In-Depth History and Description

The present owner purchased the property in 1974 to use as a land-based facility for his outdoor education program called Tradition In Sail. In 1977 the owner built the basic facility that makes up the nucleus this of the buildings on the island today.

Big French Cay was originally settled in the 1760’s by a French adventurer thus being identified on early charts as Big Frenchmen's Cay. Documentation of the original land deed from the English charter show the deed registered in the 1860s for half the island to Earl Dixon.

At the time of purchase by the present owner there was only one family left, Horace and Mary Thompson. Horace was 87 years old, a second-generation islander. Mary, 86, was a third-generation islander who watched over their chickens, bananas, mango and breadfruit in quiet harmony. According to Horace, island lore claims there have been two pirate treasures found on the island.

Big French Cay has been used successfully for an outdoor education program for 13 to 18-year-olds with an emphasis on sailing, reef ecology and scuba certification. The present owner also ran the first live aboard scuba diving charter vessel operation in the Bay Islands on his hundred and 112 foot ketch based out of Big French Cay.

The owner lived with his family on the property for approximately 16 years before he was forced to move back to the United States to take care of family obligations.


Big French Cay sits approximately a quarter mile at its closest point from the main island of Roatan the largest of the Bay Islands of Honduras.

The Dixon family purchased the original 2 1/2 acre section in 1860 selling it to the present owner in 1974. This section of the island is most idealistically situated, with deep water access.

In 2004 through 2005 present owner did extensive work preparing the property as a private island facility to handle a maximum of 16 guests for weddings, honeymooners or just a private getaway. A new water and sewer system was installed plus a new electrical system throughout the island. All water, sewer and electrical are now placed underground leaving the facility with an open and pristine feel. The main buildings dining area and the workshop adjoining the dock have been expanded, plus the commercial kitchen has been expanded and upgraded as well.

The dock was rebuilt and new cement breakwaters installed. The three of the bungalows in the rear of the island were totally rebuilt with new porches and bathrooms. A third bungalow is partly finished and now serves as a caretakers quarters. A swampy area in the rear of the island has been filled plus extensive amount of rock and sand brought in from the mainland to support the improvements.

The owner spent approximately $300,000 US on these upgrades over a 2 and half year period. The facility would require about $100,000 to finish and furnish. The owner original plans at that time were to add a breakwater with approximately an acre of beach on the southwest side of the island. This could be accomplished by bringing in the necessary fill by barge from the mainland as he had done in the past.


Today as you approach Big French Cay from the northwest corner you will be pulling alongside approximately 87 feet of deep water dockage. This dockage can be extended to accommodate up to a 150 foot vessel with very little effort.

Immediately adjoining the dock is a work shop and storage area 21 ft by 36 ft with service of 110 and 240 volts plus a backup generator room and restroom.

Big French Cay has 760 volts from the main island of Roatan allowing for expansion of future electrical needs or the installation of a high-voltage connection for mega yacht docking. Additional docking can be put in along the North side of the island.

Entering the island from the dock you'll walk approximately 150 feet to the three-story main building; the first story is an open commercial dining area and kitchen that can serve up to 60 people (approximately 40' x 50'). The floors are has been covered with terrazzo tile for easy maintenance; the entire area looks out upon the water or into the thick green foliage of the island for a pleasant ambulance while dining.

The second story of the main building consists of two bedrooms, an office, kitchen, dining room, living room and a full bathroom. The third floor loft area consists of a master bedroom and full bath over looking the Caribbean or the Bay. This represents approximately 1600 feet of additional living space or office and work area plus another thousand feet of porch space. Giving the new owner numerous options, but always with a spectacular view of the sunrise’s or sunset’s to share.


Leaving the main building while taking a leisurely walk to the back of the island you will pass by the first of three bungalow that are 24 x 43'. Each bungalow provides accommodations for two separate living areas of 480 sq ft. with a private porch, a large bedroom with sitting area, a spacious bathroom and shower. Two of the bungalows are 90% complete and one is 65%. An additional bungalow is configured for a family providing two bedrooms, one bath, large living room and porch giving it 960 sq ft. of living space. This unit is approximately 80% complete. All of the bungalows are surrounded by lush green foliage giving the feeling that you are truly in an island paradise.


Roatan the largest of the Bay Islands of Honduras is a noted diving destination with some of the best diving in the Caribbean. For years this area has been a favorite spot for yachtsmen and scuba divers from throughout the world. The Bay Islands offer astonishing coral reefs and marine life that has brought well-known underwater photographers like Paul Human, Chris Neubert to its waters. Many of Paul Humans underwater photos in his book Reef Creatures were taken right off Big French Cay.

The property has the ability to be used as a private residence, intimate resort facility or with increased docking facilities as a Marina restaurant.
