IMPORTANT NOTES – PART A

The PART A of the tender is the lump sum quotation, which shall include all works needed to complete thebuilding from scratch to complete skeleton, including sub-structure,( barricading if required), clearingjungle,excavation, filling with CNS soil, backfilling, subgrade, disposal etc, superstructure including PCC,RCC, formwork, steel reinforcement, wall and partitions,, water-proofing & terracing including tank, mumty,piping, etc, internal and external partitioning, plastering of all internal and external surfaces, painting of allexternal and internal surfaces,flooring,dado, woodwork, door and windows,pelmet grilles, staircase, lift well, lobby, stilt, and common areas, plumbing and sanitary works, internal electrical works and fixtures,,counters, cupboards, cabinet etc.within the battery limit as described below and as detailed in the drawingsenclosed alongwith the tender.. Lump sum quotation includes all works like civil , plumbing ,electrical ,sanitary ,etc. all with in the boundary of 2m from the outer line of building in all directions.

Drive way Includes way from road to parking area. all civil works including mumty, lift car and machine, liftwell, lift machine room, roof tank etc are in Lump sum including supply and installation of lift.

The bidder shall include all labour, materials, tools, plant, equipment, infrastructure, transport etc. whichmay be required in preparation for the full and entire execution and completion of the work as shown inarchitectural, structural, plumbing and as described in the enclosed schedule of items and specifications.

Each type of Building will be considered as unit means B-type,ground floor parking +two floors contains 8residential blocks with lift as one unit , C-type ground floor parking + four floors(Side by side) contains 4residential blocks as one unit , D-type G+1(side by side ) which contains 4 residential blocks as one unit(ifthe unit contains 2 residential blocks only it will be considered as half unit) , OIC ground floor only containsone residential block as one unit and guest house + Hostel (G+1) as one unit

BATTERY LIMIT - For sanitary - connection to the first main manhole outside the periphery/plinthprotection of each unit, for plumbing- connection of water supply line of each block/unit with themain trunk line , for electrical, the main LT cable bringing supply to each unit will be in item rateand all electrical works beyond and including panel/distribution switch board of each unit/block willbe in Lump Sum

Before quoting the lump sum and item rates, contractor shall be deemed to have carefully examined and tohave full knowledge of the special conditions, general conditions, specifications, schedule of items,drawings and other documents forming the part of the contract and also to have satisfied to himself as tothe nature and character of the work to be executed and of the site, local facilities of access and all otherrelevant matters and details affecting the execution and completion of the works in accordance with theterms and conditions of the contracts. No extra charges consequent of any misunderstanding or otherwisewill be allowed.

Please note that no extra payment shall be made for any shape of work, pattern, circular design, curvatureetc, unless specially stated so. The amount quoted shall remain firm and not to be subject to exchangedvariations, labour conditions, fluctuations in any/ all sorts of freights, railway freights or conditionswhatsoever. Bidder must include in their amount, sales tax(both CST & LST) excise duty, octroi, turnovertax or other levied by central government, any state government or local authority, if applicable. No claimshall be entertained in this regards.

The contractor on his own cost shall barricade the area of operations/construction including the arearequired for contractor’s stores, site office, fabrication yards etc. as safety measure. The area to bebarricaded shall be as per the drawing attached in volume-V of tender documents.

After the completion of the work, the contractor shall clear site and all the rubbish barricading, malba, anysurplus material brought by him to the site and restore the site to the level, to the original ground before thework can be treated as complete.


BRIEF SCOPE OF WORK FOR LUMP SUM PORTION OF CONTRACT

1 CLEARING WORKS

1 Clearing Jungle including uprooting of rank vegetation, grass, brush wood, trees and saplings andremoval of rubbish and disposal of unserviceable material out side the site premises

2 Barricading the area of operations/construction including the area required for contractor’s stores, siteoffice, fabrication yards etc. as safety measure.

2 ANTI - TERMITE TREATMENT :

1 Supply, diluting and injecting approved quality chemical emulsion for PRE-CONSTRUCTIONAL anti-termite treatment and creating a continuous chemical barrier .The work shall be carried - out byspecialised agency and as per IS 6313 (Part II 2001). The anti - termite treatment shall be guaranteed for aperiod of 10 (Ten) Years ,all specified as per drawing and directed by Engineer in Charge

