Questionnaire

This questionnaire has been designed to assist you in responding to the Issues and Options consultation as part of preparing an Area Action Plan (AAP) for the Aylesbury area. The consultation is taking place from 5 October 2007 to 16 November 2007. You will need a printed/on-line copy of the Aylesbury AAP Issues and Options report to hand to be able to fill in this questionnaire.

The Issues and Options Report is available to view on our website – www.southwark.gov.uk/YourServices/planningandbuildingcontrol/planningpolicy/AylesburyAreaActionPlan.html - or by following Planning and Building Control, Planning Policy from www.southwark.gov.uk. This report is also available to view in local libraries; one stop shops; the Town Hall, Peckham Road, SE5; or at the Southwark Regeneration Department Offices, Chiltern, Portland Street, SE17 2ES.

The Issues and Options report identifies a range of issues affecting the Aylesbury area and presents options to address these. Only the options presented in the report are extracted in this questionnaire. Please refer to the main document to look at the issues we have identified for the Aylesbury area. A glossary is provided at the back of the Issues and Options report as a useful reference for any difficult terms used in the document or this questionnaire.

We have provided space in this questionnaire for you to be able to tell us if you think there are any other issues and options the AAP should include. Please continue on a separate sheet if you require more space. If you continue on another sheet, please ensure that the option you are writing about is clearly written above your text.

Better Homes: A High Quality Residential Neighbourhood

1 What tenure mix should be provided in the Aylesbury area?

Tenure Mix Option 1:Minimum Private Housing ProvisionReplace all the existing social rented homes (2,150) and in addition provide a significant number of intermediate homes (around 650). Fewer private homes will be provided than in tenure mix options 2 and 3 (around 2,200).

Housing and Open Space Option 1:Maximise Access to Private Open SpaceGive priority to private open space with a limited provision of public and communal space.

Housing and Open Space Option 2:Balance Access to Private, Communal and Public Open SpaceGive priority to communal gardens and public open space with more balconies rather than private gardens for individual homes.

Size of Homes Option 1:Mix of Different Home SizesProvide a mix of 1 bedroom, 2 bedroom, 3 bedroom, 4 bedroom and 5 bedroom homes. Around 35% of homes would have 3 or more bedrooms.

New Homes Option 1:Demolish and Redevelop the entire Aylesbury Estate

New Homes Option 2:Refurbish Selected BuildingsDemolish all the grey concrete blocks that make up the vast majority of the estate but retain a small number of buildings based on certain criteria.

Tenure Mix Option 2:Medium Private Housing ProvisionProvide 1800 social rented homes and a significant number of intermediate homes (around 650). Around 2,550 private homes will be provided.

Tenure Mix Option 3:Maximum Private Housing ProvisionProvide 1,800 social rented homes and some intermediate homes (around 350). More private homes will be provided than in tenure mix options 1 and 2 (around 2,850).

Street Layout Option 1:Putting Back the Traditional ConnectionsLink up the existing streets to create a network that is easier to get around.

Distribution of New Homes Option 1:More Uniform Density with Higher Concentration at Existing Public Transport RoutesConcentrate more development at locations that give best access to existing public transport.

Building Height Option 1:Medium-riseCreate medium-rise (4 to 7 storeys) as typical heights of buildings throughout the area.

Building Height Option 2:A Greater Range of HeightsCreate a greater variation of typical heights through the area, ranging from 2-3 storeys near conservation areas and existing areas of low-rise housing, and up to 10 storeys in other parts of the existing estate such as facing Burgess Park and Thurlow Street.

Building Height Option 3:Taller Buildings in Important PlacesCreate a similar range of typical heights through the area as in Building Height Option 2 but also contain two taller buildings at either end of Thurlow Street (15 on northern end and 20 on southern end).

Building Height Option 4:Taller Buildings and Landmark Buildings at Valuable LocationsCreate a similar range of typical heights through the area as in Building Height Option 2 but contain a number of taller buildings in the locations with the highest land values.

Distribution of New Homes Option 2:Higher Concentrations at Future Public Transport Routes, Local Facilities and where Value is HighestConcentrate more development not only at locations with best access to existing public transport but also along future transport routes, around more local centres and along edges of parks and green spaces.

Building Blocks Option 1:Smaller Street Blocks and Finer GrainSmaller building blocks which will have several benefits including making it easier for people to walk around.

Street Layout Option 2:Putting Back the Traditional Connections and Creating Green FingersLink up the existing streets and create three green fingers running from Burgess Park into the Aylesbury area.

Surrey Square Option 2:Improvement and Redevelopment in Surrey SquareLink Surrey Square to Burgess Park by creating a green finger. Also build on the Southern side of Surrey Square as an early re-housing site.

Burgess Park Option 2:Enhance Existing Features and BoundariesImprove the park by carrying out more planting, introducing more varied landscaping, creating better routes through it and making it feel safer and more secure.

Burgess Park Option 3:Reflect Community DiversityMake the improvements in Burgess Park Option 2 but also reflect the diversity of surrounding communities in the planting and character of different areas of the park.

Burgess Park Option 4:Healthier LivingImprove the existing sports facilities on the park and further promote healthier living by including exercise trails, walking routes and areas for other types of group sports like yoga or aerobics.

Burgess Park Option 5:The Park as an Environmental ResourcePromote a range of environmentally friendly measures such as re-using demolition material to landscape the park, using the park as a source of renewable energy etc.
