Karim Hutson, Founder & Managing Member

Karim founded Genesis in 2004 and under his stewardship Genesis Companies has grown

rapidly and developed a reputation for building high quality projects that enhance urban

centers while remaining accessible to the residents of these communities.

This commitment to responsible and environmentally-conscious development has allowed

Genesis to grow as an effective and reliable community friendly for-profit real estate

development firm.

Karim’s dedication to community development extends to his personal life as well. A

resident of Harlem, he is actively involved in a multitude of community and charitable

organizations. Karim is the Treasurer of the Trustee Board of First Corinthian Baptist

Church, and a Member of the Executive Committee of the New York State Association for

Affordable Housing. He formerly served as Vice-Chairman of the Board of Directors of

Habitat for Humanity-NYC, Vice-Chairman of the Board of 651 Arts and a Member of the

Board of the New Jersey School Development Authority.

Karim holds a B.A. in Economics and Philosophy from Amherst College, an M.B.A. from

Harvard Business School and a M.T.S. from Harvard Divinity School. Prior to founding

Genesis, Hutson was a Vice President at Full Spectrum of NY, Investment Banker with

Merrill Lynch and Goldman Sachs in New York City and a Private Equity Investor with

General Atlantic in Greenwich, Connecticut.

Karim is married to Luz Elenia Gandulla-Hutson and has a daughter, Eliana.

Key BiosAndy Stone, Executive Committee

Andrew D. Stone is the Managing Partner and Chairman of Petra Capital Management.

Prior to founding Petra, Mr. Stone was a Managing Director and head of the Principal

Transactions Group ("PTG") at Credit Suisse First Boston where he was responsible for

the firm's worldwide real estate effort, including debt origination, equity investments and

securitization.

Prior to CSFB, Mr. Stone was Senior Managing Director in charge of the Mortgage,

Asset-Backed and Real Estate Securities Group at Daiwa Securities America. Mr. Stone

founded the department and was responsible for managing the origination, trading,

structuring and sales of all mortgage and asset-backed securities. The department

became an industry leader and major market force in the securitization of unique complex

and unusual assets. Mr. Stone's visionary approach not only further developed the

securitization industry, but also carved out a successful niche for Daiwa. Prior to Daiwa,

Mr. Stone was Managing Director and head of the Mortgage and Asset-Backed Group at

Prudential Bache. Mr. Stone began his career at Salomon Brothers in the Mortgage-

Backed Securities Department where he helped pioneer the creation of many new

mortgage products and was one of several key employees instrumental in establishing

Salomon as the pre-eminent force in the MBS markets. Mr. Stone received his B.S. from

the Wharton School of the University of Pennsylvania with dual majors in finance and

entrepreneurial management and his M.B.A. from the University of Chicago with a double

concentration in finance and marketing.

Brian Benjamin, Managing Director, Business Development

Brian is primarily responsible for business development as well as government relations

work for Genesis Companies. Brian attended Brown University, where he majored in

Public Policy, and he graduated from Harvard Business School.

Brian is responsible for sourcing, cultivating as well as facilitating affordable housing

development opportunities for Genesis. He helps to manage deals from the conceptual

phase through construction closing. He also manages the company’s interaction with

political officials, community leaders as well as handling public relations.

Before joining Genesis, Brian was an investment banker at Morgan Stanley. He focused

on mergers and acquisitions, equity and debt offerings for the General Industrials

Corporate Finance group.

Brian has extensive political and community experience. He is presently the 2nd Vice

Chair of Community Board 10 in Central Harlem and he is the Chair of the Land Use

Committee. He most recently was Finance Chair for Councilwoman Inez Dickens’ re-

election campaign. He is a regular guest Democratic Strategist on the Fox News Channel.

He recently served as an 2012 Obama Delegate to the Democratic National Convention

and he is on President Obama’s National Finance Council.

Nicole Forrest, Managing Director, Acquisitions

Nicole brings expertise in multifamily housing and complex deal structuring. She leads

market-rate acquisitions in addition to managing internal operational initiatives in

technology, project management, and brand identity. Prior to Genesis, Nicole worked

with Clark Realty Capital developing luxury, mixed-income, and military housing. She co-

founded Inter-Mac, an international housing finance company, which has created 2,500

new homes in Tegulcigalpa, Honduras.

Nicole has worked in private equity with Alcion Ventures as well as real estate technology.

She has held responsibility for projects ranging in size from 20 to 2000 units and valued

between $30 million and $300 million in cities throughout the U.S. She has served on the

Town of Brookline, MA Planning Board.

Nicole graduated from Princeton University and Harvard Business School. She is the

wife of Dr. Kevin Forrest and mother to three vivacious children, Katharine, William, and

Justine.