3 EARTH WORK EXCAVATION :

1 Earth work in excavation in all types of soil including sot and hard rock(hard rock excavation shall becarried out by Control Blasting / Chiseling and Benching method ) at all levels and locations , usingnecessary excavators /manually , including dressing of sides and ramming of bottom, getting out, stacking the excavated soil, filling the same in trenches, plinths, sides of foundations, basement and under floors inlayers not exceeding 200 mm in thickness, consolidating each deposited layer by ramming and watering ( the excavated soil shall be tested for meeting the CNS PROPERTIES and shall be got approved fromconsultant before back filling in plinth areas , and foundations ) Including bailing or pumping out all waterwhich may accumulate in the excavation during the progress of further works due to seepage, springs, rainor any other cause and disposal of surplus/ Unserviceable excavated soil out side the site premises asdirected and disposed soil to be neatly leveled and dressed etc.all specified as per drawing and directedby Engineer in Charge

2 Supply and Banking / filling with CNS SOIL / Moorum, and spreading in layers not exceeding 200 mm indepth, breaking clods, watering, (rolling each deposited layer with 8-10 tonne mechanical Vibro roller toachieve required gradient and camber ) Ramming by hand rammer (where ever area is not available forcompaction by Mechanical Vibro roller) , including necessary soil test /core test, sample taken at the rate ofone sample minimum in an area of 500Sqm under optimum moisture condition to achieve atleast 95% ofthe maximum dry density ( proctor density),complete all specified as per drawing and directed byEngineer in Charge

3 Supply and Filling With River sand , including all lead and lift,in layers not exceeding 300mm thick(compacted) including watering , ramming , consolidating and dressing etc., complete all specified as perdrawing and directed by Engineer in Charge

4 PLAIN AND REINFORECD CEMENT CONCRETE :

1 Providing and laying plain cement concrete 1:3:6 (1 cement : 3 coarse sand :6 graded stone aggregate20mm nominal size) including necessary shuttering in leveling courses under foundations, pipelines, pits,under floors etc., complete at all levels and locations,all specified as per drawing and directed by Engineerin Charge


2 Providing and laying plain cement concrete 1:2:4 (1 cement : 2 coarse sand : 4 crushed graded stoneaggregate 20 mm nominal size) in string or lacing courses, copings, bed blocks, anchor blocks,window cills , Ramps , hard Standings and like including necessary shuttering and centering at all levelsand locations etc., complete all specified as per drawing and directed by Engineer in Charge

3 Providing and laying in position M-25 grade reinforced cement concrete for all concrete works machinebatched, machine mixed, and machine vibrated design mix cement concrete of specified grade withminimum cement content of 300 kg per cum of concrete and water cement ratio not more than 0.5 forreinforced cement concrete structural elements including adding admixtures in recommended proportion (as per IS 9103 ) to accelerate, retard setting of concrete improve workability without impairing strength anddurability, and necessary curing etc.,complete all as directed at all levels and heights .

4 Providing and laying in position M-30 grade reinforced cement concrete machine batched, machinemixed, and machine vibrated design mix cement concrete of specified grade with minimum cementcontent of 320 kg per cum of concrete and water cement ratio not more than 0.45 for reinforced cementconcrete structural elements including adding admixtures in recommended proportion ( as per IS 9103 ) toaccelerate, retard setting of concrete improve workability without impairing strength and durability, andnecessary curing etc.,complete all as directed at all levels and heights .

5 With Ready Mixed Concrete (RMC) procured by the contractor from outside plant of UltraTech,ACC, RDC, IJM, Aparna, India Cements or equivalent.Providing, batching, mixing, transporting through transit mixers, pumping and laying controlled ReinforcedCement Concrete of specified grade at all levels and heights for all concrete works specified ready mixcement concrete from recommended ready mix batching plant ,of specified grade using ordinary Portlandcement of grade 43/53 from approved manufacturer, river sand and crushed sand combination (50:50proportion) 20mm and down size coarse aggregates, necessary admixtures approved by Consultants(elkem and Conplast SP 430SRV from Fosroc or equivalent), including all leads and lifts, pumping usingline pump or boom placer, vibrating/ compaction, scaffolding wherever necessary, curing as directed, Note: Micro silica shall be used for concrete of grade more than M45 at 5% of the weight of cement

6 Supply, Fabricating & fixing in position reinforcement for RCC work with Thermo mechanically (TMT)bar of various diameters and grade of steel as specified in drawigs, conforming to IS specification includingcutting, providing, supplying & bending, hoisting, fabricating and placing in position according to drawingsand binding the reinforcement with GI annealed binding wire in two strands of 18 gauge and providingPVC cover blocks for placing the reinforcements in position and for maintaining the cover specified and/oraccording to relevant IS. Thw work includes providing Spacer bar of any shape & profile ,Cover block, binding wire and to includelead, lift, placing at all levels etc.,complete all specified as per drawing and directed by Engineer inCharge.

