BRUSSELS

DOCKS BRUXSELDocks Bruxsel is a unique retail project with innovative architecture , located in the north of Brussels along-side the Brussels-Charleroi Canal. It is bounded on one side by the Royal Palace and on the other side by the Marché Matinal of Brussels. Docks Bruxsel offers a unique experience in Belgium: a place for shopping, recreation, exchange, conviviality and comfort! The focus will be on the shops but also on cultural and lei-sure activities. The shopping center will host a new event complex with a space who can accommodate up to 1500 people and a new cinema complex with seven movie theaters. The opening is expected in the first quarter of 2016. JLL has been advising on the concept and the tenant mix of this future shopping center and is a co-exclusive agent in charge of the leasing. Per Q3 2014, more than 38 leases were already signed up.

BRUSSELS

GALERIE TOISON D’ORThe Galerie Toison d’Or shopping center has some 12,347 m² GLA and counts 40 commercial units. With more than 5,000,000 visitors a year, the shopping mall is extremely well situated in the city center of Brussels. The gallery creates a natural passage between the “Toison d’Or” and the Chaussée d’Ixelles. It of-fers a good mix of midscale and traditional tenants like Fnac, Desigual, Scotch & Soda, Tommy Hilfiger, Crossword, AS Adventure, ao. JLL was instructed by M&G Real Estate for the commercialization of the available units within the shopping center. The objective is to ensure a good tenant mix and further en-hance the image and the visibility of the shopping center. JLL recently finalized the letting of one of the last vacant unit within the Galerie Toison d’Or to the Belgium retailer Mary opening its eighth chocolate store in Belgium.

OOSTENDE

FEEST- EN KULTUURPALEISThe Feest- en Kultuurpaleis is a large gallery located at Kapellestraat and Wapenplein in Oostende, which opened its doors in March 2007 after important renovation works. In the complex, 17 shops are present, including some well-known retailers such as H&M, Vero Moda, Jack & Jones, River Woods, Esprit. The gallery has a total commercial area of 5,555 m². Since February 2013, JLL is the co-exclusive agent in charge of the leasing of the Feest- en Kultuurpaleis.

GALERIES SAINT-LAMBERT - LIÈGE The JLL Retail Leasing Team let one of the last vacant units within the Galeries Saint-Lambert in Liège to the Dutch retailer Hans Anders. The optician has opened approximately 340 stores in Belgium and the Netherlands. The Galeries Saint-Lambert shopping center has some 40,000 m² GLA and counts 44 commercial units. The shopping is extremely well situated in the city center of Liège and opened its doors in 2004. It offers a good mix of midscale and traditional tenants. JLL was instructed in 2013 to negotiate more than 17 lease renewals of important tenants within the mall, and for the commercialization of the available units within the shopping center.

NAMUR

The JLL Retail Leasing Team has successfully let its first church to the Amsterdam-based fashion brand Scotch & Soda. Though Scotch & Soda has been around since the ‘80s, the fashion brand as we know it today originates in a brave new start in 2001. After Scotch & Soda was re-launched for Spring Summer 2002, Scotch Shrunk was added for Spring Summer 2008. This success was soon followed by the launch of a women’s collection: Maison Scotch entered the market with the Spring/ Summer 2010 collection and it already accounts for a large part of the company’s continuous growth.The church, converted to its new use, is located in the Rue Saint-Jacques 28, in the best shopping area of Namur, and has a ground floor area of 367 m².

BRUSSELS

The JLL Retail Leasing Team is proud to announce the arrival of the French fashion brand American Vintage in Brussels. JLL was instructed by Diesel for the letting of their beautiful store located on the trendy Rue Antoine Dansaert. Michael Azoulay created the French brand, American Vintage, in 2005. After opening a first store in Antwerp (Schuttershofstraat) a few years ago, he is now opening his second store in Brussels. American Vintage perfectly blends in between the other fashion retailers such as Maje, Sandro, Ba&Sh, Filippa K, Zadig & Voltaire and Eleven Paris which are already present on this most trendy street of Brussels.

