoops that will add some rigidity that should extend the usable life of this sock. Existing mounting track will be re-used that will avoid spending an additional $20,000 or so to replace the aluminum slide track which is still in serviceable condition. Updated distribution holes in the duct should enhance air flow providing greatly improved distribution that should eliminate some of the cold spots and patron complaints.

Two of the three remaining original 1965 Westinghouse air handlers at Grise Hall have been replaced with new air handlers. The project slipped two weeks behind schedule due to the delivery of the new air han-dlers being pushed back by the factory. Historically Grise Hall has been extremely challenging to ade-quately heat and cool for many years. An engineering study has been completed which determined actual heating & cooling loads. Two of the three units increased in size and output substantially requiring larger supply air fans. Air filtration is primitive using a roll type filter integral to the air handlers, the new units will upgrade to a MERV 11 filter that will significantly improve indoor air quality. Future projects will re-place outdated and worn mixing boxes, air handler #2, and the chiller. Once finished that will complete the phased upgrades of the HVAC systems.

Pipe replacement in the steam and condensate distribution system has been completed. Concrete resto-ration of steps and sidewalks at Wetherby and LT Smith are also complete. Concrete restoration is sched-uled for completion the week of July 30th. adjacent to the Preston Center.

Another equipment renewal project to replace the 50 ton DX cooling system at ICSET is underway. The old unit utilized R-22 refrigerant and has developed leaks that caused a complete loss of all refrigerant. A new matching evaporator coil that is the source of the leakage, has been ordered as well. This project will be very similar in nature to the project at Supply Services completed last month.

July was a very busy month at Western Kentucky University. All our summer camps were

in full swing throughout the month, which brought many guests to campus. Perspective students

were visiting campus all month as well to become more acclimated with the university before the

start of the fall semester. The biggest issue for the month was the lawn areas really took a beating

from the foot traffic along with the lack of rainfall for the month. Hot and humid temperatures

remained for the month, but through it all the department moved forward and received multiple

compliments from visitors that toured campus.

Campus received back it’s “Unfolding Crane” statue during the month, as the crew was able to in-

stall back on its perch behind Gatton Academy. The statue was broken during the fall 2017 semes-

ter, was sent off for repairs and returned good as new. It has been and will again be a great visual

for our student, staff, faculty, and guest.

A major focus for the grounds department in July was to fix the safety hazards on our pedestrian walk-

ways before the return of students. Several areas around campus were identified as the department split

up to raise pavers, repair drain covers, re pour curbs, and raise tree canopies around campus. The depart-

ment will continue to make repairs into next month, as student are set to arrive back on campus 20 Au-

gust.

Several members of the grounds crew were sent to obtain their Kentucky Pesticide Applicators License in

order to administer pre-emergent, fertilizer, and herbicide around campus. We now have 5 members of

the department that are licensed by the state. This certification will help the grounds department to

maintain the weeds in the landscape beds, lawn areas, keep insects off of the landscape plants, along with

adding needed fertilizer to the lawn areas. The licenses are good for one year, renewed every year, the

certifications are good for a 3 year period, renewed after 12 CEUs are obtained within that 3 year period.

These individuals will attend a yearly education program to obtain the needed CEUs and learn about new

policies, procedures, and products for the industry.

One of the biggest projects the grounds department over sees every summer are the sidewalks around

campus. Every summer the department contracts out the replacement of sidewalks all around campus.

This year 7 locations were identified has areas of concern that had dropped, broken, or needed a new

sidewalk around campus. 2,300 sqft. of new concrete was installed around campus, with a new sidewalk

connecting College Heights Blvd. with the Bates Runner Subway. This location is heavily used by students,

staff, faculty, and guest on campus. The lawn was becoming trampled down with the foot traffic, causes

the department extra cost to maintain the area. A new sidewalk was proposed, agreed upon, and in-

stalled to help alleviate the foot traffic off the lawn area and provide a safe dry surface for everyone to

access the subway location. As July closes, August bring a new semester and school year back to campus.

The department will be busy continuing to make campus safe for all, as well as making plans for student

move-in and the start of another school year.

Environmental Services

Met with the football operations team and they wanted to discuss the current state of the stadi-um. We discussed the cleanliness and bringing staff on a morning shift. Changes were made to meet there needs and provide better service to the stadium.

Assisted HRL in spray buffing dorm rooms to make them look better. We set up 3 teams to go in spray buff over 1100 dorms in a 4 day period.

We completed project at Cravens of waxing the floor and cleaning the basement. All new floors where installed.

These are projects that were completed: Student Publication – floor top scrubbed and waxed MMTH – lobby floors top scrubbed and waxed Cravens – basement work complete EST – labs detailed cleaned per request of the building coordinator EBS Music Hall entire building was top scrubbed and waxed. South Campus rooms have been top scrubbed and waxed, carpet where shampooed. Softball press box has been stripped and waxed, also both restrooms detailed and floor scrubbed. AC dental area was top scrubbed and wax to get prepared for inspection. WAB carpet cleaned and Stone protector placed on floors Gatton rooms where stripped, and waxed and all public areas were completed. A lot of areas were vacated at South Campus. We have reduced our staff and reallocated them in

some holes that we have in other areas. Process is being implemented to improve how we issues keys and the number of keys that are on

the rings. Working with access control to make keys building specific and eliminate alot of the master keys.

Tim and Jennifer did customer service training in our unit meeting seem to be well received by the staff. They are still talking about the pickle.

We have reduce 7 positions in our department. All jobs cards have been adjusted Health Services, Tate Page, CEC, HCIC, AAC, Diddle and DSU Stephan Reynolds 5pm Supervisor has retired.