7 Providing, fabricating and erecting form work at all levels and places and all shapes whereverneeded/specified as per drawing including striking with 12mm Plastic coated, marine resistant waterproofply/Smooth finished MS plates with adjustable steel props of acceptable Staging system and with sufficientbracing as approved by consultant. Work to include designing of proper form work and staging system tosuit the requirements,Submission of design calculations and shop drawings for approval,sealing the jointswith heavy duty brown self adhesive tape, aligning to line and levels including M.S. Ties, PVC Spacer,Providing openings/ cutouts/ pockets, applying deshuttering chemical, Deshuttering as approved by theconsultant etc., complete complete all directed by Engineer in Charge


8 Providing and laying 50 mm average thick and 1 m wide PCC 1:3:6 (1 cement : 3 coarse sand : 6 gradedstone aggregate 20 mm nominal size) for plinth protection over 75 mm thick dry brick ballast of 40 mmnominal size well rammed, consolidated and grouted with fine sand including finishing the top smooth withextra cement mortar with a floating coat of neat cement finish and making provision for 12mm widegrooves at every 2.0mt interval along the length and at wall junctions including filling the joints with sandand bitumen mix including providing edge retaining wall of half brick work for plinth protection etc.,complete all specified as per drawing and directed by Engineer in Charge

9 Providing and laying Damp proof course, 40 mm thick with PCC 1:2:4 ( 1 cement : 2 coarse sand : 4graded stone aggregate 12 mm nominal size) mixed with approved water proofing compound as permanufacturer's specifications and spreading of two layers of jointless polythene sheet of thickness not lessthan 500 microns fixed with cold bitumen etc., complete all as directed.

10 Providing and filling cinder concrete in sunken slabs with cement mortar 1:15 (1 cement: 15 cinders) at alllevels and locations including ramming, watering etc.,complete all specified as per drawing and directed byEngineer in Charge.

11 Providing Nito bond EP of Fosroc make or approved equivalent for jointing old concrete and newconcrete surfaces.including cleaning of old surface and applying the chemical etc as per manufacturersspecifications .

12 Supplying and mixing integral water proofing admixture of approved brand Fosroc (or approvedequivalent) CONPLASTX 421IC @ 200 ml per 50 kg bag of cement to be mixed with cement concrete tomake it water tight or to reduce the permeability as per manufacturers specifications.

5 STONE AND BRICK MASONRY :

1 Providing and construction of uncoursed stone masonry ,using stones of approved quality includingBond stones at every 2.0meter interval ,using cement mortar 1:6 ( 1cement : 6 Coarse sand ) for allfoundation at all levels and location, including scaffolding, staging ,curing etc and flush pointing to stonemasonry in cement mortar 1:3 (1 cement :3 fine sand) including raking of joints, etc., complete all specifiedas per drawing and directed by Engineer in Charge

2 Providing coursed rubble masonry (second sort) with hard stone including bond stones, above plinth insuper structure in cement mortar 1:6 (1 cement: 6 coarse sand) and flush pointing to stone masonry incement mortar 1:3 (1 cement :3 fine sand) including raking of joints, etc.,at all levels and locations

3 Providing brick work using M-35 grade bricks( with minimum compressive strength of 35kg/sq cm ) incement mortar 1:6 (1 cement : 6 coarse sand) at all levels and heights , locations including scaffolding,staging ,curing etc.complete all specified as per drawing and directed by Engineer in Charge

4 Providing brick work using Modular fly ash lime bricks (FALG Bricks) conforming to IS: 12894-2002,class designation 100 average compressive strength in cement mortar 1:6 (1 cement : 6 coarse sand) at alllevels and heights , locations including scaffolding, staging ,curing etc.complete all specified as perdrawing and directed by Engineer in Charge

5 Providing brick work of half brick thickness using M - 35 grade bricks in Cement Mortar 1:4 (1 cement : 4coarse sand ), proportions in walls/parapets at all heights as per specifications including scaffolding,curing and providing RCC band of size 100 x 80mm with 2 Nos. of 6mm dia MS Bars at every 3rd courseetc., including the cost of MS reinforced steel.complete at levels and locations complete all specified asper drawing and directed by Engineer in Charge


6 STEEL AND WOOD WORK :

1 Providing and fixing second class teak wood frame with double rebate of size specified in drawingfor Windows , including fixing frame with MS hold fast of size 300 long MS flat 50 x 3mm thick 2noson each side of frame Grouted with PCC 1:2:4 ( 1 Cement: 2 Sand: 4 20mm Coarse Aggregate) in wall, ofsize 230x230x300 in length, including embedding of 50mm extra frame length on both sides of top &bottom member , etc , Applying Black Japan Paint to the contact surface of block work / masonry/concrete,including French Spirit Polishing and malamine finish on wooden surface etc., complete allspecified as per drawing and directed by Engineer in Charge.