BRUGGE

The JLL Retail Leasing Team advised Superdry in signing a lease contract for some 460 m² sales area in the Zuidzandstraat, the main shopping street in Bruges. This splendid building located at Zuidzandstraat 41 was formerly let to Massimo Dutti, moving to their new premises in the Steenstraat (ex KBC-building). The shop opened in the first quarter of 2014. This Superdry shop is the 25th in Belgium and also the biggest one. SuperGroup plc is a British international branded clothing company, and owner of the Superdry label. Superdry products combine vintage American styling with Japanese inspired graphics. It opened its first store under the Superdry name in Covent Garden in London in 2004. In 2008, a nationwide expansion of Superdry took place, with stores opening in major towns and cities all over the UK, the majority in university cities. As of 2012, the brand is sold in over 40 countries across Europe, North America, South America, the Middle East, Australia and Asia. JLL acted on behalf of Superdry in this transaction.

GENT

The JLL Retail Leasing Team advised the Dutch clothing retailer G-Star signing up for its first G-Star Women store in Belgium. G-star has taken the former MCS-store in Gent that has 80 m² on the ground floor with excellent visibility thanks to its large frontage of 10 meters. This store is located in the best part of the Kalandeberg in front of Max Mara and next to Le Pain Quotidien and Winch by Tiffanys. The first G-Star Women store worldwide opened in September 2012 in Amsterdam. G-Star is a denim specialist and its women’s denim collection is tailored to the inch. The G-Star Women monobrand stores are designed not only to help build the women’s side of the business but also to meet the more exacting fit and fashion demands of women with more intensive service.

ANTWERP

The RED Valentino monobrand store, in collaboration with the fashion agency Fashion Club 70, opened in the Schuttershofstraat 13 in Antwerp. The design of the 85 m² of this large shop was realized by Maria Grazia Chiuri and Pierpaolo Piccioli in Red Valentino style. The modern lighting will emphasize the texture of the white plush walls and the metal details. The Schuttershofstraat is hosting many other luxury brands such as Gucci, Chanel, Hermès, Ladurée, Stone Island, etc. The JLL Retail Leasing Team acted on behalf of Red Valentino in this transaction.

ANTWERP

The JLL Retail Leasing Team let the commercial property located Schrijnwerkersstraat 9 in Antwerp to the Dutch retailer Van Gils, where it installed its first Belgian concept store. Van Gils was founded in 1948 and has built-up a reputation of quality and expertise. Each item of the collection has its own story and stands out with its surprising specifications and its perfect fit. The shop offers to its visitors a great experience with a cozy coffee corner and professional barber services. Van Gils recently opened its first store in Rotterdam, followed by a second location in The Netherlands and by various “shops in shops”. Van Gils chose this beautiful property with a commercial area of 190 m² in the Wilde Zee , an attractive pedestrian shopping environment which has become a favourite location. JLL acted on behalf of Van Gils in this transaction.

GENT

The JLL Retail Leasing Team advised Schiesser in signing a lease contract for some 70 m² located in the Koestraat, the main shopping area of Gent. Schiesser is a 139-year-old German underwear manufacturer founded in 1875 by Mister Jacques Schiesser and being acquired by Israel-based apparel maker Delta Galili in 2012. The Schiesser brand has been producing high quality underwear, nightwear and even swimwear for the whole family; Schiesser’s business is split into men’s (60%), women’s (25%) and children’s (15%). This shop in Gent will be the first company-owned retail store in Belgium. Retail channels include also department stores and specialty stores. In addition to Germany, which remains the strongest economy in Europe, key markets for Schiesser brands include Belgium, Netherlands, Switzerland, Austria and Italy, and the company has targeted Russia and Eastern Europe for potential expansion. JLL was acting on behalf of Schiesser in this transaction.

GENT

The Belgian fashion retailer Tiffanys has recently opened in Gent its 4th Belgian Men Store, after St-Niklaas, Brussels and Mechelen. This store, of some 240 m², offers great visibility and is very well situated in the City center of Gent. Tiffanys took over the local retailer Winch and moved from the Vogelmarkt to the Kalandestraat 6. Winch by Tiffanys is a multibrand store with brands such as Hackett, Mason’s, Moncler, Polo Ralph Lauren, Jacob Cohen. Tiffanys was founded 40 years ago and now has nine shops in Aalst, Brussels, Mechelen, Gent and St-Niklaas. JLL acted on behalf of Winch by Tiffanys in this transaction.

