£200M SA1 DEVELOPMENT SETSNEW DESIGN STANDARDSThe creation of the £200m SA1 development in Swansea has been one of the mostdramatic waterfront schemes inthe UK during the last decade.
The success of the Swansea BayStrategy has already beenhailed as the catalyst behindSwansea becoming the Sydney of the UK.
HLN Architects is playing a keyrole in shaping the future of thedevelopment via our work on anew flagship office project.
Meirion Howells of Ethos Group andMeirion Howells Project Managementand Claire Gardiner Architect HLNArchitects with the Insider PropertyAward 2008 for RegenerationDevelopment of the Year awarded toEthos Project.
The latest element of SA1 is The Ethos Project, a £6.5 millionmulti-unit office building aimedat enabling Small to MediumEnterprises to relocate to the prestigious SA1 address.
The Ethos Project comprises a50,000 sq ft office developmentdesigned to provide anenvironment in which SMEstargeting growth can competewith larger companies by havingaccess to services and facilitieswhich would not normally beavailable to them. Occupying ahigh quality building boastingprime River Tawe frontage.
The concept behind Ethos is quite simple. If it’s possible to own just one flat in a building and share the cost of communalfacilities, then it must bepossible to own just one office.HLN has provided the skills to bring the Ethos project to fruition.
The development designed by HLN includes two stories of undercroft parking and hasbeen designed over 4 floors to provide self contained office
units for multiple tenants withshared reception facilitieslocated on ground floor in the main entrance atrium.
Ethos also provides up to 12conference rooms which includevideo conferencing and a largemeeting room wherecompanies can undertakepromotional presentations.
Between the two main officewings there is a quadrant linkwith a minor atrium whichprovides casual meeting spaces.
On the ground floor of thequadrant there is a cafeteriawhich opens out onto a podiumoverlooking and accessing the regenerated river walkwayleading to the marina. Parkingfor tenants is located below the development in a split level basement.
Teeing-off for charityOur 20th annual charity golf daywas once again held at RoyalPorthcawl Golf Club where 20teams battled it out over thesefamous links. Congratulations tothe team of H&H Marketingfrom London who werevictorious and are the first teamto take the cup out of Wales.The day raised close on £3000which will be given to thecharities, Sparks and Vision 21.This brings the total raised overthe past 20 years to well over£50,000. Thanks again to all theteam sponsors.
ISO 9001We are pleased to announcethat HLN has recieved ISO9001accreditation. With trainingsupport from ‘The Group’, aleadership and developmentsconsultancy, all the tools tomaintain the system for thefuture are firmly in place. HSBC ManchesterCurrently under construction inManchester with completionscheduled for mid June is thelatest Destination store forHSBC Bank.
Over 5 storeys, this completelyrefurbished building will provideits customers with the latestinnovations in modern banking.
The scheme follows closely onthe heels of their newCommercial Centre just aroundthe corner in Spinningfieldswhere we fitted out more than30,000 sq ft of office space.
Michael AukettHLN are delighted to beworking in collaboration withMichael Aukett Architects ontwo high profile Tesco storeprojects at Cheshunt andAshford. The project atCheshunt has now commencedon site with Kier Regional ascontractor, whilst the Ashfordproject is still in design. Ourcollaboration has proven to behighly successful and we hopeto continue our relationship withMAA into the future both withTesco and other clients.
Welsh Institute for SportFollowing on from phase 1roofing works last year, thesecond phase of the building'srefurbishment is currentlyunderway on site involving thereplacement of curtain wallingto the front and side elevationsand enhancements to the mainelevation along with further re-roofing works.
The third phase of the works iscurrently being designed,involving the creation ofadditional internal floor space bythe introduction of new floorswithin the existing buildingvolume. These new floors willprovide much needed facilitiesfor the range of sportingactivities currently on offer.
Sims Recycling SolutionsConstruction work has recentlystarted on Sims RecyclingSolutions facility at NewportDocks. The new building,believed to be the first of itskind in Europe, will provide Simswith approximately 4,500 sq mof enclosed factory space toaccommodate their state of theart recycling plant, 3,500 sq m ofcovered storage space, anadministration block providingapproximately 2,100 sq m ofoffice space, meeting rooms, aboard room and staff changingand welfare facilities and othersupport facilities. When fullyoperational, the plant will assetmanage, refurbish, dismantleand recycle 100,000 tonnes oftelevisions, computers andmonitors per annum.
The main contractor for theproject is Newport basedDudleys and the facility isexpected to complete inNovember this year.
BucharestOur overseas expansion ofassociated offices continues with a new relationship inBucharest, Romania. Thiscomplements our currentassociations in Hamburg,Germany and Valletta, Malta.