2 Providing and fixing glazed shutters for windows using second class teak wood shutter of size mentionedin drawing with 4 mm thick float glass panes and with all hardware firttings including black enamelled ISImarked MS friction hinges with necessary screws.inclusive of French Spirit Polishing and melamine finishon wooden surface, teak wood beeding etc., complete all specified as per drawing and directed by Engineerin Charge

3 Providing and fixing second class teak wood 35mm thick wire gauze shutters for doors/windows withhard ware fittings using fly proof galvanised M.S. wire gauze of average width of aperture 1.4mm with wireof dia. 0.63 mm for windows and including ISI marked bright finished or/and black enamelled M.S. butthinges with necessary screws:inclusive of French Spirit Polishing and melamine finish on wooden surface,teak wood beeding etc., complete all specified as per drawing and directed by Engineer in Charge

4 Providing and fixing M.S. grills/Gratings of required pattern in frames of windows/ventilators with25mmX6mm thick M.S. flats, 12mm square or round bars etc. all complete. fixed to openings /woodenframes with rawl plugs, screws ,complete all specified as per drawing and directed by Engineer in Charge.

5 Providing and fixing second class teak wood frame for doors , in frame single/Double rebate of sizeas specified in drawing , including cost of fixing frame with MS hold fast of size 300 long ms flat 50 x3mm thick 3nos on each side of frame Grouted with PCC 1:2:4 ( 1 Cement: 2 Sand: 4 20mm CoarseAggregate) in wall, of size 230x230x300 in length, including embedding of 50mm extra frame length onboth sides of top member into wall & vertical member at bottom into the floor, including the cost ofrequired edge rounding,teak wood beading etc , Applying Black Japan Paint to the contact surface of blockwork / masonry/ concrete,including French Spirit Polishing and malamine finish on wooden surface etc.,complete all specified as per drawing and directed by Engineer in Charge.

6 Providing and fixing 35mm thick second class teak wood panelled shutters for doors, of approvedpattern including ISI marked black enamelled M.S butt hinges with necessary screws including ofpolishing with french Spirit and melamine finish and all hardware fittings . complete as per the Drawingsand Instructions of the Engineer - in – Charge.

7 Providing and fixing PVC rigid foam sheet 1mm thick on existing door shutters (bathroom and W.C.doors) using synthetic rubber based adhesive.

8 Providing Platering on sides of window opening to keep the frame aligned to 90 degrees and fixingactual window with 2 to 3 mm gap alround and filling with silicon sealent etc ., complete all as directed bythe Engineer - in - charge


9 Providing and fixing the following brass hardware fittings of approved make as per relevant IS wherever necessary for above wood work items

7 PLASTERING AND SURFACE TREATMENT :

1 6 mm thick plastering in cement mortar 1:4 (1 cement: 4 fine sand) including necessary scaffolding andcuring etc., complete for all concrete surfaces finished smooth and even at all levels and locations.complete all specified as per drawing and directed by Engineer in Charge

2 12 mm thick plastering in cement mortar 1:4 (1 cement :4 fine sand) on internal surfaces of walls finishedsmooth with trowel including scaffolding, curing etc., at all heights and locations. complete all specified asper drawing and directed by Engineer in Charge


3 18 mm thick cement plastering on external surfaces of brick or concrete surfaces in two layersconsisting of 6 mm thick cement mortar 1:4 (1 cement :4 fine sand) top coat mixed with integral waterproofing compound over a base coat 12 mm thick cement mortar 1:6 (1 cement :6 coarse sand), finishedsemi-rough including necessary scaffolding and curing etc., complete all specified as per drawing anddirected by Engineer in Charge

4 Providing 20mm thick waterproof plastering in cement mortar 1:4 (1 cement : 4 fine sand) on internalsurfaces of lift pits , water tanks finished smooth and even including necessary staging and scaffoldingand adding waterproofing admixture of Fosroc chemical etc ,at all levels and locations. complete allspecified as per drawing and directed by Engineer in Charge

5 Providing and applying two coats of Plastic acrylic emulsion Paint of approved brand and shade forinternal walls and ceiling over a coat of cement primer ,including surface preparation with two coats ofwall care putty of approved brand etc ., complete all specified as per drawing and directed by Engineer inCharge

6 Providing and applying External weather shield paint of BERGER or approved equivalent includingsurface preparation with base coat of primer and two coats of the painting etc complete at all heights andlocations etc,.complete all specified as per drawing and directed by Engineer in Charge

7 Forming Groove of Uniform size at all levels , locations 12x12mm in plastered surface as per approvedpattern using wooden battens, nailed to the under layer including removal of wooden battens, repairs to theedges of plaster panel and finishing the groove complete as per drawing , specifications and directed by theEnginner - in charge.

