The land at Bendemeer is special for its seclusion and grandeur. Situated on a plateau of raised ground, the site looks out to the surrounding mountains that enclose the Queenstown Basin.

Featuring a restored shearing shed at the gateway to the property, Bendemeer encapsulates the rural character of an open high country station.

The first house that was constructed at Bendemeer, is a gable roof design that uses stone and timber claddings, which blends the building into its rural environment. The design for Lot 22 uses this same rural theme, incorporating the strong and elegant gable roof design that is reminiscent of the ‘form of the barn’.

The design also incorporates a more contemporary element, by placing a tall and spacious dining, living and sitting room hall through the centre of the house. The room is like a grand hall, and aligns with a view northward to Arrowtown, and also capturing an outstanding outlook of the Remarkables Mountains.

The entrance, garage and loft, and main bedroom wing, have been placed along the eastern side of the house.

The two other bedroom rooms with ensuites, are placed on the western corners of the main hall. The rooms are formed within their very own ‘barn like’ structures, and are separated from each other, at each end of the house, to create a sheltered courtyard.

Opening westward from the living spaces of the grand hall, the courtyard is protected from the wind on three sides. The space leads up a gentle path to a low knoll that provides a raised viewing terrace, surrounded by the mountains.

At each end, the house opens out into its own expansive property. The dwelling has a sense of seclusion, openness, and freedom, connecting superbly with what is Bendemeer – a place of true peace, in rural and mountain splendour.

The Showhome captures this spirit, and will provide the best of modern comfort within a contemporary design. The home is stylish, yet grounded and unpretentious, and is connected to the land.

Foyer Covered entrance via a solid oak lined feature door to the foyer. The foyer acts as a wind lobby, and provides direct access to the service hallway, staircase up to the loft and to the main body of the residence.

Service Hallway The service hallway provides internal access to the garage, and links the laundry and the guest bathroom. The hallway includes two large storage cupboards accommodating ample storage space and under floor heating, data and communications control. Cupboard doors have negative detail grooves, to a sprayed paint finish. The hallway has a solid engineered oak floor.

Concrete fireplace surround with Pyro classic log burner (TBC) The kitchen forms part of the central room, having a lower ceiling stud height. Kitchen joinery incorporates oak cabinetry, having a similar timber profile to wall boards but finished in a darker stain. The kitchen has been expertly designed and will include wall mounted under bench cupboards, drawers, shelves and pantry space, stainless steel sink & bench top, splash back and shelf. The kitchen includes a central island of similar timber joinery, a 60mm thick composite stone bench top and stainless steel sink. The kitchen is completed with high quality fixtures and fittings including European design tap ware, a stainless steel Falcon oven, five gas hob cook top and range hood, Bosch dishwasher, ILVE microwave oven, two door stainless steel fridge freezer, and waste disposal unit.

veranda’S and terrace Verandas to the south and north of the central room, and a terrace to the west, create outdoor living spaces with excellent indoor outdoor flow. These areas have been designed to create sheltered outdoor living. Each veranda to have a substantial three metre depth with cedar weatherboard lined walls, and oak panelling to the ceiling. Concrete terrace with timber breaks to all outdoor areas. The western terrace includes a gas bayonet connection for barbeque.

landScapinG The property will be landscaped in accordance with plans prepared by Mason and Wales and further modified by landscape architect Bridgit Wolter. Landscaping will include a gravel driveway that connects to a paved parking area in front of the garage and entry path to the dwelling that will be of an exposed aggregate concrete finish. Each veranda has a concrete terrace that adjoins levelled lawn areas framed with schist stone walls and ground level paving. The western terrace will connect to a level lawn that is framed with a schist stone wall. The plan includes selected plantings of maturing trees, privacy hedges shrubs and ground cover. The plantings will be irrigated and rabbit proofing systems will be deployed. There is an intention to retain the rural character of the overall property, and accordingly the will be large areas of kept grass. A service area adjoining the eastern side of the residence will contain the diesel fuel supply tank, electrical connection board and clothes line. This area will be screened with an appropriate light timber fence. The landscaping contractor is still to be confirmed. The landscaping plan is available on application.

arcHitecture The residence has been designed by Francis Whittaker of Mason and Wales Architects. Francis is a senior partner of Mason and Wales has remained involved in overseeing the project during construction.

interior deSiGn The interiors have been selected by Rosa Milne and Marcie Reddell of the Interior Work Room of Queenstown, who have had specific input in relation to kitchen design, selection of internal timber boards, position of and selection of light fittings, and selection of colour finishes. The architecture of the residence incorporates themes of woolshed and barn to its construction, and this has been carefully balanced with a sophisticated interior that has been carefully considered.
