TALK OF THE TOWN: HYDE PARK SETS NEW BRANDING TRENDS Hyde Park has not just become a trendsetter when it comes to real estate industry standards, but it has also taken the city by storm with its innovative branding campaigns that revolved around it being a reflection of you… Today’s modern architecture and design techniques make it possible to optimise your home’s layout to make the most of space, light and ventilation. Here are some design tips that will help . • The apartment must be essentially designed inside-out, to maximise its functionality and optimise the use of space to create an accentuated visual of its dimensions and accommodate for today’s sizeable fixtures and furniture. • Opt for an open plan configuration for your living, dining and kitchen spaces. A relaxed and open floorplan of living areas allows for a smooth transition from room to room. • At the same time, segment your living areas with separating window doors that offer wide and continuous spaces while maintaining the intimacy and functionality of each room. • Find a designated, cosy spot to place the TV set without spoiling the principal idea of the living space continuity. • Position the kitchen and dining area along an axis of natural lighting and ventilation to make them more pleasant. • Make sure that bedrooms and balconies always face south, allowing the morning sunlight and afternoon breeze to flow into them. • Choose large windows in all your rooms to allow abundant natural light and ventilation to flow into the house. TIPS FOR COMFORTABLE AND COSY HOMES Welcome to your new Home! We would like to share with you a few ideas that will turn your new house into a HOME! EARTH is a leading, fully-integrated architecture firm in Egypt that creates inspired communities through its exceptional designs. The firm follows a design philosophy that focuses on "user experience", consolidates the full sensory experience, and promotes the interaction of inner and outer social dynamics to living spaces. An award-winning urban planning and landscape architecture firm, Sites International is internationally recognised for its outstanding and pioneering work in the Middle East. The firm specialises in blending buildings with natural environments to produce functional and visual harmony. Site’s diverse and inspiring portfolio includes leisure and touristic resorts, residential and commercial developments, and educational campuses. Have you ever felt that your living room was just "off" in a way or the other, but just couldn't put your hand on what the reason is? Furniture spacing and placement is what could make it “off”. The living room is certainly the most important and used space in the house, as it brings the entire family together. Keep these tips in mind when laying out your reception and living room furniture to enhance its appearance and promote good traffic flow. 1- Create a focus for the space. Identify the room’s architectural focal point around which you’ll orient the conversation area. Is it a window with a great view? Is it the TV? Is it a dramatic piece of furniture or piece of art? 2- Place your largest piece of furniture opposite the room’s focal point. Connect other pieces to the largest piece. 3- Place the second largest piece so that it forms an L shape with the first piece. Connect your coffee table to the main sofa. 4- Counterbalance this grouping with a chair or other major piece of furniture, creating an overall U shape. 5- Position side tables next to seating, for lighting and a place to put things down. 6- Let furniture float and don’t line up all your furniture along the walls. If possible, bring the furniture in to the centre of the room. 7- Remember that angles create interest and soften corners. 8- In a large room, make “rooms within the room”. Divide the space into several areas for different activities, and group furniture accordingly. HOW TO MAKE THE MOST OF A SMALL GARDEN HOW TO LAYOUT YOUR RECEPTION AND LIVING ROOM FURNITURE Based in Greece, Free Architects embraces an innovative design philosophy that emphasises space optimisation and the use of natural resources. The firm’s design and architecture portfolio spans across continents and includes, both, commercial and residential projects. Stay tuned for more exciting news, updates and accomplishments between now and the next quarterly issue! A REFLECTION OF YOU CAMPAIGN In 2016 Hyde Park has launched two successful marketing campaigns that helped build brand awareness. The ingenious Reflection of You campaign promoted Hyde Park’s new brand image and positioning, emphasised its extravagant living experiences that reflect its very own homeowners, and helped establish Hyde Park’s customer-centric development strategy. The campaign ran through July and August 2016 across selective locations that aimed to reach Hyde Park’s future homeowners as they enjoy their summer vacations, and extended beyond its on-ground activations and across all media platforms including digital and outdoor. With the substantially rising value and cost of land during the last few years, gardens have continued to decrease in size as in favour of living space. This resulted in difficulties of achieving efficient garden zoning and optimising. Homeowners of villas, townhouses and twin houses are continuously looking for a landscape design that can accommodate small garden areas and offer a blend of nature’s beauty and a homely charm. Landscape is a vital part of any home and has the ability to completely transform the look, feel, and overall ambiance of an area. Whether you live in a villa, townhouse or twin house, you can always invest in a small garden to add a touch of greenery and enhance the liveliness of your home. The trick here is to invest in a landscape design that incorporates include unity, balance, transition, proportion, rhythm, repetition and simplicity. When designing your garden it's important to create ''NO BOUNDARIES'' between the interior of your house and the garden and artfully blend and connect indoor and outdoor living spaces by using transparent materials such as glass. Here are some tips and tricks to consider when designing the landscape of your small garden: • Segment your garden space into different areas with different functions. • Consider the activities you would like to do in the garden (pool, seating areas, dining area, play area, BBQ area, etc.) Lap pools are a great solution for long, narrow gardens. Place your plants along the perimeter of the garden to free up space in the centre of the garden for other activities. If you need seating areas, opt for built-in seats in a corner to keep your garden from feeling crowded. Set your plants with the right layering (large to small) and colours (monochromatic) to enhance the perception of the garden’s size. A relaxed and open oorplan of living areas allows for a smooth transition from room to room.• At the same time, segment your living areas with separating window doors that oer wide and continuous spaces while maintaining the intimacy and functionality of each room.• Find a designated, cosy spot to place the TV set without spoiling the principal idea of the living space continuity. • Position the kitchen and dining area along an axis of natural lighting and ventilation to make them more pleasant.• Make sure that bedrooms and balconies always face south, allowing the morning sunlight and afternoon breeze to ow into them. • Choose large windows in all your rooms to allow abundant natural light and ventilation to ow into the house.

