Author of “The One-Week Job Project” and corresponding documentary film directed by Ian Mackenzie

After graduating from college, Sean Aiken struggled with the question “What should I do with my life?” So he created The One-Week Job Project. His goal: to work 52 jobs in 52 weeks in search of his passion. He traveled across Canada and the United States reinventing himself as a firefighter, a stock trader, a radio DJ, a martial arts instructor, an NHL mascot, a snowshoe guide and more. During the course of his seven-day stints, Sean discovered many others struggling to answer the question “What should I do with my life?” To find the answer, he continued to ask himself and his employers about the nature of success and the real meaning of happiness – all while having the adventure of his life.

USA’S TALLEST MODULAR BUILDINGS

Built by Zachry Corporation for the Texas World’s Exposition in 1968, the 500-room Hilton Palacio del Rio hotel in San Antonio (above left) remains a marvel of modular construction. It was designed, completed and occupied in just 202 working days. Of the hotel’s 21 stories the first four were built of conventional, reinforced concrete for support facilities. From the fifth floor up, modules were stacked and connected by welding integrated steel components to form the tallest modular building currently in the US.

However, construction is underway on the tallest modular building in the world as part of the Atlantic Yards project in Brooklyn, New York (above right) after Bruce Ratner, part owner of the New Jersey Nets, invested over $4mm in prefab research and development, including what it will take to go higher than the 24-story Wolverhampton Victoria Hall in England. The B2 tower at Atlantic Yards will include 930 steel modules stacked 32 stories high. At a recent press conference, NYC mayor Michael Bloomberg said modular construction “is faster, less expensive, allows for high levels of quality control and significantly reduces waste and truck traffic. It’s also safer for workers as construction is done inside in controlled environments.”

CO-LOCATED AT WOM:

NIBS OFFSITE

CONSTRUCTION

COUNCIL

MEETING

The National Institute of Building Sciences recently formed a new council in response to MBI’s request to address the growing use of modular and offsite construction. The Offsite Construction Council consists of subject matter experts, manufacturers, and suppliers that work on pre-constructed components, which NIBS defines as building components that are manufactured and tested off-site and then brought to the building site for final installation.

This will be the second official meeting of the OSCC and will bring together modular builders, offsite component fabricators, traditional general contractors, architects, developers, owners, public officials, and more. Membership in the OSCC is open to any individual or organization engaged directly or indirectly in activities supporting the council’s purpose, mission, and scope and that is a member in good standing of the National Institute of Building Science. For more information about NIBS, see www.nibs.org.

Why “Greener, Faster, Smarter” Isn’t Just a Slogan

Mohamed Al-HusseinMohamed Al-Hussein is a professor and chair of the Industrialization of Building Construction Department at the University of Alberta’s Civil & Environmental Engineering Hole School of Construction. Dr. Al-Hussein will share how his research towards revolutionizing traditional construction processes by using industrialized

methods is well underway and producing results like more energy-efficient buildings, healthier environments for workers and occupants, higher quality products, reductions in construction costs and time, and better design.

Net-Zero-Energy Modular Construction

Tim McDonald, RA, LEED AP, Onion FlatsA “passive” or “net-zero” building is one that has the potential to create as much energy as it uses, leaving occupants with little or no electric bill, for example. For the same cost as building traditional buildings, architect Tim McDonald says, “We can deliver not just net-zero, but really beautiful and inspiring buildings.” McDonald

is also president of Onion Flats LLC, a unique development/design/build collective centered in Philadelphia. He is also an associate professor of architecture at Temple University and has been practicing and teaching simultaneously for 20 years.

San Antonio’s 21-Story Modular Hotel: A Modern Marvel almost 50 Years Later

Bill Roberts, Zachry Corporation The Hilton Palacio del Rio Hotel is a milestone, not only for the City of San Antonio, but for the modular construction industry as well. Built by Zachry Corporation across the street from the site of the Texas World’s Exposition, the 500-room deluxe hotel was designed, completed and occupied in an unprecedented 202 working days. Of the Palacio del Rio’s 21 stories, the first four were built of conventional, reinforced concrete for support facilities. At the same time, an elevator and utility core, also of reinforced concrete, were slip formed to a full height of 230 feet. From the fifth floor to the 20th, modules were stacked and connected by welding integrated steel components. Hear how this modular hotel became a River Walk marvel almost 50 years ago, as well as details about its recent full renovation.

Innovation in “Pod” ConstructionPaul Bonaccorsi, Intelligent Offsite

It has been 15 years since Sir John Egan who played a major role in modernizing the UK construction industry published “Rethinking Construction,” a report that sprung out of the UK government seeing a need to build better buildings more efficiently. Egan said then that modular building was a means for

improvement, saying “Advantages include speed of construction, lower cost, reduced need for skilled labor and achievement of zero defects.” Having seen some of the latest innovation and production techniques in modular building, European governments are again championing the use of modular and offsite construction. While high-rise modular construction demands worthy attention, Paul Bonaccorsi will discuss the growing use of “pods” by traditional general contractors who are incorporating this offsite phenomenon into what would otherwise be a 100 percent site-built building.

Technology is Key toCustom Modular Construction Mark Greffen, DIRTT Environmental Solutions

New advances in software configuration tools mean modular builders can offer clients truly infinite variability along with live, interactive 3D experiences while mitigating error and increasing speed on the production floor. Today’s technology can arm your sales force with a 21st century marketing

tool that ensures you do not overpromise while the factory is left to under-provide or be unprofitable on a poorly sold project. See how software based on a combination of a video game experience with engineering, design, manufacturing and delivery facilitates a direct path from sales to production floor while fully informing the client of what to expect.

