It gives me great pleasure to welcome you to the inaugural issue of UMEdge – the official newsletter of UMLand. Incorporated in 1961, United Malayan Flour Mills became public listed in 1965 and subsequently underwent a reverse takeover into United Malayan Land Bhd (UMLand) in 1995. Since then, we have grown to become a property developer of distinction that delivers cutting-edge results though our Township and Niche Divisions. With UMEdge, we hope to keep you at the forefront of all the exciting developments taking place in all our completed, on-going and future projects. This initiative is also in-line with our endeavour to continuously enhance customer experience and satisfaction.

This being our very first newsletter, we would like to start by sharing a little bit on our background in property development and the projects that have propelled our growth as a premier developer, especially in the Iskandar Malaysia Region. New homeowners of Albury 1 single storey terrace houses at Mahkota Hills received their keys in a lively atmosphere at the Albury Appreciation Carnival 2017. This was in line with the pilot community policing programme launched earlier this year by UMLand and the Royal Malaysia Police with the aim of enhancing residents’ safety and well-being.

The completion of Suasana Iskandar Malaysia, the first and only residential development in Johor Bahru City Center (JBCC) was unveiled with style in conjunction with Miss Cosmo World Pageant 2017. The fashionable event which saw the handing over of keys to its first resident, Mr. Keisuke Kido, also marked the opening of Zenith Lifestyle Centre; the first lifestyle hub in JBCC where the finest in dining, entertainment and retail can be experienced. The glitz and glamour of the evening brought greater meaning as Ms. Pemmy Chong from Persatuan Kebajikan Mesra Megah Ria received a RM30,000 mock cheque from Tun Musa Hitam and Dato’ Ng Eng Tee.

It was a great honour for UMLand group to host The Macau Chamber of Commerce (MCC), which were the first passengers of AirAsia’s inaugural direct flight from Macau to Senai Airport, at Amari Hotel Johor Bahru. Highlights of the MCC’s visit included an inaugural property investment visit at UMLand’s Medini Lakeside Sales Gallery, followed by a sumptuous dinner at the hotel where gift exchanges between both parties took place.

Rapid Transit System (RTS)The Johor Baru-Singapore Rapid Transit System Link (RTS Link) project was signed and sealed by the prime ministers of both countries on 16 January 2018. The RTS rail link was announced by the Malaysian and Singaporean governments seven years ago to provide a much needed alternative to the 80,000 to 100,000 people who commute at the Malaysia-Singapore Causeway daily.

The RTS is expected to accommodate up to 10,000 passengers an hour in each direction between its terminus stations at Bukit Chagar, Johor Baru, and Woodlands, Singapore.

On the Singapore side, the rail link will join the republic’s Mass Rapid Transit at its upcoming Thomson East Coast line (TEL).

The 31-station TEL project will open in phases from 2019 to 2024.

The Kuala Lumpur-Singapore High-Speed Rail (HSR) is a catalyst project under the Economic Transformation Programme to transform Malaysia into a high-income nation. As an alternative travel mode between two of Southeast Asia’s most vibrant and fast-growing economic engines, HSR is expected to contribute RM21 billion growth in gross domestic product (GDP) to Malaysia and Singapore and create 111,000 jobs by 2060.

The iconic project will have 8 stations in total. Starting at Bandar Malaysia, the train will then proceed to its next stop at the Bangi-Putrajaya Station which is just minutes away from our Bandar Seri Putra Township. The last stop in Malaysia will be at Iskandar Puteri close to our Bandar Seri Alam Township before reaching its last destination in Jurong East, Singapore. Other stations along the way include Seremban, Melaka, Muar and Batu Pahat. Cutting travelling time to less than half by land, the 90-minute journey is set to deliver significant socio-economic benefits to both Malaysia and Singapore.

“The KL-Singapore HSR is a game-changer and it will pull isolated regions closer, spur growth and development and help several towns along the way and unleash their hidden potentials by making them highly accessible, not just to tourists, but also to workers and investors,” Land Public Transport Commission (SPAD) Chief Executive Officer, Mohd Azharuddin Mat Sah.

The government has announced that it will not go ahead with the proposed increase of the stamp duty on instruments of transfer for properties worth over RM1 million, from 3% to 4% which was set to take effect on 1 January 2018. This move is deemed appropriate on the heels of the decision to freeze development approvals for high-end high-rise residences of above RM1 million.

Q: What are the reasons for your purchase at Suasana Iskandar?

A: I purchased a unit at Suasana Iskandar simply because it is the best and most vibrant location in Johor Bahru.

Q: How would you find the standard of living in Johor Bahru city?

A: I have been living in JB for the past 7 years. The city is rapidly developing and the modernisation has brought tremendous improvements in living standards especially in the last few years.

Q: Will you consider Suasana Iskandar for permanent stay or investment?

A: My plan is to convert my unit into a SOHO (Small Office Home Office). I think the facilities available, the convenient location and surrounding amenities make it a perfect place to concentrate on my writing and also for relaxation when I need it.

Q: Is there anything you wish to have at Suasana Iskandar in the near future?

A: I am looking forward to Suasana Iskandar becoming a vibrant hub for professionals and an international community. This is certainly possible considering the presence of the renowned Amari Hotel and Zenith Mall within this development. I foresee Suasana Iskandar being recognised as the best condo in town.

Q: Would you introduce this project to your friends and relatives? Why?

A: I most certainly would recommend Suasana Iskandar to family and friends. It is the first condo with a shopping mall and an exclusive hotel closest to the Customs, Immigration and Quarantine Complex (CIQ).

Q: How do you foresee Johor Bahru in the next 5 to 10 years?

A: With the Rapid Transport System (RTS) on track for completion by 2024, I believe that Johor Bahru will become a world-class cosmopolitan city with hassle-free commuting between Singapore and Malaysia that would inherently benefit the value Suasana Iskandar.