Have you ever felt that your living room was just "o" in a way or the other, but just couldn't put your hand on what the reason is? Furniture spacing and placement is what could make it “o”. The living room is certainly the most important and used space in the house, as it brings the entire family together. Keep these tips in mind when laying out your reception and living room furniture to enhance its appearance and promote good trac ow.

1- Create a focus for the space. Identify the room’s architectural focal point around which you’ll orient the conversation area. Is it a window with a great view? Is it the TV? Is it a dramatic piece of furniture or piece of art?2- Place your largest piece of furniture opposite the room’s focal point. Connect other pieces to the largest piece.3- Place the second largest piece so that it forms an L shape with the rst piece. Connect your coee table to the main sofa.4- Counterbalance this grouping with a chair or other major piece of furniture, creating an overall U shape.5- Position side tables next to seating, for lighting and a place to put things down.6- Let furniture oat and don’t line up all your furniture along the walls. If possible, bring the furniture in to the centre of the room.7- Remember that angles create interest and soften corners.8- In a large room, make “rooms within the room”. Divide the space into several areas for dierent

activities, and group furniture accordingly.

A REFLECTION OF YOU CAMPAIGN In 2016 Hyde Park has launched two successful marketing campaigns that helped build brand awareness. The ingenious Reection of You campaign promoted Hyde Park’s new brand image and positioning, emphasised its extravagant living experiences that reect its very own homeowners, and helped establish Hyde Park’s customer-centric development strategy.

This resulted in diculties of achieving ecient garden zoning and optimising. Homeowners of villas, townhouses and twin houses are continuously looking for a landscape design that can accommodate small garden areas and oer a blend of nature’s beauty and a homely charm.

Here are some tips and tricks to consider when designing the landscape of your small garden:• Segment your garden space into dierent areas with dierent functions.• Consider the activities you would like to do in the garden (pool, seating areas, dining area, play area,

BBQ area, etc.) • Lap pools are a great solution for long, narrow gardens.• Place your plants along the perimeter of the garden to free up space in the centre of the garden for

other activities.• If you need seating areas, opt for built-in seats in a corner to keep your garden from feeling crowded.• Set your plants with the right layering (large to small) and colours (monochromatic) to enhance the

perception of the garden’s size.
