IMPORTANT NOTES FOR SOR PART A IMPORTANT NOTES – PART A The PART A of the tender is the lump sum quotation, which shall include all works needed to complete the building from scratch to complete skeleton, including sub-structure,( barricading if required), clearing jungle,excavation, filling with CNS soil, backfilling, subgrade, disposal etc, superstructure including PCC, RCC, formwork, steel reinforcement, wall and partitions,, water-proofing & terracing including tank, mumty, piping, etc, internal and external partitioning, plastering of all internal and external surfaces, painting of all external and internal surfaces,flooring,dado, woodwork, door and windows,pelmet grilles, staircase, lift well, lobby, stilt, and common areas, plumbing and sanitary works, internal electrical works and fixtures,, counters, cupboards, cabinet etc.within the battery limit as described below and as detailed in the drawings enclosed alongwith the tender.. Lump sum quotation includes all works like civil , plumbing ,electrical , sanitary ,etc. all with in the boundary of 2m from the outer line of building in all directions. Drive way Includes way from road to parking area. all civil works including mumty, lift car and machine, lift well, lift machine room, roof tank etc are in Lump sum including supply and installation of lift. The bidder shall include all labour, materials, tools, plant, equipment, infrastructure, transport etc. which may be required in preparation for the full and entire execution and completion of the work as shown in architectural, structural, plumbing and as described in the enclosed schedule of items and specifications. Each type of Building will be considered as unit means B-type,ground floor parking +two floors contains 8 residential blocks with lift as one unit , C-type ground floor parking + four floors(Side by side) contains 4 residential blocks as one unit , D-type G+1(side by side ) which contains 4 residential blocks as one unit(if the unit contains 2 residential blocks only it will be considered as half unit) , OIC ground floor only contains one residential block as one unit and guest house + Hostel (G+1) as one unit BATTERY LIMIT - For sanitary - connection to the first main manhole outside the periphery/plinth protection of each unit, for plumbing- connection of water supply line of each block/unit with the main trunk line , for electrical, the main LT cable bringing supply to each unit will be in item rate and all electrical works beyond and including panel/distribution switch board of each unit/block will be in Lump Sum Before quoting the lump sum and item rates, contractor shall be deemed to have carefully examined and to have full knowledge of the special conditions, general conditions, specifications, schedule of items, drawings and other documents forming the part of the contract and also to have satisfied to himself as to the nature and character of the work to be executed and of the site, local facilities of access and all other relevant matters and details affecting the execution and completion of the works in accordance with the terms and conditions of the contracts. No extra charges consequent of any misunderstanding or otherwise will be allowed. Please note that no extra payment shall be made for any shape of work, pattern, circular design, curvature etc, unless specially stated so. The amount quoted shall remain firm and not to be subject to exchanged variations, labour conditions, fluctuations in any/ all sorts of freights, railway freights or conditions whatsoever. Bidder must include in their amount, sales tax(both CST & LST) excise duty, octroi, turnover tax or other levied by central government, any state government or local authority, if applicable. No claim shall be entertained in this regards. The contractor on his own cost shall barricade the area of operations/construction including the area required for contractor’s stores, site office, fabrication yards etc. as safety measure. The area to be barricaded shall be as per the drawing attached in volume-V of tender documents. After the completion of the work, the contractor shall clear site and all the rubbish barricading, malba, any surplus material brought by him to the site and restore the site to the level, to the original ground before the work can be treated as complete. Each type of Building will be considered as unit means B-type,ground floor parking +two floors contains 8residential blocks with lift as one unit , C-type ground floor parking + four floors(Side by side) contains 4residential blocks as one unit , D-type G+1(side by side ) which contains 4 residential blocks as one unit(ifthe unit contains 2 residential blocks only it will be considered as half unit) , OIC ground floor only containsone residential block as one unit and guest house + Hostel (G+1) as one unit

Before quoting the lump sum and item rates, contractor shall be deemed to have carefully examined and tohave full knowledge of the special conditions, general conditions, specifications, schedule of items,drawings and other documents forming the part of the contract and also to have satisfied to himself as tothe nature and character of the work to be executed and of the site, local facilities of access and all otherrelevant matters and details affecting the execution and completion of the works in accordance with theterms and conditions of the contracts. No extra charges consequent of any misunderstanding or otherwisewill be allowed.

BRIEF SCOPE OF WORK FOR LUMP SUM PORTION OF CONTRACT

1 CLEARING WORKS

1 Clearing Jungle including uprooting of rank vegetation, grass, brush wood, trees and saplings andremoval of rubbish and disposal of unserviceable material out side the site premises

2 Barricading the area of operations/construction including the area required for contractor’s stores, siteoffice, fabrication yards etc. as safety measure.