HASSELT

The JLL Retail Leasing Team recently let the premises located in the Koning Albertstraat 46-50 in Hasselt to Galeria Inno and Kruidvat. The redevelopment of this site (ex-Go Sport, Kruidvat and the parking “My Park”) is a retail project with two units for a total area of 8,853 m². Galeria Inno rented the biggest unit of 8,000 m² spread over four floors. The remaining unit of 853m² on the ground floor is rented by the former tenant Kruidvat. The letting to Galeria Inno was definitely the biggest high street transaction in Belgium over the last five years. The planned opening of Galeria Inno is in Q1 2015. Galeria Inno is a Department Store which is part of the German Galeria Kaufhoff, itself part of the Metro Group. It has 15 Belgian branches. Kruidvat is a Dutch retail, pharmacy and drugstore chain specialized in health and beauty products. Kruidvat Holding was sold to the Hong Kong company A.S. Watson in 2002. Baltisse bought this property in Q4 2012 from the Group GL through the Capital Markets Department of JLL. JLL acted on behalf of the landlord Baltisse for the lease to Galeria Inno and Kruidvat as a sole co-agent.

ANTWERP

The JLL Retail Leasing Team advised the Italian brand Stone Island to find the ideal store in the most prestigious and luxurious Antwerp shopping street, the Schuttershofstraat. This will be the first shop of the Italian brand in Belgium. This flagship store with a ground floor of 60 m² will open in October 2014. Stone Island was founded in 1982 out of the passion and brilliant research into textile finishing performed by its creator and art director, intellectual from Bologna, Massimo Osti. JLL acted on behalf of Stone Island in this transaction.

LIER

The JLL Retail Leasing Team let the commercial property located at the Antwerpsestraat 54 in Lier to Grand Optical, where it installed its 26th Belgian store. This store, of some 160 m², offers great visibility and is very well located in the street next to Vero Moda, Esprit and Jack&Jones. This property was formerly let to ONLY. Grand Optical is a chain of eye care stores and belongs to Pearle Europe. JLL acted on behalf of the owner in this transaction.

BRUSSELS

The JLL Retail Leasing Team has finalized the letting of a new development of approximately 700 m² on the always crowded Chaussée d’Ixelles in Brussels Uptown. This impressive development is part of several new projects of the Govest Group. With its massive frontage, this commercial building welcomes two established values within the market: Picard and Carrefour Market.

Carrefour SA, a French international hypermarket chain, is the second largest retail group in the world in terms of revenue and sales figures after Wal-Mart. Although Picard’s history dates back to the 1920’s, they only entered the Belgium market in 2013 with their first opening in Waterloo. A classic Picard store is full of chest freezers and sells predominantly frozen delicacies, ready for the microwave. The concept focuses on people with a metropolitan lifestyle. JLL advised the landlord in both letting transactions.

ANTWERP

The JLL Retail Leasing Team advised Ellis Gourmet Burger securing their second location in Antwerp. This Belgian Food retailer is known for its delicious hamburgers and already counts seven restaurants around Belgium. The newest restaurant of Ellis Gourmet Burger is located at De Keyserlei 21 on a ground fl oor of approximately 100 m² and a 1st fl oor of 71 m². The restaurant Ellis Gourmet Burger opened in the summer of 2013. JLL acted on behalf of Ellis Gourmet Burger in this transaction.

BRUSSELS The JLL Retail Leasing team has let a beautiful commercial shop of 276 m² located in the Rue de Namur 43 to the book seller, Belgique Loisirs. The Rue de Namur is a very well-known street in Uptown Brussels, a street where the world of fashion designs and decorating dominates. Belgique Loisirs is the biggest book club within the French speaking community in Belgium. Every year, they sell more than one million books to more than 200.000 members of the club by telephone, internet or in their 12 shops. JLL acted on behalf of Belgique Loisirs in this transaction.

RETAIL PROJECTS

7 FOR ALL MANKINDTétris carried out in-store fi ttings for 7 For All Mankind, a fashion brand specialised in denim. Tétris was responsible for all the works carried out in the store located in the exclusive shopping area Noordeinde, The Hague. To minimize the time-to-market, the in-store fi ttings of in total 175 m² were fi nished within 14 days.

COSTA COFFEEThe Retail Department has worked with the Costa Coffee brand on its roll out of a new concept and to fi t out its stores in France. Tétris’ missions included managing all the works on 4 cafés located in the Paris area. Based on a warm and welcoming design inspired by the London underground, the challenge for Tétris was to fi nd quickly installed, high quality solutions for limited spaces.

HACKETT The Retail Department of Tétris worked with up-market off-the-peg fashion label Hackett London on its roll out of a new concept and to fi t out its stores in France. Its responsibilities included managing all the works carried out in the point of sale located on Rue de Rennes in the 6th Arrondissement of Paris.
