Area: Approx 172 ha – 425 acres.

Location & Directions: Jabiru” is located approx 3 ½ hrs drive north of Sydney CBD with

access provided by the F3 Expressway and the Pacific Highway.

Just after Bulahdelah, about 200metres past the 110kms speed sign,

turn right into Lakes Way towards Pacific Palms. After 34kms, turn left

into Coomba Road and travel for 16.5kms. Then turn left into Shallow

Bay Road. The exotic location of “Jabiru” is at the end of the road,

Property History: First settled in the late 19th century the property was developed by the

original owner to run dairy cattle and pigs. The original part of the

manager's cottage was built by hand. There was no pick up service

available for the milk produced, which was used for barter trade and

feeding the pigs. The cream however was picked up daily by the 'cream

boat' which also provided school transport for children.

The farm remained a productive dairy until 1960 when it was acquired

by a Sydney based stock broker. In 1986 he and his wife made the move

from Sydney and set up business in Tuncurry and he travelled to the

office each day by boat. During that period the property was stocked

with Brangus (Braham/Angus cross) beef cattle. When the current

owner acquired the property in 2000, it was stocked with 100 head of

breeding cows. The cattle were changed to the Murray Grey breed

which was chosen for their very easy going temperament and

reputation for easy calving.

In 2005 the construction of the new owner's residence was completed

and a full time manager was employed. Since that time major property

renovation and constructions have occurred.

Myall, Smiths and Wallis Lake. These lake systems have a surface area

Fertiliser History: The property has been limed (2t/ha) to adjust the pH to approx 5.0-5.3.

This has greatly accelerated clover growth and this in turn supplies

nitrogen to promote increased grass production. To the owner's

knowledge, no other fertiliser programme has ever been undertaken on

this property. With the recent completion of the 1.8mt boundary fence

the influx of kangaroos (which came to the coast during the drought)

has been reduced to almost zero. This protection now offers the

Structural Improvements:

Boatshed: The boatshed is built on foreshore land and subject to the management

of Dept. of Conservation and Land Management (DCLM) and their

control of lease conditions. In November 1991 DCLM adopted a policy

denying new leases or licences in respect to boatsheds. However in

2000 when the current owner purchased the property, DCLM granted

the right to retain the structure. In 2002 DCLM also granted permission

for the renovation of the boatshed.

For purposes of the valuation and sale of the property the boatshed

building has been attributed nil value.