Nicole Lockett, Managing Director, Development

Prior to joining Genesis, Nicole was a Senior Developer with Pennrose Properties, LLC,

ranked near the top of the list of the nation’s developers of affordable housing, with a

portfolio of properties spanning the Mid-Atlantic. Over the course of her career, she has

structured development deals totaling well over $300 million. Additionally, Ms. Lockett

successfully submitted funding applications with Public Housing Authorities, resulting in

approximately $48 million in HOPE VI awards and an additional $160 million in leveraged

funds for the associated developments.

A specialist in financing complex affordable housing transactions, Nicole has executed

projects involving Year 15 resyndication, conventional debt, taxable and tax-exempt bonds,

4% and 9% LIHTCs, HOPE VI and other Public Housing Capital funds, HOME, CDBG,

Housing Trust Funds and a variety of other public and private funding sources.

Nicole also previously served as a senior development manager of the Philadelphia

Housing Authority, where she shared responsibility for development projects for the nation’s

4th largest Public Housing Authority. Before that, she provided training and technical

assistance in affordable housing to non-profits, banks, and units of local government in 19

states and Puerto Rico as a consultant with Community Development Services.

Nicole earned a Bachelor of Arts in Political Science from Rice University and a Master of

Science of Real Estate Development from Columbia University.

Nicole serves on the steering committee of the New Jersey chapter of Women in Housing

and Finance.

Kevin J. Levine

Kevin is an Associate with Petra Capital Management, a New-York based Hedge Fund

that has managed over $4.0 billion of real estate related assets.

Kevin is involved with the commercial real estate investment activities including sourcing,

pricing, originating and closing of all types of real estate debt and equity across all asset

classes in both the United States and internationally.

He has managed and currently manages numerous securitizations consisting of over

$2.5 billion of real estate related assets. In addition, Kevin is involved with the

negotiation of workouts, restructurings, forbearances and foreclosures of numerous debt

positions and is instrumental in the asset management of a number of major real estate

assets owned by Petra.

Kevin has been involved in real estate for most of his life, assisting in the management

and development of hospitality and multifamily properties while growing up in Miami, FL.

He graduated with honors from Georgetown University’s McDonough School of Business

in 2006.

Stuart D. Poppel, Legal

Stu concentrates his practice on the development of affordable rental and for-sale

housing, mixed-income and mixed-use developments and urban redevelopment. Stu

represents for-profit and non-profit developers in the creation of affordable and senior

housing projects involving federal low income housing tax credits and historic

rehabilitation tax credits.

Stu has over 16 years of experience in the affordable housing industry. He has

negotiated the buyout/exit of tax credit investors from many LIHTC partnerships during

that time and has represented developers on numerous Year 15 re-financings and Year

15 tax credit syndications using both 9% and 4% credits.

In addition, Stu has represented developers and housing authorities in many HOPE VI,

Mixed Finance, Public Housing and HAP transactions. He is a frequent speaker and

author on affordable housing, real estate development, Low Income Housing Tax Credits,

Year 15 re-syndications, and urban redevelopment issues.

Stu earned his B.A. from Johns Hopkins University with a major in Political Science and

his J.D. from Emory University School of Law.

Key BiosPeter Murray, Property Management

Peter Murray has over 24 years of experience in the affordable housing industry.

Throughout his successful career he has developed more than 1,800 affordable housing

units and managed in excess of 6,300 units.

From 1989 through 2010 Mr. Murray was a principal of Loewen Development in charge of

new development. In 2010, Mr. Murray joined the property management company of C&C

Affordable Management, LLC where he helped grow the company from managing 2,500

units to over 6,300 units. Additionally, he was directly responsible for all aspects of the

management of 900 affordable housing units.

During his career he has worked closely with the representatives of HCR (Formally DHCR

and HFA), NYC HDC, NYC HPD, NYCHA, the NYC Housing Partnership as well as many

local governments. He has earned a reputation of professionalism, thoroughness and

integrity.

Mr. Murray began his career and passion for community development as an Urban

Studies and Political major at Washington University in St. Louis. After graduating from

Washington University, he attended law school at the University of Miami.

Paul Carter

Paul has been with Genesis Companies since its inception and currently serves as a

Project Manager. In this capacity, he manages the firm’s day-to-day construction project

planning and execution. He is also responsible for the firm’s green building and smart

design efforts.

Prior to joining Genesis, Paul worked in the public and private sector in various roles

ranging from architect to owner’s representative. Additionally, he is member of the

American Institute of Architects (AIA) and a Certified Commercial Investment Member.

Paul earned his degree in Architecture from Pratt Institute where he also minored in

Construction Management.

Charles Schmidt

Chuck has over 57 years of experience in the construction industry. Chuck reviews

construction documents for coordination and completion prior to construction and visits

the sites during construction to review the quality of construction and for conformance to

the construction documents and building code.

Chuck has completed bachelor and master degrees in architecture and is a licensed

registered architect in New York, Pennsylvania, Massachusetts, Connecticut and North

Carolina. Chuck has previously worked at the firms of Pei, Cobb and Fried, Kohn

Peteresen and Fox and Fox and Fowl.
