Hoffmann Architects Specialists in the Rehabilitation of Building Exteriors Jolly Hotel Madison Towers Facade Investigation and Repairs New York, New York Constructed circa 1923, the Jolly Hotel Madison Towers is an 18 story Italian style masonry building in central Manhattan, at the intersection of East 38th Street and Madison Avenue. Prior to Hoffmann Architects’ involvement, a facade report for the Jolly Hotel Madison Towers had been filed with the City of New York in conformance with the city’s Local Law 11 of 1998. To address conditions identified in the report, a set of contract documents were developed that purported to repair items of concern. However, Jolly Hotels questioned this scope of work and retained Hoffmann Architects to conduct a second Local Law 11 facade inspection. Hoffmann Architects’ design professionals evaluated exterior wall conditions, prepared a report for review by Jolly Hotel, supplied opinions of probable construction costs, and provided services neces- sary to file the new report with the City, so as to supersede the previously filed report. Satisfied with Hoffmann Architects’ inspection and reporting, Jolly Hotel further requested that we develop contract documents and provide construction administration services for the necessary repairs.
