Madrid an attractive destination. The neighborhoods of Madrid give a fl avor like no other and feature both a modern and old style architecture. Madrid off ers an infl uential cultural scene and boasts museums of international acclaim. With all of the infrastructure and services of a European capital, Madrid ensures a high standard of living.

How did the market perform in 2014?

There has been years of declining prices and acute pain and distress. Nevertheless in 2014 average prices started stabilising which shows that we can fi nally sense a slight feeling of “optimism”. This is why we see potential buyers eager to purchase, as the rate of decline seems to be moderating. Foreign investors have also started to return to the Spanish property market since the crisis hit in 2007. The Golden Visa scheme, which came applicable in 2013, and the expected price revaluation, have resulted in an increased interest of foreign buyers.

In your opinion how will the market evolve in 2015?

We believe that we have bottomed out in prices in 2014 and we hope that this will be the beginning of a change of tendency due to 2 main reasons: The fi rst reason is that demand from both national and international buyers has actually increased (more than the actual current supply). The second reason being that banks are starting to give out more fi nancing, and mortgage interest rates are signifi cantly low. The current prices on the market are also 30% to 40% lower than back in 2007 meaning that this is a crucial moment for investors to focus on real estate in Madrid.
