BIM in reality

• Design BIM sorted in a digital environment

• Construction PIM sorted in a digital environment

• Digital environment to construction site is sometimes still a

challenge!

• Do always get what we expected?

• How do we validate work done?

t h e t r u s t e d n a m e i n m e a s u r e m e n t

Possible Consequences of WIP

• Right element in wrong place

• Wrong element in wrong place

• Out of tolerance installation

• Knock on effects to following packages

• Package creep

• RFI’s

• Sub contractor Delays

t h e t r u s t e d n a m e i n m e a s u r e m e n t

Where is the Construction Verification Value ?

In addition to the contractual obligations surrounding the positional

and content verification of an installation, what would be the

commercial value of having “documented independent certification’ of

the positional accuracy and content of installations?

Could Construction Verification play a part in mitigating some of

the ever present costly delays, RFI’s, package creep, re-works,

legal and financial variations that play a part in our current

process?

Could Construction Verification add clarity to stage payments to

Contractors for work successfully carried out?

Could a reduction in contingency influence tender return prices

and impact on work won ratios’

t h e t r u s t e d n a m e i n m e a s u r e m e n t

Benefits

• Validate constructed work delivered against design

• Early recognition of possible re-work

• Apportionment of financial responsibility

• Assistance with site monitoring against program

• Assistance with Site Progress Reports against invoicing

Case Study

Objective:-

‘The purpose of the project was to verify that the steel work

construction on the Project was within 25mm tolerance of

the design, and that it included the penetrations required

when federated with the steelwork model.’

t h e t r u s t e d n a m e i n m e a s u r e m e n t

Workflow used

• Building was laser scanned and photographed

• Scans processed in Cyclone

• Data converted to Recap (rcs) file format

• Data was aligned to Site Coordinates

• Point Cloud federated into PIM

• Verification carried out within Navis

• Report complied

t h e t r u s t e d n a m e i n m e a s u r e m e n t

Deliverables

Commissioned deliverables:

• RCS file

• Construction Verification Report

• 2D CAD outputs

• Visual presentation

Financial Value of Construction Verification

• In general, horizontal position of major steel structure

(columns and beams) was within tolerance in the

East/West direction, but deviates in North/South as

illustrated in CAD outputs

• 9 instances of other discrepancies, including penetrations

are illustrated in the report

The challenge ……. adoption

■ Should we do it?

■ Who pays?

■ When do we do it?

■ Where is the benefit?

■ Should it be a line item within a BEP?

■ Can it help address LOD500?

Let’s ask the experts!

Why would a contractor benefit from

construction verification?

• Present day potential savings

• Why construction verification is becoming more

important

• Where the industry is heading (Level 3 BIM)

Scenario – Trade on Trade Handover

Subcontractor 1 completes work

Subcontractor 1 employs surveyor to validate works

and produce as-builts

Area is handed over to Subcontractor 2

Subcontractor 2 employs surveyor to check works are

within defined tolerances

Subcontractor 2 accepts / refuses area SAME WORK TWICE!

What’s wrong with this picture?

An independent certified project partner

Responsible for

Project surveys,

Construction verification,

Producing the as-built information

How is this paid for?

Part of the project prelims

Subcontractors scope to undertake surveys removed

Possible Solution

Increasing design complexity

Interlace - Singapore

Through use of 3D design and analysis tools

How to combat increased design complexity?

Established Understood Delivering benefits

Clash Detection

Tolerances

Deflections

Settlement

What about on site?

importance of construction verification

design

complexity

Point Clouds

How to provide better as-built information

Greater understanding

of the as-built condition

Review in 3D the impact

to follow on trades

Improved accuracy 1:1

Continuous monitoring

How to provide better as-built information

Reliability

Deflections / Settlement throughout project duration

An as-built today is less reliable in 3 months

BIM Level 3

BIM Level 3 during the construction phase?

An updating digital record

of the project during the

construction phase

Frequent / constant

recording of as-built

conditions

Smart sensors recording

condition data, such as

concrete strength

Allowing all parties to

review real time

Current conditions used to inform up-coming works

Checking construction methodology / programme using real time information

Site personnel safety briefings showing real time working areas and routes

Remote senior staff reviews of progress, safety, quality etc.

How will this information be used?

Extreme 4D

Technology?

Process?

Contractual

Information needs to be:

• Trusted

• Useable

• Available

Barriers?

Dr. Ionnis Brilakis –

Laing O Rourke Lecturer in Construction

Engineering Cambridge University

Where will this lead to?

“As-is BIM”

Utilising technology such as:

• Cloud computing

• Scan to BIM

• Big data

• Internet of things

Smart sensors capturing physical and

non-physical data throughout lifecycle of

the asset

making the difference