8 Supplying and mixing of Synthtic fibre tissues of 12 mm size or approved brand mixed as permanufacturers specifications in cement mortars at all levels and locations as directed.

9 Providing and fixing chicken wire mesh in between RCC and brick work.etc. Complete all specified as perdrawing and directed by Engineer in Charge

8 FLOORING

1 Supplying, stacking and laying of soling under floors Using granite stone boulders of 230mm includingspreading to required gradiant and camber and consolidating with mechanical earth rammer includingfilling voids with approved quality of stone screening and binding material obtained from approved quarry..etc. Complete all specified as per drawing and directed by Engineer in Charge

2 Providing and laying polished vitrified tiles and approved brand and shade of thickness upto 10mm andsize maximum of 600 x 600 mm without warpage, laid on 20 mm thick cement mortar 1:4 (1 cement:4coarse sand) including grouting the joints with white cement and matching colour pigment etc. Complete allspecified as per drawing and directed by Engineer in Charge

3 Providing and fixing approved shade and brand vitrified tiles for skirting and Daddo, over 12mm thickbase cement mortar 1:4 (1 cement :4 coarse sand), joints filled with white cement mixed with matchingpigment etc. Complete all specified as per drawing and directed by Engineer in Charge


4 Providing and laying polished Non Slip vitrified tiles and approved brand and shade of thickness upto10mm and size maximum of 600 x 600 mm without warpage, laid on 20 mm thick cement mortar 1:4 (1cement:4 coarse sand) including grouting the joints with white cement and matching colour pigmentetc. Complete all specified as per drawing and directed by Engineer in Charge

5 Providing and fixing in Dadoing vitrified tiles of approved brand and shade of thickness upto 10mmand size maximum of 600 x 600 mm without warpage,laid over 12mm thick base cement mortar 1:4 (1cement :4 coarse sand), joints filled with white cement mixed with matching pigment etc. Complete allspecified as per drawing and directed by Engineer in Charge

6 Providing and laying of 18 mm thick pre polished granite counter for wash basin ,platforms and like ofapproved shade laid over base cement mortar 20 mm thick 1:4 (1 cement : 4 coarse sand) includingnecessary cutting and RCC (1:2:4) slab and 230mm thick brick wall with Plastering for support of RCCSlab etc., complete all as per drawing and specification.

7 Providing and laying pre polished 18 mm thick marble stone in flooring of approved shade & colour /design and pattern, for risers of steps and skirting etc., including under layer of 20 mm thick, cementmortar 1:4 (1 cement : 4 coarse sand) jointed with white cement slurry mixed with pigment to match theshade of granite stone including rubbing and polishing making floor free from scratches etc. Complete allspecified as per drawing and directed by Engineer in Charge

8 Providing and fixing pre polished 18 mm thick granite stone of approved colour / design, for flooring,treads and risers of steps and skirting and cladding etc., including under layer of 20 mm thick, cementmortar 1:4 (1 cement : 4 coarse sand) jointed with white cement slurry mixed with pigment to match theshade of granite stone including rubbing and polishing making floor free from scratchesetc. Complete allspecified as per drawing and directed by Engineer in Charge

9 Providing and laying paver blocks of 75mm thk of M25 grade. from approved manufacturer overprepared well compacted sub grade with classic type blocks of approved colour in the pattern specified byArchitects over 50mm thick sand cushion laid to the required levels and slopes including vibrocompaction,all leads and lifts etc. Complete all specified as per drawing and directed by Engineer in Charge.(Samples of different lots of pavered blocks shall be tested for compressive strength before usingin the works)

10 Supplying and laying of Manglore /Pressed clay tiles of approved make and type including all sizesand shapes , (as per approved pattern 20mm nominal thickness and of approved size) on roofs jointedwith cement mortar 1:4 , (1 cement : 4 coarse sand) mixed with 2% integral water proofing compound laidover a bed of 20mm thick cement mortar 1:4 (1 cement : 4 coarse sand) ,with required cement mortarbattens wherever necessary and finished neatly etc. Complete all specified as per drawing and directed byEngineer in Charge
