LIGHTING CONTROL & AUTOMATION SYSTEMS DESCRIPTION

COMMON AREASThe building common area lighting shall be controlled by a state of the art Crestron Lighting Control System. The systemutilizes a built in time clock to regulate the exterior lighting based on sunrise and sunset, and provides centralized lightingmanagement and control from the concierge. The lighting system shall also incorporate motion and presence detection inorder to economize on energy usage.

APARTMENTSThe apartment lighting systems are fully integrated with a Crestron Automation System. Control of the lighting shall be fromwall mounted Crestron control keypads and switches. The system is future proof as far as lighting technology is concernedand can be upgraded to accommodate additional lighting or dimming if required. The control systems also offers upgradeoptions to incorporate the following if desired:• Control of lighting from mobile or tablet app (within the apartment or remotely)• Control of AC/Heating systems• Control of motorized blinds• Control of multi-room music systems• Control of video distribution systems and displays• Printing of Control Keypad buttons in any language

APARTMENT SOUND SYSTEMSThe apartment shall have provisions for a multiroom sound system. Cabling shall be provided for optional outdoor verandaand living area speakers. The cabling shall be pre-terminated to a centrally located multi-zone wallplate so that the multi-roomequipment can be added at any time.

CENTRAL HEATING & AIR CONDITIONING:

AIR CONDITIONING SYSTEMFully installed Mitsubishi Electric Central VRF System which includes seven indoor units and an outdoor unit will be installed foreach apartment. The outdoor unit cooling capacity is 25kw and is controlled by an inverter compressor, which achieves highefficient energy savings. The concealed indoor units are hidden inside the ceiling. The air is distributed through insulated ductsand the air is blown through linear grills. The indoor units achieve cooling capacities in the specific areas Living/Dining/Kitchenarea 2x7.1kw and 1x5.6kw.

In the bedrooms are wall mounted units which are connected to the central VRF outdoor unit 2x2.8kw and 2x3.6kw.


FLOORING AND WALL TILES

All tiles of I/SEE will be supplied from Atlas Concorde and Inalco.

Tile series in Marble, stone-effect, texture or concrete look. Floor tiles for spaces of absolute luxury in gloss or matt finishes.

The entrance hall, living & dining areas and kitchen are finished with best quality ceramic tiles of the series Marvel, Room,Touche, Marmara or Geo.

The bathrooms are paved with tiles from the series Marvel, Marmara, Geo in Marble or stone-effect, or Room Series in Texturelook. Bathroom floors offer advantageous features: the surface does not deteriorate in contact with acids or cleaning solutionsand it is easy to clean, guaranteeing safety and hygiene in every application use.

Verandas are paved with the ceramic tiles from the series Marvel, Touche, Marmara, Iseo or Fluorite.

Wall tiles have a low porosity surface, ensuring resistance to humidity, stains, mildew and bacteria.