2 ANTI - TERMITE TREATMENT :

1 Supply, diluting and injecting approved quality chemical emulsion for PRE-CONSTRUCTIONAL anti-termite treatment and creating a continuous chemical barrier .The work shall be carried - out byspecialised agency and as per IS 6313 (Part II 2001). The anti - termite treatment shall be guaranteed for aperiod of 10 (Ten) Years ,all specified as per drawing and directed by Engineer in Charge

3 EARTH WORK EXCAVATION :

1 Earth work in excavation in all types of soil including sot and hard rock(hard rock excavation shall becarried out by Control Blasting / Chiseling and Benching method ) at all levels and locations , usingnecessary excavators /manually , including dressing of sides and ramming of bottom, getting out, stacking the excavated soil, filling the same in trenches, plinths, sides of foundations, basement and under floors inlayers not exceeding 200 mm in thickness, consolidating each deposited layer by ramming and watering ( the excavated soil shall be tested for meeting the CNS PROPERTIES and shall be got approved fromconsultant before back filling in plinth areas , and foundations ) Including bailing or pumping out all waterwhich may accumulate in the excavation during the progress of further works due to seepage, springs, rainor any other cause and disposal of surplus/ Unserviceable excavated soil out side the site premises asdirected and disposed soil to be neatly leveled and dressed etc.all specified as per drawing and directedby Engineer in Charge

2 Supply and Banking / filling with CNS SOIL / Moorum, and spreading in layers not exceeding 200 mm indepth, breaking clods, watering, (rolling each deposited layer with 8-10 tonne mechanical Vibro roller toachieve required gradient and camber ) Ramming by hand rammer (where ever area is not available forcompaction by Mechanical Vibro roller) , including necessary soil test /core test, sample taken at the rate ofone sample minimum in an area of 500Sqm under optimum moisture condition to achieve atleast 95% ofthe maximum dry density ( proctor density),complete all specified as per drawing and directed byEngineer in Charge

3 Supply and Filling With River sand , including all lead and lift,in layers not exceeding 300mm thick(compacted) including watering , ramming , consolidating and dressing etc., complete all specified as perdrawing and directed by Engineer in Charge

3 Providing and laying in position M-25 grade reinforced cement concrete for all concrete works machinebatched, machine mixed, and machine vibrated design mix cement concrete of specified grade withminimum cement content of 300 kg per cum of concrete and water cement ratio not more than 0.5 forreinforced cement concrete structural elements including adding admixtures in recommended proportion (as per IS 9103 ) to accelerate, retard setting of concrete improve workability without impairing strength anddurability, and necessary curing etc.,complete all as directed at all levels and heights .

4 Providing and laying in position M-30 grade reinforced cement concrete machine batched, machinemixed, and machine vibrated design mix cement concrete of specified grade with minimum cementcontent of 320 kg per cum of concrete and water cement ratio not more than 0.45 for reinforced cementconcrete structural elements including adding admixtures in recommended proportion ( as per IS 9103 ) toaccelerate, retard setting of concrete improve workability without impairing strength and durability, andnecessary curing etc.,complete all as directed at all levels and heights .

5 With Ready Mixed Concrete (RMC) procured by the contractor from outside plant of UltraTech,ACC, RDC, IJM, Aparna, India Cements or equivalent.Providing, batching, mixing, transporting through transit mixers, pumping and laying controlled ReinforcedCement Concrete of specified grade at all levels and heights for all concrete works specified ready mixcement concrete from recommended ready mix batching plant ,of specified grade using ordinary Portlandcement of grade 43/53 from approved manufacturer, river sand and crushed sand combination (50:50proportion) 20mm and down size coarse aggregates, necessary admixtures approved by Consultants(elkem and Conplast SP 430SRV from Fosroc or equivalent), including all leads and lifts, pumping usingline pump or boom placer, vibrating/ compaction, scaffolding wherever necessary, curing as directed, Note: Micro silica shall be used for concrete of grade more than M45 at 5% of the weight of cement

9 Providing and laying Damp proof course, 40 mm thick with PCC 1:2:4 ( 1 cement : 2 coarse sand : 4graded stone aggregate 12 mm nominal size) mixed with approved water proofing compound as permanufacturer's specifications and spreading of two layers of jointless polythene sheet of thickness not lessthan 500 microns fixed with cold bitumen etc., complete all as directed.

10 Providing and filling cinder concrete in sunken slabs with cement mortar 1:15 (1 cement: 15 cinders) at alllevels and locations including ramming, watering etc.,complete all specified as per drawing and directed byEngineer in Charge.

11 Providing Nito bond EP of Fosroc make or approved equivalent for jointing old concrete and newconcrete surfaces.including cleaning of old surface and applying the chemical etc as per manufacturersspecifications .

12 Supplying and mixing integral water proofing admixture of approved brand Fosroc (or approvedequivalent) CONPLASTX 421IC @ 200 ml per 50 kg bag of cement to be mixed with cement concrete tomake it water tight or to reduce the permeability as per manufacturers specifications.

5 STONE AND BRICK MASONRY :

1 Providing and construction of uncoursed stone masonry ,using stones of approved quality includingBond stones at every 2.0meter interval ,using cement mortar 1:6 ( 1cement : 6 Coarse sand ) for allfoundation at all levels and location, including scaffolding, staging ,curing etc and flush pointing to stonemasonry in cement mortar 1:3 (1 cement :3 fine sand) including raking of joints, etc., complete all specifiedas per drawing and directed by Engineer in Charge