Delivering High-Performance Buildings in an Evolving Industry

Henry Green, Hon. AIA, National Institute of Building SciencesNIBS is a nonprofit non-governmental organization that brings together representatives of government, industry, consumers and regulatory agencies to focus on the identification and resolution of problems that hamper construction of safe, affordable structures. President and CEO Henry Green will talk about the decision of the NIBS board of directors to form a new council designed to meet the growing need for development and use of modular and offsite construction and how to impact this evolving industry, especially its high-performing and sustainable buildings.

Opportunities and Challenges of Globalized ManufacturingJim Dunn and Evan Gould, Stack Modular

Modular construction has long been a solution for workforce accommodations in oil fields and other remote locations. While the industry has adapted to meeting some demands of occupants, little in terms of structure and composition has truly fluctuated until now. Utilizing a global supply chain, economies of scale can allow construction of certified steel-framed stackable modules to be delivered anywhere in the world. This presentation will focus on the challenges and opportunities that align with globalized manufacturing. As has been the case with the automotive, machinery, and

technology industries, overseas manufacturing coupled with technological advances can allow modular construction to satisfy worldwide demands.

Research Findings: Global Best Practices in Permanent Modular ConstructionRyan Smith, College of Architecture and Planning, University of Utah

With the support of Oxford Brookes University and Edinburgh Napier University, professor Ryan Smith is conducting global research into the performance metrics and environmental, organizational and technological factors that contribute to successful permanent modular construction projects. Smith

is director of the Integrated Technology in Architecture Center at the University of Utah and serves as the educational liaison for the American Institute of Architects Center for Integrated Practice Leadership. He is also author of Prefab Architecture: A Guide to Modular Design and Construction.

Transportable Concrete FloorsGraeme Stubbing, Speedfloor Ltd.Speedfloor’s transportable concrete floors are a combination of suspended

joists, rollformed perimeter channels, and reinforced concrete and can be manufactured to dimensions of any size. Graeme Stubbing will talk about how this innovative and unique system is being used by modular builders in 15 countries to save time and money.

Market-Rate Passivhaus Construction: Myth or Reality?

Adam Cohen, LEED AP, Passiv ScienceAdam Cohen’s firm Passiv Science has consistently delivered market rate ultra-low-energy construction projects. As the leading commercial Passivhaus design builder in North America, he has compiled an impressive set of firsts, including the largest modular commercial

Passivhaus project, public school, university student center, dentist office, church, commercial kitchen and college dormitory. His presentation will give details and reasons behind the successful combination of large-scale modular projects and passivhaus design. In addition to providing examples of actual passivhaus projects, Mr. Cohen will discuss the opportunities and challenges for modular builders and end-users alike.

New and Innovative Products in Modular Construction

This breakout will feature an opportunity for new and innovative products in modular construction to be presented. Manufacturers and providers of modular buildings will want to attend this interactive session, which offers the opportunity to gain valuable insight on growing technologies and solutions being advanced for the industry. (Four 10-minute presentations with 5 minutes of response and questions from the audience). Presenters from Interline Brands, Spraysulate, KABA ADS Americas, and SFA Saniflo Inc. USA.

Harvesting Manufacturing Productivity into Design & Construction

Chris Giattina, BLOXA General Motors team could make a 1965 Suburban in a day. Today, the same team makes it in an hour. Surprisingly, the team that completed a four-story hospital in 1965 would run out of time and money before finishing the third floor today. Why has productivity doubled in manufacturing

while declining in construction? It is a critical time for architects and contractors to improve their process. By understanding how to develop and use standards to create prefabricated subassemblies, architects and contractors can begin to make better buildings faster. See how a team of construction professionals led by Chris Giattina at Blox is doing just this for a national healthcare provider improving speed, cost, and quality of facilities.

Feasibility Study: LEED Certification for Mining CampsPaulo Correa Labarca, Correa3

The LEED for New Construction and Major Renovations rating system has seven total categories, each with its own prerequisites and credits. While meeting all of the prerequisites is mandatory, a construction project needs at least 40 points from about 50 available credit areas to

get the lowest level of LEED certification. Paulo Correa Labarca will review the results of a LEED feasibility study and sustainability assessment that his company, Correa3, did for a mining camp in Cerro Casale, one of the world’s largest undeveloped areas of gold and copper deposits in northern Chile.

Case Study: 7-Stories in ManhattanJohn Erb, Deluxe Building SystemsDeluxe Building Systems recently completed a $13 million mixed-use project called Broadway Stack in Manhattan. The seven-story Broadway consists of 56 modules built in Pennsylvania and shipped to New York. The developer explained in an interview the choice to use modular: “There is time savings, improved quality and cost control. It is more sustainable, more efficient, cleaner, and has less waste.” Join John Erb for a look at the design of this highly customized building.

Automation in Modular ConstructionRobert LaCosta, PCL ConstructorsHow has modular construction adopted the use of automation in its building processes? Robert LaCosta of PCL, the largest contracting organization in Canada, will provide a lessons-learned overview of available automated equipment, cost vs. benefit of various levels of automation, flexibility of automation for multiple uses, efficiencies gained, advanced tooling vendors, as well as successful and not-so-successful implementations of technology in modular construction.