SUSTAINABILITYSustainability, carbon footprint,carbon neutral, renewable energy,BREEAM and the Code forSustainable Homes are all termswhich now arise more frequentlywhen discussing projects withclients. At HLN Architects we arefinding that our clients havebecome far more aware of theseterms and the issues they relate to.
Many of our clients are not onlyseeking to address their corporateresponsibilities, but also see thebenefits that a responsibleapproach can bring (eg enhance-ment of the company’s reputation,running costs, easier route toplanning consents). Some are evenleading the way in making their newbuildings as environ-mentallyfriendly as possible.
Tesco has been making hugestrides forward in all of these areasand over the last three years havebeen trialing many new anddeveloping technologies on theirstores. In the summer of 2006Tesco completed a new ExtraStore at Llansamlet, Swansea, oneof their first steps in thedevelopment of the‘environmental store’. HLN, withassistance from the Welsh Schoolof Architecture Design ResearchUnit and their first classenvironmental analysis andmodeling facilities in Cardiff,worked with Tesco and theirdesign team in developing a storedesign which reduced energyconsumption by 30% and at thattime was the most environmentallyfriendly store Tesco has built. Thedesign introduces daylight into themiddle of the store throughnorthlight glazing reducingdaytime artificial lighting demand, a Combined Heat and Power (CHP) unit generateson-site electricity meeting 25% of the store’s demands and thisis supplemented by 440Photovoltaic (PV) panels fitted onthe roof to provide free renewableelectricity to the store. The CHPunit also meets all of the store’s
heating demands. Other initiativescaptured include rainwaterharvesting, cold air retrieval, lowenergy light fittings, environ-mentally friendly refrigerationsystems and super efficient ovens.
Since the completion of theLlansamlet store, Tesco’s drivetowards the ‘environmental store’has proceeded at pace and severalnew stores have been completedwithin the UK which are now using50% less energy than a standardConcept store. Steel frames havebeen replaced with timber frameson two of their stores and moreefficient timber structural solutionsare being developed. HLNArchitects are currently involvedwith new store designs which willinclude pyramid roof lights tobring daylight into the storeswithout the problems of heat gainand glare, biomass heating plant,renewable energy from on-sitewind generation and re-usematerials from the sites’ existinguses. All Tesco projects are nowexamined from feasibility stage to assess their potential forincorporating energy reducingmeasures, renewable energy and other environmentalimprovements.
HLN are also currently involvedwith two major programmes ofwork with Tesco looking at thepotential for retro-fittingCombined Cooling Heating andPower (CCHP) in a number ofexisting stores and fitting newlobbies to the main entrance of almost 100 existing stores across the UK.

HLN SPORTING CREDENTIALSARE WORLD-CLASS
HLN was appointed as projectarchitect for the constructionof the Twenty Ten Clubhouse at the Celtic Manor Resort in 2006.
The recently completed 31,000sq ft facility crowns a £16 millioninvestment, that includes thefirst specifically designed, builtand landscaped course in thehistory of a tournament thatstretches back to the WorcesterCountry Club in Massachusettsin 1927.
The project was completed towards the end of 2007,welcoming its first membersand guests that November.
Nestling into the hillside in anelevated position above the 18th green, with spectacularpanoramic views of the course the luxurious new clubhouseis constructed over two floors.
It features a covered perimeterbalcony enclosing the upperfloor level that incorporates
Rafters Restaurant, with itssignature welcoming fire placeof locally sourced stone,secluded mezzanine lounge and exposed timber frame. A 120 seat function suite and a Private Members Lounge with traditional chesterfields,high-backed chairs and openfire. At lower ground floor level,the professional shop and oak-panelled locker rooms from where it is possible to
order a drink from the spikesbar complete the front of house facilities.
HLN provided both architecturaland interior design on a projectthat for 3 days in September2010 will be viewed in anestimated 750 million homes, in 140 countries.
ASHES TEST A HIGH SPOTFOR NEW STADIUMThe Sophia Gardens venue in the leafy Cardiff suburb of Pontcanna has beendeveloped to create a stadium of world standing.
The recently christenedSWALEC Stadium features a new pavilion with stunninggrandstands, an international-class media centre capable of housing TV and radio
networks as well as dozens of print journalists.
Included is the extension of the existing Riverside Standto complete the oval, increasingthe spectator capacity from6500 to over 15900.
Work was completed in March2008, with the impressive newground hosting the First Ashes
Test between England andAustralia in 2009.
Features include a substantialtensile roof structures to giveshading to approximately 20%of the seated spectators.
Another highlight is the newReally Welsh Pavilion, on thesite of the old car park whichwill accommodate the players
and officials, the Business Club(in the Morgan Cole Lounge),the Pavilion Members, and Box Holders.
The impressive new grandstandon the opposite side of theground provides a birds-eyeview of the pitch next to theSpar Stand which has been setaside for families.

Since the completion of theLlansamlet store, Tesco’s drivetowards the ‘environmental store’has proceeded at pace and severalnew stores have been completedwithin the UK which are now using50% less energy than a standardConcept store. Steel frames havebeen replaced with timber frameson two of their stores and moreefficient timber structural solutionsare being developed. HLNArchitects are currently involvedwith new store designs which willinclude pyramid roof lights tobring daylight into the storeswithout the problems of heat gainand glare, biomass heating plant,renewable energy from on-sitewind generation and re-usematerials from the sites’ existinguses. All Tesco projects are nowexamined from feasibility stage to assess their potential forincorporating energy reducingmeasures, renewable energy and other environmentalimprovements.
HLN are also currently involvedwith two major programmes ofwork with Tesco looking at thepotential for retro-fittingCombined Cooling Heating andPower (CCHP) in a number ofexisting stores and fitting newlobbies to the main entrance of almost 100 existing stores across the UK.
